“Very nice, basic lodgings”

We were looking for an inexpensive place to stay, and our friends recommended this place. The rooms are really basic, and nothing to write home about, the breakfast isn't great- might wanna go off campus for it! But we really enjoyed ourselves because the staff was really nice and accommodating. We arrived 3 hours before check in and wanted to check out 3 hours late, and they allowed us to do all with little hassle. The pool was really nice, the pool bar was well stocked, and we got some pretty good food from the pool restaurant. For value, this place was really good, and I really like the staff. They really made us feel welcome!

Firstly, to all the whingers, you get what you pay for.
Don't expect a 5* resort when you're paying $35 per night for a clean room, with TV and aircon.
Ok, so the bathroom is a little primitive and you have to pop the toilet roll outside whilst you shower but hey it's not the end of the world. If you want a wet room with a big power shower, fluffy white towels and luxurious shower gels, go to one of the more expensive resorts, pay through the nose and have the staff look down on you.
Okay1Villas' staff are some of the nicest people that we have come across whilst we have been travelling. The reception staff will chat to you day or night, offer suggestions and advice on what to do and where to go and always with a smile.
On arrival we were greeted with tea and a sit down chat about the area and the options for Angkor Wat and other temples. No hard sell. The pool area is lovely and offers views across the city. We didn't use the health spa but the menu is plentiful and reasonably priced. Tuk Tuks, which are always available outside the hotel, are around $2 to pub street (less if you bargain!).

We were recommended the hotel by a friend whose son lives in Phnom Penh and took his parents to stay there. They also advised us to ask for 'Smiley' as our tuk tuk driver for our excursions.
Smiley (real name Soumreak Smey) was an absolute legend. He was tuk tuk driver and tour guide in one. On the first day of visiting the temples, absolutely chucked it down for a good 1/2 hour and we were able to have a good old natter with him. He speaks a really good level of English and plans to start learning Chinese so that he can converse with the many Chinese tourists that are visiting the area. What a guy. He suggested that we went to see the Cambodian circus, Phare which has just arrived in Siem Reap and joined us for the evening.
Smiley is employed on a salaried basis by the hotel so when you book him, remember that he isn't earning the $15 a day that the hotel charges.

All in all, we would definitely return to the Okay1 and would recommend it to friends.

Room Tip: Rooms on the reception side of the hotel are only a metre or so away from the next door hotel so are...

Nice room, and the whole hotel was nicely designed, looking like a temple...very clean.
Staff very helpfull with good English.
Breakfast was fine.

A bit far to town centre, but tuk tuk were v cheap...2$ or so. for 4 people one way.
Swimming pool is great, and was very nice to soak after a whole day in the heat of over 40degrees.

We were impressed from the first minute we first entered the hotel the place was clean and beautifully presented we loved the rooms which were clean and quiet, the rooftop bar/pool/dinning area was excellent but what made our stay was the staff. Inparticular the two girls on the front counter not only were they nice, but they had a sense of humour and a wit to match any western traveller, as well as command of English refined enough to understand the subtleties of our language (i.e. dry humour etc.) they made our stay and have made us want to return and we would recommend this guesthouse based on their presence alone!

We stayed at Okay 1 in February 2013 as a group of 8 and had 4 double rooms. The hotel is decorated in a typical Kymer style and has a good atmosphere. Staff were very friendly and helpful. Rooms were a bit basic, especially the bathroom, but were comfortable, clean with some nice decor touchs. The pool area on the roof is lovely, very relaxing. There is also a nice bar there. Breakfast was good. In a central area so easy to get into Siem Reap. However, 2 of the rooms we had did look out onto another hotel so had no view and were dark. Overall though a very pleasant stay.

Room Tip: Ask for a room with a view

I would definetly recommend this guest house. It was better than some of the more expensive hotels we stayed in during our time in Siem Reap. The rooms arent modern if thats what you're looking for but they are of a good condition and very big. Good air con system and bathroom- fantastic value for money. The hotel staff are so helpful and polite, it was a real pleasure to stay at this guesthouse and this is from a comparrisson of 3 other more expensive places we stayed in Cambodia. Dont expect 5 star because it isnt, but the descriptions and pictures shown on trip advisor are acurate and its worth a stay. I would visit again

HORRIBLE run away !! 
This hôtel is a total joke ! Don't believe photos on Internet ! 
First we arrived on this horrible and dark room, it seems that there is no windows....
Then the receptionist was very very cold, no smile, no information about the city and around, she directly ask us to pay cash like 5min after we enter the hotel....
Then the room ! Awful ! Old, ugly and dirty bed linen...windows let feels that you're in prison! Bathroom is so dark, there is no separation on the floor between shower and toilets....it's feels like you shower in the toilet directly...
The second day our room was not cleaned up, we ask for new towels they gave us towels with brown marks like if somebody just use it after toilets ! Disgusting,awful,incredible ! 
The hotel has 60 rooms, so it's really noisy at every time of the day...
There is a lot of staff incompetent ! They are lying around and you don't really know what are they're jobs...each time we asked someone they were laughing like kids, completely unprofessional ! 
The breakfast room is depressing, really dark with dirty tables we had to clean our own table every morning...
For breakfast there is a buffet....with something looking like a soup...some bread not fresh...the only things we were able to eat we're the fruits which were with fly...tea and coffe were cold...juice it's like a powder with water....
The pool area was crowded and dirty...
Wifi is not working ! You have to re enter password every five minutes ! 
Nothing good in this horrible place ! 
We booked our last night in an other hotel ! 
Run away !
