Compared to other hotels, the price is too high for what you get. We paid 25 $ a night, which is a little bit too high. The hotel is not directly in the center, so if you don't rent a bycicle (available at the hotel, which is a plus), walking might be a little bit far. The surrounding is very quiet and the bed confortable. The service was also very friendly.

We got 1st floor room on the end of the building and it was covered by huge tree. It was so cold there that we were shaking under our blankets like crazy!
We would change guesthouse but everything seemed to be full in Lunag Prabang that date.

I paid $18 for room with breakfast but breakfast was just something small, for that price not worth it.

Guesthouse looks really old, rooms are basic, like in the prison! Bathroom horrible as well. There is no atmosphere at all, I would not recommend this guesthouse to anyone.

We stayed here on the last day in Laos. The rooms were relatively big for a budget guesthouse and had an on-suite bathroom. The rooms were clean and comfortable. It's a bit of a walk from the city center butat least it's in a quiet location.

Only problem I had was the clogged water drain in the bathroom.

In Luang Prabang I stayed in Sabaidee Guesthouse – a nice old building located in a quiet quarter of the ancient city. The building is an old colonial model with a large garden in front.
I got a large room on the 1st floor with large windows facing the garden and get privilege to enjoy fresh air of Luang Prabang. Though Sabaidee is not located at the city center, but it needs less than 10 minutes walk to the famous night market.
Cleanliness is most probably the selling point of this guesthouse because the guests are required to take off the shoes and “park” the shoes in a shelf just in front of the reception desk. The room was quite clean, also the bath room – they are very basic but more than enough for me.
Tha staffs were very friendly but among them only a couple that speak fluent English and able to deliver basic information about Luang Prabang practicalities.
Night cool breeze blowing from the windows knocked me down to a deep sleep quickly. However, sometimes around 2 am the dogs on the ground floor, just three meters below the windows of my room started to bark loudly… They did a wake-up call in the wrong time. Then, again at 3:30 am the dogs repeated another barking session to wake-up the guests – but I was very sure they did it in the wrong time again…
What surprised me was when I went out of my room at 6 am, one of the dogs was roaming around in the corridor of the 1st floor, right in front of the door of my room… By the way, when I did online reservation for this guesthouse, I read carefully the policy of the guesthouse and clearly written “pets are not allowed”..!! – perhaps it does mean “your pets are not allowed…”

I stayed 3 nights here and found the place clean and comfortable. The room was clean and the bed comfortable. Staff were friendly and helpful if a little slow. I didn't eat here and a look at the breakfast menu only showed the most basic of choices, I'd recommend eating elsewhere. I would however stay here again. The town centre is about 10 minutes walk.

March 2013 - This hotel has 19 rooms, built in 2000. Free Wi-Fi.
Not really central but only a short (20 minute) walk out of the centre; I consider still very convenient, near Wat Mano. No lift and steep stairs. Poor day time security with all “in use keys” being left on the sometimes unattended reception counter. Night time security better with a receptionist available (he slept overnight in the lobby) and the gates to the hotel were locked although the front door of the hotel was not.
No restaurant but small breakfast service available in a little garden area at the front of the hotel - you can do better by going a short way down the street. Beer at street prices. There are a couple of street cafes across the road that are quite good.

My room was on the first floor (UK term - one floor up) so the steep steps were an annoyance. The room was clean and spacious enough - see photo. I note some comments about dirty and small rooms, that was certainly not my experience. The bedroom overlooked a rear "garden" that was not tidy, but I spent very little time looking at it so did not care. The bathroom was an en-suite wet room a bit tired but everything worked - it had a good electric hot water shower. There was a fan but no A/C in my room - the screens on the windows were good with no holes in them so keeping the room comfortable was not a problem. TV (BBC, Discovery and several other English channels). Free water (two small bottles a day).
Staff were all friendly.

Room Tip: If you are happy with steep stairs go for a first floor room.

We arrived at early night, without reservation. From the outside, it didn't look bad. The guy, waking up (he was sleeping on a sofa) gave us a twin room at the second floor, for just 80,000 kip (about 10 dollars).
The room was little and just not clean. The bed sheets were dirty and there was no adequate bedclothing. The bathroom was just awful, the sink was tiny and broken, the shower had no pressure. Broken glass at the window, outside the mosquito net. All very old and worn out.
The hall was ok by the way, and the guy - even if he could not speak english nor french - was nice and smiling. A little puppy dog was around and played with us, following us until in the room. His name was Sabaidee, like the place.
He was funny, but after a while I had to throw him out.
Maybe for this, a pair of hours later when I went out I found some 'gifts' from Sabaidee in the corridor, and on the stairs. Both liquid and solid gifts.
It was my intention to go out to smoke a cigarette (you can't smoke in the room, nor in the hall, which is a good thing) but at 22:30 it all was locked up, lights off, and the guy was sleeping on the sofa. Forget the cigarette I thought, and I came back to the room... having care to avoid the organic obstacles.
The morning after at 9:30 , when we came out to have our free breakfast, the obstacles were still there.
The breakfast was very poor, in quality and in quantity.
We said to ourselves: it's ok, it's scarce but we are going to pay so few. We checked out, and surprise: we were asked 18 dollars. As what the guy told us was 18, not 80 (thousand, as I asked, being nodded) per night.
I'm sorry for the good people who work here, and yes 18 dollars is still few, but if compared to the average price/quality ratio in Luang Prabang, this place has much to improve, or to ask for the half of that price to be competitive.

Room Tip: make the guy write the price if you are not sure to understand... :/

We are very sorry for all the inconvenients. Everyday before the house keeper goes back home they have to clean all around the guesthouse. The night you came maybe we had probably a problem. We apologize for that. Now we don't have dogs anymore and every day the manager check all around the area to be sur that everything is clean before the guests arrive. The one who sleeps during the time work doesn't work here any more too. No one will sleep the moment he wellcome the guest anymore too.
