“Good for short stays”

There are many real positives about this little hotel. It is really well situated close to the centre and near the bus station and night market. The staff are very friendly and helpful. Breakfast is simple but adequate. The rates are very competitive. On the not so good side was the fact that every morning there was condensation everywhere. This probably contributed to the musty smell which was pervaded the room. The aircon was not very effective and seemed to have very little cooling capacity. This perhaps was contributing to the condensation problem. We would stay here again if passing through Chiang Rai but not for an extended stay.

We stayed at this guesthouse for 3 nights during high tourist season in late January. The room was clean and comfortable with a large double bed, a flat screen TV, a refrigerator, and a private bathroom with hot water. It also had air conditioning but we didn't need it while we were there because the weather was cool, especially at night.

The owners were friendly and helpful in answering our questions about Chiang Rai. Breakfast is included and every morning they had a different type of rice or noodle dish along with tea, coffee, fruit, and toast. The guesthouse is centrally located so it's within walking distance to the clock tower, night bazaar, other markets, and restaurants.

While it's on a side street and fairly quiet during the day, my only complaint would be the restaurant and karaoke bar across the street because it got very loud at night. Due to our room facing the opposite direction, we were lucky that we could just shut our bathroom door that had a window facing the bar and it eliminated some of the sound. However, I can see how this would be a big issue for others who have a room closer to it.

We stayed here for 1 night, in a standard double room, on the ground floor.

Location:
Conveniently located in a quiet street, 5 min. walk from the bus depot and night market and only a few min. walk to restaurants.

Service:
Very friendly staff members and the manager was professional and attentive. We were able to check into our room before 2.00pm which was very much appreciated.

Room:
Our room was spotlessly clean and quite spacious. Air conditioner worked well and quiet (there is a switch near the remote control to turn it on). Although very small, the bar fridge was efficient, the flat screen TV on wall only had Thai channels (not cable) but this didn’t bother us as we don’t watch TV anyway. The large bathroom was clean with a separate alcove for the shower. The shower had good pressure and hot water (you need to turn on the switch on wall outside bathroom to get hot water). Our room also had a small table and 2 chairs in the corner. Our only complaint here is the bed. Having lived in Thailand for a year, we are used to firm beds, however, we found our bed at this guesthouse to be exceedingly rigid.

Facilities:
The bedside cabinet has two lockable drawers if you want to store any valuables in your room. Transfers to the airport can be arranged for a small fee. We noticed brochures for various tours you may be interested in, were available for perusal as well as a menu for the restaurant across the road. The guesthouse offers free breakfast which included (white) toast, fresh fruit (pineapple and watermelon), and fruit drink (not real fruit juice). Coffee, cocoa and various teas as well as bananas are available free of charge all day and night.

Affordability:
We thought our room and facilities at this guesthouse was reasonably priced at 900Baht, as this is the high season in Northern Thailand. The service was very good as well, and we would consider staying here again if our first choice of guesthouses in Chiang Rai (Grandma Kaew House) was unavailable.

Very nice guesthouse. Cosy and neat room. Very close to the bus station of Chang Rai and the city center. Staff very nice and friendly. Great value for money!
We had a problem with the tour agency they advise to guests, but they helped us to solve it. If you would like to book a tour do not ask them but go to a travel agency or TAT office directly.

A great experience
Reception: smooth check in, safe at reception, staff all wonderful and very caring and genuinely want to help you. Secure has surveillance video.

Location: very very close to night bazaar, and bus station very well positioned and convenient, laundry next door, massage nearby if needed and very quiet.

Price: 800bt per night was ok as it was a good place, clean, friendly and included a breakfast of juice pineapple watermelon brown and white toast jam real butter and either fried rice or noodles heated. Very simple but nice - unlimited buffet. Tea and coffee and filtered water 24/7.

Room: large, huge king sized bed and wardrobe, table and chairs small fridge and aircon. Bathroom was spotless windows and doors aluminium and secure, fly screens!!! Hot water was the only bad thing--- heat as you use was far too small and couldn't have a nice shower :-( a hot trickle at best or a strong cold shower was available depending on dial position. Tv had no cable was all local thai channels, wifi was good drops out sometimes but better than a lot I have experienced!

Room service: tops- swan towels, clean sheets-- I like you can request or decline room service-- I don't like to make the staff work unnecessarily-- a daily sheet change is really quite a stupid and unnecessary waste if resources.

Overall: very pleasantly surprised thought it was owned by a westerner as so much attention to western needs and so well maintained! But it's owner is thai so very nice breath of fresh air! We were even asked daily if our room was good enough and if we wanted to move to a different one!!!!! Really I congratulate the staff and owners for a stand out place.

Suggestions: a small hand basin near eating area, larger hot water system in bathrooms-- otherwise all brilliant. - a second small table next to wardrobe would be wonderful too-- you need more surfaces in the bedroom to put items on-- can put the fridge under the table as it is so small.

We were greeted by the very friendly and helpful lady in charge who checked us in and provided some useful information about the town.
The rooms are adequate and very clean. I had trouble getting hot water in the shower until we realised that the switch on the wall outside the bathroom had to be in the 'on' position to get hot water. A little tricky if you are not familiar with that type of hot water system.
Breakfast was adequate and the coffee was good.
The hotel is good value for money.

Lovely place, great service, amazing staff, spotless rooms, good wifi, basic breakfast with fruit, toasts, coffee and tea, and local snacks, very close to old bus station and night market (great food stalls), and very quiet after 10:30 (must be a karaoke very close)
Had a great experience, and the lady in the reception is more than helpful. Very recommended.
