Have just visited friends staying at Kuta Royal Garden Villa One...and was very disappointed when comparing the actual Villa One itself with the photos on the internet. Saw one of the others in the complex which was really nice, modern and clean but this 4 Bedroom Villa One needed much work, was very dated, needed many repairs, missing light bulbs, old musty smell in the bedrooms, electrical points not working, broken door lock to outside door, pool had green slime in it (no one dared get in it)....such a shame!!!.
Everyone has a different views of accommodation but this just wasn't up to the standard it should have been.
Thank goodness I had booked elsewhere.

We stayed in villa Puri Taryn and Villa Santai at Kuta Royal Villas between the 14th of May and 24th May 2012. We were blown away by the fantastic service we received by villa managers Ketut and Kadek, one phone call to either and a carton of beer would be delivered within three minutes. Nothing was too hard, Ketut even arranged for a whole Babi Guling (suckling whole pig) to be delivered to our door. Then carved it up and cleaned up afterwards. A must try!!
Arranging laundry, beer, cars or any issues were never a problem.
The villa themselves are great and very clean (cleaned daily) and spacious enough for the nine adults we had staying there. You are in very close proximity to a hairdresser, laundry service, mobile shop for sim cards and circle k. Kuta central is only about a 5-10 minute walk.

Cant recommend this Villa complex enough, we are already planning to return next year to villa Santai :)

our party of eight (seasoned bali travellers) took the plunge this year and decided to rent a villa for two weeks.....first off...the villa is in need of repair and a revamp....,the upstairs bathroom ceiling collapsed ,thank god no one was using the bathroom at the time...(cindy the owner was apologetic and sent repair men to fix the problem).The overall place is nice but very outdated .....the bed spreads could all be replaced....the bedroom downstairs has a musty smell,I had to buy an air freshner block to mask the smell,One bed upstairs was so lumpy that they slept on the trundle bed,The power kept tripping out upstairs ,but was fixed once the roof was repaired. We had to ring and get more towels....the staff left three towels for eight people to use.The web page indicated that there was free wifi....after three phone calls and numerous talks with service staff we could not access any wifi...we went next door and got best westerns password which we used for three days...everytime we rang the staff to find out what the problem was they would say we will fix it today....never happened...this was very frustrating as I took my laptop so we could skype our families back home.Two dvd players didnt work in the bedrooms (these were replaced) don't try and play the xbox...no power lead.There is a small glass table outside with one chair...we had to bring the kitchen bench chairs outside to sit .On our last day the villa was not serviced and we had no spare toilet rolls....we had to buy toilet paper....! or ring the manager....very frustrating.Overall the villa is in a handy location but is in need of a revamp....everything is old and it is showing ....compared to other villas this is very basic and bland.The pool was very cold which was good but there are no pool chairs (lack of room i suppose) ,the service staff are friendly and typical balinese staff (always smiling).I would hesitate to stay in a villa again....resorts offer so much more.

Was there during the Lunar New Year last week. Stayed for 4days with my family.
We really had great time and wonderful holiday. The services are tiptop.
Thou we are provided with a car and had to pay for the driver's services to bring us around BALI i would say it's worth it.
My son loves the pool even thou he's too short to swim nor dive as the pool is pretty deep.
Lots of privacy and the security is great too.
Yes, we have to walk about 10mins out to Discovery Mall/Waterbom park, i don't regret it
cos we get to explore and see more of Bali lifestyle. Many warungs around and the food is nice too. So i would say if u intend to go to BALI, u should try this accomodation
it's really worth the stay, money and pleasure.
I'm sure to return to KUTA ROYAL VILLAS -C1, for my next trip to BALI.

My family of 2 adults and 2 teenager boys stayed in this villa from 24th November 2011. From the personal meet and greet at the airport to personal attention on leaving, we thoroughly enjoyed our stay. The Villa is large and airy, though when the heat gets too high, it does get a little humid in the downstairs communal area. But it's Bali, and this is part of the overall experience. We didn't stay inside all day long, so really this was not an issue. The first time we walked into the villa we immediately felt "finally we are on holidays", it was so beautiful. The interior decor is a breath of fresh air and the pool is perfect for a cool down dip. The Feature wall overlooking the pool is exotic and you can't help feeling relaxed. We had an issue with a toilet blockage on our first night and by lunchtime everything was fixed and in working order. The Manager took great pride in ensuring we were comfortable and enjoying our stay. C1 is about 500m - 6oom from the main road of Kuta. We found several different routes to walk to the main street, and whether night or day it was always an interesting and safe experience. The back streets were residential and quieter, but the main street of Kuta was crazy with people, sounds and cars, so it was always nice to get back to our villa, away from the busy Kuta sounds and settle into peace and quiet. Kuta Royal Complex is situated next door to the Best Western, where we had breakfast and dinner on a couple of occassions overlooking their pool and spa area. We were told that we could come and use their pool at certain times through the day. The owners are a delight to work with ensuring your booking goes off without a hitch. A thoroughly enjoyable experience.

Just returned from Bali and staying at 3 different places including Kuta Royal Villas. I have been to Bali over 25 times and would not stay here again. The bedrooms were air conditioned but not the living areas. It was so hot we couldn't stay home unless we were in the bedrooms or pool.There are really high walls around the pool which gave total privacy but meant there was no breeze. The rooms were good sizes etc but the heat made it difficult to enjoy. Pool was tiny
As they are renovating other villas ion teh complex, there is noise at all hours of teh night and day, even after midnight and before 6am
In regards to the location, although it's in Kuta, the other review said it was 5 minutes to Matahari, they must have been running. It is fairly close to Discovery Plaza but Poppies Lane is a cab ride but you have to walk to the main road to get a cab. The villas have drivers available but our driver didn't know Kuta at all and one night took 2 hours to get us 20 kilometres due to constantly getting lost, I knew the way but he wouldn't follow my suggestions. They charge 60,000 rupiah an hour which is about $6.50 so its affordable and the cars were good but not our driver.
The "butler service" was good, there was a mobile phone for us to ring the "butler" who was someone who could arrange for a car etc.
Basically it looked beautiful just like the website, but it was a disappointment. My group all agreed not to go there again.

Room Tip: Look for a villa that has air conditioning in living areas or at least a breezeway.

2 couples stayed here Easter last year. Price was about $250 per night from memory. The walk to Matahari is about 5-7 minutes. The location is basically just behind Waterbomb park.

The pool is great for couples, maybe not so great for kids who need a little more room. The staff (made and his wife jenny i think) were great. No issues at all with check in/ out.

There is no outside noise but the walk into the heart of Bali, Hard Rock, Poppies is very short. Only downside is getting a cab sometimes as it is more of a local shortcut but there is a Best Western 20m down the rd that will call you a cab if you can't wave one down.

The pictures on the website are just like the villa. Extra services are available at a price like car hire, guide hire, massage, chef etc.

We did some basic cooking but we prefer to try a new place to eat most meals. I am not the type of traveller to only eat in the hotels restaurants

If you travelling by yourself, then not for you, if you have a partner, travel buddy or all adults then why on earth would you stay in a hotel.
