the hotel is well placed in Monkey Forest road, close to the forest and a selection of restaurants and shops close by. As previous reviewers - this would be a great hotel should the owners just do the basics, revamp the rooms (repair loose handles, paint the room), clean the bathrooms (install towel rails - not use a rusted nail in the door frame). Improve the breakfast. The grounds are well kept and staff are helpful even when asking for example a light bulb and toilet paper. Replace some of the bedding in rooms including pillows. I am amazed that the hotel has an excellence award allocated to it.

Room Tip: rooms far from road and pool.

Located at the lower end of Monkey Forest Road, close to a number of restaurants and a myriad of shops, it's got big, mostly clean, mostly quiet rooms that could have used a bit of refurbishment, and a toilet that was wonky. You have to ask for a top sheet for the bed (comfy beds, by the way). Pool is nice, some staff is English-challenged but all are cordial and happy to please. Breakfast is good, made to order. Overall, there's more convenient places to stay farther up Monkey Forest (closer to the big market and the main drag), but if you can't get them, this would do for all but the terminally picky. While some have complained about nighttime shenanigans in the pool, it didn't happen during our 3 night stay.

On first inspection of the room before checking in, the room looks nice and spacious with nice balcony with chairs and table outside. Once we've moved in we realised the toilet and the wash basin sink were very dirty and looks like they have never been scrubbed ever. The bathroom smells like urine and when you flush the toilet you have to run out immediately to avoid the toilet water going to your trousers. There are old dirt on the walls and some dusts inside of cupboards. The balcony is nice but the chairs are old and not so comfortable and the table does not look very hygienic.

One morning while sitting out at the balcony I saw the cleaner cleaning the opposite bungalow. He used the same broom that he's been using to sweep the floor on the table and chairs on the balcony!

The fan cooled room is very hot without a fridge. The hotel's breakfast is good. Customer service is not as good as other places in Ubud or Kuta. Staffs also tried to push for transport and tour sales (common in Bali).

The hotel building and grounds itself is very beautiful. Shame about the cleanliness.

We really enjoyed our stay here. We had one of the cheaper rooms near the entrance which was fine. It was a nice size, clean and we had free wifi. The breakfast was adequate and it was nice to chill in the pool when it got too hot. Great location and value.

just for your knowing, the swimming pool is used by couples during the night time (1.30 Am) and it seems that the noise does not disturb the management. it is very hard to sleep if you are nearby. other wise location is correct, close to the monkey forest . we don t find it normal that no one watches the hotel to prevent from these kind of bad surprises.

The location was great: in the middle of Monkey Forest Road, walking distance to the monkey forest, Ubud Palace, market, shops and restaurants. The room was alright: traditional style bungalow, spacious, the bathroom and bed were average for the price, the fan worked well and heat wasn't a problem. The grounds were beautiful : large lush gardens around, koi fish pound with little waterfall, nice pool with lounging area.The breakfast included was good value : try the pineapple coconut pancake. Very good value: we paid 200,000 rp/night for a fan roomin the low season. Overall very happy and would go back.

Room Tip: Room 14 was great: fan only but very quiet in the back close to the koi fish pond,beautiful garden v...

We had such a disappointing experience here that we had to change hotels.
Some staff members remain friendly, but even these good people very obviously feel the burden of working at a poorly managed hotel. I feel for them.

You can see that a LARGE majority of my reviews of other hotels, B&Bs, restaurants, etc. are extremely positive; I am sorry to have to write about terrible services here. I hope my words prevent you from suffering.

Enjoy Wonderful Ubud: Stay somewhere else!

in brief:
Aircon -- BROKEN and yet mgmt asked us to pay for this feature in our bill. The first night we froze b/c machine was stuck on HIGH. Technicians aged to get machine off -- but we had to BEG for a rusty, noisy old fan when overwhelmed by heat.
(note: any kind of graciousness at all in resolving this issue would have pleased me; I write this negative review to spare you the negative experience of being lectured uncomfortably by hotel mgmt that you should pay ridiculous fees for suffering through poor treatment.)


The small sink found at the far end of a dank, dark corridor (barely visible in the dim light that trickled out of a naked fluorescent bulb) was totally clogged within ten seconds of brushing teeth.

Room grows oppressive because of ridiculously poor layout, broken/missing items..... So easy to fix -- mgmt has no interest in doing so.

Bathroom smells of sewage -- odors waft up from floor drain. ..
... and ....

There's no escape from the bad smell b/c the bathroom door will not remain shut unless locked from the inside.

Super surly waitress bangs down mediocre breakfast items at random guests' places each morning -- one never knows when one will get served.... one tablemates food grows cold before a other's is served... at table after table....
There are so many WONDERFUL restaurants and cafes and tasty simple warungs all over town -- so many home stays, even, which offer delectable meals at 1/2 to 1/6 the cost of rooms here --in Ubud, one can dine delightfully, all day, every day, for weeks, at different establishments for different meals, within nearly all price ranges. UTB's really disappointing breakfast actually further lowers the already abysmal value received for price paid here.

We found ONE bent nail (a previous guest must've improvised) to hang wet towels upon -- otherwise nowhere to put things -- not a single spot in bathroom or bedroom?!?

No top bed sheet provided. When we asked for one at the reception desk, we got one -- a stained, thin version of a sheet that we used to re-make the bed ourselves.

At breakfast, overheard a fellow guest tell her friends (who had spent the night in a separate room) about the black sludge that came out of the faucet when she first turned it on. Blech.... maybe the bad odors in our room were something to feel thankful for -- actual sewage is worse than just its smell.

Fake, powdered 'milk' unappetizingly presented in place of a small bit of cream/milk for coffee/tea. arghggb.... this petty detail bothered me after trying to resolve or simply accept all other issues described above with patience and good cheer over the first day-and-half of our stay .... this tiny detail, in itself a rather minor detail to most, finally made me realize that the wonder/hotel mgmt just don't belong in this business -- have NO sensibility for customer care at all.

At first, our room appeared very nice -- lots of light, reasonably clean, cooled from heat by air con... even had a promising balcony.

But things quickly deteriorated as you read above.

The hotel management have absolutely no concept of hosting guests. I'm pretty easy to please --- really. I HATE that this review makes me sound petulant. I expect only services that match the level of prices: more money = more amenities; less $ = fewer nice things.

This place fails in many ways.

Budget-conscious travelers: I suggest you try one of Ubud's many lovely homestays (Nirwa was spectacular for us, the spot just a few doors up the road from Ubud Terrace, where we took refuge when Nirwa was booked and UTB was maddening ,was also clean and welcoming, with a great value ratio: services/cost. See separate reviews)

Those who want to pay even the regular Ubud low to mid-range hotel prices of UTB will find ten(plus) times better value for their money at other hotels according to all that many,many fellow tourists tell me and our own experiences here in Bali.

We stayed at AMAZINGLY wonderful places for the same amount, for less, and for more the we paid here.

Life is too short for Terrible hotel experiences -- especially when a delightful Ubud experience can be found at many dozens of places in all price ranges.
