Adi Jaya Cottages are actually apartments in a small hotel complex. The rooms are big, clean and well presented. Ours had a kitchen with small stove and a fridge as well as we were staying there for a month. The front veranda was a good size and after a long day was a great place to relax with a few beers and watch the night draw in and listen to the sounds of the jungle/ valley in front of us.

The hotel is a few streets back from the main tourist roads in Ubud which added to the experience as the walk back to the hotel crossed many local houses and you really get to feel that you are experiencing a bit more of local living. The negative is the dogs which will bark without fail any time of night and not stop till about 10 minutes after you have passed them. One dog will set the others off.

There is noise at night which depending on your temerament you can enjoy, get used to or not. Chickens will start about 4am and won't stop till about 8am. My advise would be to take ear plugs just in case it is a problem for you.

Room Tip: Internet signals are poor so you may wish to choose a room closer to the router/ reception area.

At first I had booked two nights at Jati Homestay, but when I arrived the host there told me he didnt have anything available and offered to take me to another place not so far away. He took me to Adi Jaya Cottages and I ended up staying there for a week. Since I stayed that long I got the price down to 200.000rph per night.
I believe that this hotel is rather new and there for needs more awareness and customers. I really liked it there. The rooms are big, even my bathroom (the water power was really poor though) was so big I could have thrown a party there :) But in fact I really needed some peace and quiet and I really got my needs fulfilled at Adi Jaya. I got my breakfast served to my balcony every morning. The views are so beautiful from the 2nd floor.
They cleaned my room every day, but still I had some ants visiting every night. If I left a bottle of juice or a wrapping of a candy on the table it was all covered with ants in a few moments. Its a hard thing to keep them out, I dont blame the hotel. But just be aware of this problem.
The one thing that bothered me were the pillows, they were way too hard.

The hotel is nice and close to the main road from town (5min. walk). Its in very good shape and clean. It has very spacious rooms. We could choose between two rooms which he showed us. We had a large bathroom with baththub and shower. Unfortunately there is no TV in the room, but we wouldnt expect one anyway. But what really is missing is a minibar or fridge. When you open a drink, coke or something, you have to drink it quickly, otherwise you have ants in & all over your drink. And in the nights you hear the sound of barking dogs and cocks(chickens) so you wake up easily.

The stuff was very friendly and helpful though their english is not that good. But they try to help anywhere they can.

Breakfast was good. You can choose between six different breakfasts and they serve it to your room.

I would stay there again if I could. Lovely place

We just stayed 2 days in Ubud in this nice cottage. The service is very very friendly and helpful. The rooms are extraordinary clean, with a big bathroom (but just a toilette and bath/shower ínside) and a huge room with a desk, cupboard, closet and a double bed.
You can choose 4 different kinds of breakfast which will be served at your room at your prefered time.
As usual on Bali, you will hear the cocks crying in the morning (3.30 am), but this is not the hotels fault, but the rooms are not well isolated.
But during the day, its really nice sitting on the balcony, looking into the green and relax in a quiet area. Its a 5 minute walk into the center of Ubud, so still very good located.

Room Tip: Only 6 rooms, if u dont need a kitchen, choose a AC-room which are located in the first stage, so no...

we just came back from Ubud, we stayed there 3 nights, really nice place, very big , clean room, spacious bathroom with shower, hot water, kettle, tea available, tasty pancakes with banana, coffee/ tea , juice, recommended :) , they give you map, so is easy to go around the city, very nice garden view, and very quiet, the place is new that's why doesn't have many reviews, but worth it to try, the local man is a owner.
