We stayed for 2 nights and wish we could have stayed longer.
The room is lovely, with everything you need - AC, comfy bed, cable tv, western bathroom. Breakfast is served outside on the bank of the river and you can choose from a range of yummy things, we had pancakes and fresh fruit each morning.
Hotel is right in the historic district, right behind a lovely old wat, perfect for viewing the dawn monk alms receiving service. It's best to speak to reception about how to behave during this traditional ceremony - as many tourists treat it like going to the zoo.
The staff really are fantastic, Noi in particular (I think she's the owner / manager) is not only a very nice lady, but is also extremely helpful and competent, she changed currencies at a good rate, arranged our Vietnamese visas, and best of all booked flights for us at $50 less that we could find on any other site.
Thoroughly recommended

It is located on the riverside where they serve excellent breakfast every morning. Staff really helpful and friendly. Would certainly stay there again.

I do have to agree a bit on the over-hyphed reviews on TA; only reason why we booked, but what made this place so great for us was the 2 boy staff members (one worked in the office and the other worked during breakfast). The boys were so friendly and engaging. Each and every time that we saw them, they engaged us in clever and articulate conversations. We really enjoyed hearing their stories and learning about their lives. Again, they really made this stay for us. And btw breakfast was amazing! I had the omelette 4 mornings straight with the baguette and fruit= Amazing! Great start to the day. Coffee not so much.

The standard rooms were nice & the beds were comfortable. We had a great coma sleep after arriving from a 27 hour (in total) journey via shuttle, boat, bus, and tuk tuk and the great thing about it was the owner checked us in the hotel early! We only arrived at 7am and we were able to rest, get comfortable and still have enough of the day to go out and explore.

This hotel is on the far side from where everything is, but if you don't mind walking, we hiked it every day and didn't mind. There are some nice restaurants near by, but if you want to be in the tourist scene it'll take you 10-15 to walk there. We needed to book a few things and the owner took the time to assist us and helped explain a few things to us. Overall, we were happy with our stay.

Stayed here 3 nights. Very clean. Great service, owner/manager Noy also makes travel arrangements, changes money and personally walked me (with a parasol over our heads) to a paper store I wasn't able to find. Lovely terrace for breakfast, overlooking the Nam Khan river, delicious fruit plates as with everywhere in SE Asia. Beds are hard! I noticed very firm beds everywhere but these were particularly hard. I will email Noy and suggest pillowtops! Super shower, hot water, adjustable pressure
The owner said her building is 2 years old, with the annex just 6 months old.
Location is in the "rich" end of town, closer to expensive stores and restaurants, but it's a 10 minute walk to the center of town, and such a peaceful, clean beautiful location was well worth it.
