Pretty expensive for India. New building and rooms, average eqipment, the missing A/C in the Living room takes away the fifth star (we had room A1). Only the bedroom has an A/C. Since the windows should not be opened over night (missing moscito net and easy to enter for burglars), it's nearly impossible to cool down the living room. Matress a bit hard, as most times in India. Breakfast served to the room is too simple for the high price. Sony, the manager, is a jewel, organizing pretty much everything for you. Quiet area.

The apartments here are spacious. We stayed in the 2 bedroom luxury apartment and it was spacious and well appointed. Location is good and the manager sony is knowledgeable about the area and has good access to drivers etc.

However there are problems as well. The room was not properly prepared and cleaned. The refrigerator was dirty and moldy and there was no trash can. All issues were rectified upon request but Sony would do well to avoid offering excuses and explanations. For example when informed of the deficiencies in how the room was prepared his instinct was to blame it on the staff which he does not have enough resources to check that the rooms have been properly prepared. This may be the case but the traveler does not care and Sony would do better to thank the traveler for the information and promise to improve. The balcony doors lack a lock which is a bit of a safety issue. I don't know whether this has been addressed subsequently. The hotel did not accept credit cards despite their booking.com posting stating they do so (the info has now been corrected and Sony agreed to reduce the cost in order to accommodate the cost to traveler of obtaining cash).

Other staff that backs up Sony was completely lacking in knowledge of the area and could not correctly locate the apartments on a map. And there were cockroaches seen in the room. The included breakfast is provided from a nearby restaurant of some sort in carry out containers and consists of a thin omelette toast and coffee and tea.

Although I have listed the issues in some detail this may nonetheless be worth considering if you need a lot of space or are traveling with a group and you feel the price is right. The building is newer although in some places seems already to be showing some wear. Overall we thought the place was ok for the price charged and hopefully some of the issues we experienced can be improved going forward.

I don’t accept the insinuation that I blame my staff for my problems. The rooms are spacious, the location central and the staff are friendly. However, the hotel is very overpriced and in need of repair or completion. There are paint streaks all over the bathroom, gaps in the plaster and mould in several places in the bedroom. We were provided with only one towel, no other bathroom linen or toiletries ( not even toilet paper.) There was no tea, coffee, kettle etc. All were provided on request but there was no where to put them. There is no information provided in the room and the furniture is very oddly placed. There are no bedside lights, the air conditioner was incorrectly set and despite the best efforts of the manager we had to figure out how to adjust it ourselves. The breakfast was delivered on only one morning despite a request for an early start on the day we left. It came in disposable containers and is prepared elsewhere. Not appropriate for the price!

I am quite upset wtih the comments you have made about our Hotel. I can assure you that I take a very personal interest in every guest and we insulted that you think otherwise.

Phils' Residency is a homely facility Hotel not a 5 star luxury hotel. Every effort is made to provide our guests with a safe, clean and hospitable environment.
You have commented that your room was spaciouse on your review, but you have rated rooms section with 2 star, so all the negative opinions you have mentioned on your review are true or not????? .

Most of the guests who have stayed at Phils Residency have commented as they felt like home but you could not open your eyes to view this fact as you were monitoring for the negative points within my facility.

I am really surprised and shocked to read your comments and you rated as TERRIBLE. The room you stayed was 400 square feet large studio,with air conditioned, with private ensuite with 24 hours hot shower and cold shower, bath towels, toilet papers, bath soap and good quality furniture( sofa st, dining table wabrobe ect) ( you said there was nothing and all provided upon request, if that true we gave you what all you wanted.) and also free wifi access in your room. and I do not understand what is your intension behind this review.

The hotel is down a small lane, which means it is quite at night. A 2 minute walk to shops and only a 15 minute stroll to the water front.
The staff were very helpful and could not do enough to help. They provide directions to various places and even printed out some airline tickets we needed without blinking.
Our accommodation was clean and basic, but we had all creature comforts including air con, FREE wifi, a lounge and plenty of space. Breakfast comes in your room which has a table and chairs etc. So we had all mod cons and could not ask for anything more.
Would stay here again when we come back to Cochin

Phil's Residency is off the main drag of Fort Cochin in a quiet street.

Large apartments that are very clean with fans and a/c. Modern but perhaps a little sparse and lacking character.

The room had no toliet roll so bring your own and we had to ask for an extra towel as only one was provided. Neither point was an issue and Sony was more than happy to provide extra towels.

Breakfast is delivered to the room but compared to other places we've stayed at, the breakfast was poor.

For a short stay this place was functional and served us well. For longer stays however, it would perfect. The space, lounge area and cooking facilities are a great bonus.
