We stayed here 5 nights. Nice place to stay. Not luxury but then you get what your paying for. For the price the hotel offered complete value. there service was hospitable and the rooms reasonably comfortable. Good location.

Overall :- Nice cosy place to stay. Place is dived into two wings, one is in the front and the other in the rear is about 50 m inside the street.
About Rooms:
Front wings rooms are big in size with a fridge and tea coffer maker. Although this is called a beach front room but actually it is not. Don't expect any views as there is a big dirty drain right in from of these rooms. Only USP of this room is the room size.
Rear wing rooms - Slightly smaller than front wing rooms, these rooms are garden and pool facing. Kids can have a good time here.
Pool - Small size pool, actually a big size Jacuzzi but its clean. kids can have good time in the pool
Staff :- Very friendly staff.
Wifi - Not available. You will be given a wifi device but thr is no network connectivity.
Don't go by the picture you see.
Room service - not available but a lot of eateries available nearby, you actually don;t need any room service.
Location - very close to beach.
Had a good peaceful stay.

* I am leaving this review purely for the fact that we don’t want anyone caught out like we were... Don’t let the pictures fool you.
We arrived in Goa airport at 2 in the morning and there was no contacting this place so we waited in the airport for 5 hours before venturing out into Candolim. We were beyond exhausted and starving so a little worse for wear, the culture shock alone made our stomach churn. The route was bad enough but not as bad as the road down to this place, covered in rubbish, cracked pavement, emancipated dogs, crows eating some animal, we arrived and literally our faces dropped, this place, although better than the rest, sat overlooking a dead cesspool of a “pond”. We stood in disarray as our taxi driver swiftly left and we felt so sick. Maybe it’s not that bad.... It was. The place was infested with insects, which isn’t that bad I know, but infested, the pond didn’t help. We sat in broken patio furniture with literally no idea what to do, it was 8 in the morning and getting hot. No water or food, and no restaurant or shop in sight. Until we met our savior a Dublin born Indian resident whom we got chatting to and she hooked us up with water and nibbles, contacted the owners on their personal mobiles, and gave us the lay of the land. Literally couldn’t have been more thankful. An hour later they show up with little to no English, and just let us into our room. Granted it was extremely spacious, and quite clean, fresh sheets and water but is literally falling apart, half the stuff half hazardously fixed, hole in the door, cutting in and out of power ( although common we know now ) but still, a giant lizard family living behind the painting. Tried to sleep but couldn’t to wake an hour later (my partner also absolutely eaten alive ), to find our friend had changed hotel that morning and we did the same. We booked into the lemon tree (not much more expensive but worth it, check my other review ) 20 mins later we literally left with no refund. Couldn’t hack it, I do feel bad but I just don’t want anyone else going through what we did! So to be polite: PROS - Large room / En-suite / bad WiFi / clean-ish sheets / TV / air con ( didn’t see pool). CONS: no reception / no amenities / no outdoor area / Not maintained / no restaurant / no water / quite infested.... I’ll stop. The owners were actually lovely but just too laid back.

The rooms here are good, plenty of room! It is ideal location, 5 min walk one way to the beach and 5 min walk the other way to the main road with all restaurants and shops. Be wary when you arrive, the staff are lovely but speak barely any English whatsoever, and if your room is located in the further building (set away from the pond) you won't have wifi, not sure if this is different in the main building. Anyway, do your research before you get there to avoid being stuck in translation!!

The room that we had was very large with a massive bed. In the room was a fridge and tea making facilities. A good sized balcony to watch the sunset and all the comings and goings. The two guys that ran the place were very helpful, like getting us taxis and sorting out all the inevitable problems that arise from the power-cuts. Good location for the beach and local restaurants, which are very good.

Room tip: The four beach facing rooms are very good. If you want it quieter go for the rooms around the pool.
