We stayed here for a week and frankly didnt want to leave. Reading the poor review about dirty sheets and bad service I think the last reviewers must have got the wrong hotel - our experience was so so different!

For $20 a night you get a huge, very clean, beautiful, practically brand new room with a big double bed, a fridge, excellant air con, hot water, cable tv, kettle (with tea and coffee and mineral water replaced daily) and a daily maid service so our room was always spotless. The rooftop pool is AMAZING. Loads of sunbeds and attentive staff to feed you food and drinks (the bar is great for lunch - has a great view over the city and some much needed breeze, its also cheap - cheaper than some of the local restaurants) and the food is great.

The wifi works in your room not just the reception area and is a great speed. For the price you pay this is an absolute steal.

Yes there is no air con in the reception area (who spends hours there anyway) and Yes it is a short walk (10 mins at most) to pub street but we liked the fact its not in the middle of the mayhem and it was pleasant to stroll down for a our dinner in the evening and $1 will get you a tuk tuk home after your beers in the evening.

The staff couldnt have been more friendly and helpful.

It's only this cheap ($20 per room without breakfast $25 with) as its new - I'm sure the prices will go up soon so i would get in while you can.

We are very glad that we found this Hotel. The Room is very clean, no noise in The night. A nice restaurant near the Pool with a view over The city with delicious food. The staff is very friendly and helps in all your needs. Special thanks to Mom, she organiced our tuk tuk for 3 days and our Trip back to bangkok. All for a really Good price!
Come and enjoy your staying also!

we arrived at hotel only to discover the double bed we were promised is unavailable and we had to settle for the twin room. when i moved the two beds together i was disgusted by the dirt i found underneath the bed. when we came in we immediately noticed the sheets were plain dirty and there were no sheets to cover the quilt. we literally were expected to sleep with the same unwashed covers used by the previous guests. and the toilet florescent didnt work. we hurried to reception and asked them to fix the light and change the sheets while we went to eat at the hotel restaurant. we even gave them our room keys. an hour and a half later we returned to reception only to discover they have no idea where our keys are, and of course noone even went near our room. after waiting 20 minutes for them to locate the idiot with our keys, they finally sent someone to fix our light. we came back and asked them again to change the sheets.. instead, they gave us 1 sheet instead of the four we asked, and expected us to do the sheet changing. fun vacation. the dinner was a disaster. we waited one hour for our food. my gf got hers 10 minutes after me so we both ate alone, and the simple drinks we ordered hadnt arrived at all despite three reminders! they kept apologizing but did nothing about it. we hired a tuktuk to angkor from the hotel for $18.. the tuktuk driver earns $2 a day+acommodation and dinner, but has to pay for his own breakfast and lunch. later that evening i came to reception again and waited the usual 15 minutes for the sleepy receptionist who asked while yawning (twice!) "yes?". i made two 1 minute phone calls and was charged $1. in their favor i'll admit the rooftop swimming pool is beautiful and the lobby is nicely decorated however not airconditioned making it unbearable to admire the interior. the hotel is far away from center so you end up paying for the hotel tuktuk frequently. we paid $12 a night. you are better off paying $8 at the nearby yellow guesthouse who give you free tuktuk rides to town and back.

First of all, on behalf of the team of Okay 1 Villa, we are very sorry to hear that you have not fully enjoyed your stay with us. Our objective is to provide unforgettable stay to all of our clients and we are always sad when we fail to do so.

Cambodia is one of the poorest countries in the world, regarding to the system in our hotel it is very hard to used for our staff as we just start to training them how to used it, that wise that our staff had a big confusing to blog the customer in the wrong room type. After we heard that I tried hard to training them to use the system to void more any mistake.

According to our hotel run as the family as organization, so we choose the staff coming from countryside to work, as their English is very poor and they have no experience and also during high season while you stay with us we had some staff of room maid they got sick and that wise they had forgot to clean your room before we assign you in. After we heard that I have to check everything and always standing with them to check every time and everything is perfect.

Once again, I have checked with restaurant manager about your inconvenience as you taken order and wait for long time for the food, we are very sorry about that and we promise that it will be not happen for next time.

Regarding to our staff as Tuk Tuk driver we tried our best to help them, as we offer them 60USD per month + accommodation and dinner, this is the first step for our business , and we have already plan to give them for breakfast ,lunch and dinner start from 1rst of March 2012.

Finally we are very sorry that your experience was not as positive as that of others on this site and the service you received were indeed unacceptable.
Please accept our sincere apologies for any inconvenience caused of our service and our property.
We do hope to have an opportunity to welcome you back to Okay 1 Villa in person at some point in the future and to restore your faith in the hotel and us. We want you coming back to see the improvement as per your value commend.

just got home from Saigon and phnom penh-siem reap.. we stayed at okay 1 villa in REP and the place were very good specially the staff they were very accommodating and hospitable.. we had met new friends, like voleak.. she work at this hotel and she help us our trip to be perfect.. very good staff and good service!! though we stayed only one night, but it was an experience that we will never forget.. and i promise to come back here!!!

We stayed for 4 nights here, a great little hotel, far enough away from Pub street to give us some peace !
Only $1 in a Tuk Tuk though if you really need to go there.
The food is great, rooms are really nicely finished, the staff are nice and very friendly.
Amazing detail to tissue folding and towel arranging in the bedrooms!
Tours of the Temples are arranged in Hotel Tuk Tuk at very reasonable cost $12.
Overall a nice little hotel and very good value for money.

Charmless concrete box rooms, ait con went off and on every five minutes all night long, terrible food (how can you not be able to cook fried noodles!), coach loads of Chinese package tours running in and out all night long, away form all the nice areas-river, backpackers, pubs. You can get a nice fan room in SR for 6 bucks a night, why pay $25 the way I did.

Room Tip: Go to the old area by the river.

When I first arrived, I was quite sure I had been taken to the wrong place as it looked too nice for the price we were paying. Big, clean and comfortable rooms! Pretty good meals, 75 cent fruit shakes and a lovely rooftop pool. And the friendly, helpful staff were the icing on the cake of our stay at okay villa!
