PROS: The location is by far the b&b's best asset (right on central campus - can't get any closer), available covered parking, reasonably priced, inn keepers are pleasant and nice. They have a lot of materials available like lists of restaurants etc. You have the option of eating breakfast on the terrace which is nice. And, the breakfast is buffet - so you're not confined to a specific time. Our flight got in late and the innkeepers were very flexible about greeting us at a late hour. Overall the b&b is clean and well kept.

CONS: Our beds were made each of the three days we were there - but the sheets were never changed. The shower had a few ants in it on the last 2 days. The home itself and the decor seems dated. The architecture is interesting, but it doesn't have a 'b&b' feel. Basically, I felt like I was staying in an extra room at Aunt Sally's house. (See pictures) Again, the innkeepers were very nice and offered help when asked - but seemed like they may have gotten into a bit of a rut. I imagine without a lot of competition in the area, they don't have the same eagerness to upgrade and consistently think of ways to improve their business or their 'product'. Maybe my expectations were too high, or too specific, but it wasn't quite what I was looking for.

All of the reviews rave about the A2 B&B. Yes, it is a great location, right across from mid campus and the Power Center for Performing Arts, the medical complex, walking distance to State St and Main St. We had a blast just walking all over town, and the Summer Festival was happening and the bands that played were right up the street. The breakfast was great. The complimentary bottled water, tea, coffee, cookies and other treats were appreciated. Also had free internet in the room if you bring your own computer, and public computer if not. The room we stayed in was the Ocean, which unfortunately was decorated to a beach theme. There is no beach there, but there is a beautiful privately fenced patio with a table and chairs, sliding glass patio doors from the room to the patio. The patio had a small maple tree and many other trees beyond the fence, it was wooded, and we just felt that a wooded theme to the room would have been so much more appropriate and appealing. We really enjoyed watching the cardinals hop on the fence and come into the courtyard in the mornings, and the bird calls were really nice. The carpet is SHAG and it must be from the 60's, dingy. The bed was very comfortable, very old worn sheets which were soft and ok, and seemed clean. The mattress was clean. But do not look behind the bed! Also we felt the bathroom could have been cleaner. There were stains around the base of the john that we didn't care to explore too closely to see what they were. The room needs a good painting. The common area is full of collectibles that are collecting dust. There was dust hanging off the ceiling in the breakfast room. Overall we enjoyed our stay. I think we would stay again, it was a better deal than the Campus Inn down the street. But if you're looking for a very clean hotel type room this is not it. Try to pretend you're a student again and you'll relax and enjoy yourself!

What a wonderful location and accomodations . Bob and Pat, the innkeepers are very personable and go out of their way to help in anyway they can. They owned an antique store before opening the B&B so there are many, many collectibles to look at, it is amazing. The rooms are very nicely decorated and spacious. They couldn't have a better location. Right on the University Campus and withing walking distance to may locations. I would highly recommend the Ann Arbor Bed and Breakfast.

What a gem! This B & B is right on the edge of the U of M campus and could not be more delightful or convenient. Rooms are all cozy and unique and the public spaces are welcoming and charming. The Inn provides 2 complimentary computers, as well as free sodas, snacks, coffee all day, and a delicious homemade breakfast. Innkeepers Pat and Bob, as well as their friendly staff were a pleasure and most helpful.
Recommend it highly.

My husband and I stayed at the Ann Abor Bed & Breakfast while attending a week-long training at the University of Michigan. We couldn't have had a more pleasant stay with as gracious hosts as Pat and Bob. We stayed in the Jamboree Room which had a wonderful private patio which allowed us to relax and unwind in the evening. For breakfast, Pat served a variety of fresh fruit, yogurt, granola, nuts, and breads--perfect for us. One morning she made asparagus quiche. The B & B and the innkeepers are exactly what you would expect to find in Ann Arbor--funky, cozy, nice. Pat and Bob are extremely helpful when you need them (making recomendations for where to dine or where to shop), but they are definitely not overbearing or pushy--just really down-to-earn good folks. I forgot my jacket, and Bob fedexed it to me free of charge. As a bonus, everything within a mile or two walking distance. This is a great place to stay.

My husband and I stayed here recently and had a positive experience. We had a nice clean room, decor a little dated , but cute. Private bath. Everything in working order and very clean. Very comfy king bed!!! Near to everything and owner helpful with maps and directions. We had to leave and didn't try breakfast that was offered. Would stay again.

Bob & Pat, inkeepers at the A2 B&B, treated my parents to a very special stay during my graduation. We booked the B&B almost by accident; A NASCAR event that weekend meant all of the hotel rooms in Ann Arbor were booked.

The B&B rooms had a spacious bath area, a private deck and garden, a kitchenette, and much more. The common areas are uniquely decorated. Pat's breakfast is amazing: an asparugus quiche, fresh-squeezed oj, and local Zingerman's bread.

My parents have let me know that they will from now on prefer this B&B to an Ann Arbor hotel!
