Easy walking distance to main shopping area, historic points of interest. Some good, reasonably priced restaurants nearby. Good sized closet unit with locked security drawer, otherwise sparsely furnished. Free tea, coffee in lobby. Desk staff a bit offhand, but the guy armed with the pointed stick and a flashlight efficiently speared a spider the size of a hockey puck which hovered over the bed. "He bites..you lucky lady." Some rooms might be nice, but we certainly didn't get one. Our tiny airless room, on the front overlooking the street, was extremely noisy; sleep impossible until the bars closed down. Couldn't open windows or shutters due to noise and dust. Walls stained and dirty, ragged curtains, greyed thin towels, sheets with multiple holes. Bathroom ceiling looked as if it was held together with duct tape. We actually might have stayed if the disinterested, surly manager had honoured our months' ahead confirmed reservation for room with balcony at rear of building...it seems the people in all of those rooms had extended their stay, and no way was he going to move them. We checked out after one night of a 5-night reservation. Don't stay there unless you have industrial strength earplugs and you don't mind complimentary spiders.

Walking around in LPB looking for a cheap/good guest house we walked into a guy from Phasith. He lured us in with a room for 80.000 kip which was clean and spacious and even had a sort of balcony. The staff is not super friendly, but were good for practical help and information. The location is good, being in the bar-quarter an with a 10min walk to the main street. Al tough the room smelled a bit funny, it was still clean. There gazillion options to stay in LPB, so there are probably cheaper options, we had a good time in this one.

Nice young family taking care of this place. They are very helpful and friendly. Room and facilities are average in Laos style, so nothing to be exited, but clean and pretty quite. Place is not for demanding taste, but very good for a cheap night.

The rooms with balcony are incredibly noisy. Even with doors closed you hear just everything on the street. Midnight barking dogs will take care of noise when traffic goes down. The owner is not that friendly as many reviews state. Hard bed. Clean sheets an towels. Just choose something else, it is overpriced.

Stayed in a twin at the back. Single beds more comfortable than rock hard doubles. Balcony at rear good choice even if shared. Fairly spartan room and remember to turn fridge on. Coffee and tea at reception and bottled water every day. If at back be aware back neighbours may enjoy a durian which gets everywhere and wood fires. Close to night life?! Restaurant across road for breakfast after 9 or 10, depending on how they feel. Good restaurants nearby. Friendly service but late checkouts will cost you.

Room Tip: Rooms with a balcony and ask to check before agreeing! Avoid touts at the river they'll rip you...

We spent three nights here on September 2013. We're on a long distance cycle trip and needed somewhere quiet to rest whilst being reasonably central. This place ticked all the boxes.

The owners were friendly, the room comfortable and clean and free tea and coffee.

We had a twin room with a balcony on the ground floor (at road level) facing the rear. I would advise anyone to try and get a room at the rear to help against noise from the road.

Room Tip: Get a room not facing the road.

I booked this guesthouse for 5 nights because of its good location.
I didn't mind that every day the cleaners came in while I was out to make my bed, replace my towel etc.
However, on my last afternoon I returned to my room to find that the money I had put aside for my last meal, a body massage, souvenir shopping and tuk tuk ride to the airport had been stolen.
Explained to the owners that I had bolted all the windows and locked the doors so it had to be their staff, all they did was started chatting in Lao, after a long discussion then turned to me to say sorry they will pay for my tuktuk ride (which would only have been about 2 euros anyway) to the airport but they couldn't contact their staff and cannot discount my 5 night stay.

It was a huge inconvenience having to change my budget and lose out on a really good full body massage due to their bad running of the guesthouse and irresponsibility.

They also kept the keys out on their counter and many times when I came back they were left unattended, especially at night the doors are left open and they just fall deep asleep in front of the TV.

I would have recommended this guest house for their location (near restaurants and bars) but after the theft and how they handled the situation I definitely would not recommend this guest house. There are plenty of guest houses along the same street. I say choose another one.
