My main point of contention was that there was a main road between our room overlooking the Nam Khan river. As we arrived late on a Friday we were pleasantly surprised with the hotel. The pictures don't lie and we were very happy with the room size, the very comfortable beds and very helpful staff. Unfortunately we did not realise that motorcycles frequently used the road from about 5am and if your a light sleeper, then you will find it hard to fall asleep again! The paper thin walls do not help either and we could hear every noise, movement, flush from the other residents rooms..

That said, the breakfast was great - I suggest you get a pancake on one of your mornings and the location is a comfortable walk to most of the local attractions.

Luang Prabang is a beautiful town and you will enjoy your stay here

We ended up walking in to the Villa Baan Lakkham after being very disappointed with a nearby hotel (see my other Luang Prabang review).
The staff are incredibly helpful and friendly - they didn't speak brilliant English but it was far better than my attempt at Laos!
We were shown a room (upstairs) and knew this was the place.
The building is a refurbished 200 year old villa within 2 minutes walk of seeing (and taking part) in the monks doing their daily collection of alms.
The rooms are beautiful - the sort of place if you want to spend a day just hanging out in the hotel you will feel extremely comfortable.
Spacious balconies with views of the Nam Khan River.
Breakfast included in the price - we had the delicious Asian breakfast every morning: They have obviously taken note of previous complaints on Trip Advisor and you can now have breakfast delivered to your room (but go down to their restaurant 'The Indestructible Rock' and dine overlooking the river - the restaurant itself was a little overpriced for a beer (but still cheap by western standards!)
A great spot for a couple or family for sure!

Room Tip: Room 1 (upstairs corner suite) has 2 balconies and a very large bathroom.

Location is good, Staff are really nice to me ;), I like my room overlooking the Nam Khan river with a balcony with my big bed - aahhh relaxing!!
The Indestructible Rock Restaurant is where i have my breakfast , of course with such a nice view and delicious food. . . they were really accommodating they arrange everything for me like my day trips and even sent me to Lao Airlines 'cos i need to do some urgent matters :) and because I am alone, they even offered to party with me (really wonderful people i met).
Location is near to everything, near to the hangout places, near the night market, near the touristy areas etc etc. . . I walked almost my whole stay in LP (i didn't get lost 'cos it's very easy to find)
If i comeback in Luang Prabang, I will probably book this lovely place again. . . the best part of my trip :)
don't think twice if u want to stay in this hotel, you will not regret your stay.

This charming 10 room guest house is situated on Nam Khan, a tributary of the Mekong Delta. The guest -house provides a high standard of service and staff are extremely pleasant and courteous.

Meals are served across the road at the Indestructible Rock restaurant, which overlooks the Nam Khan and the views looking towards the mountains are amazing. We chose to eat a number of meals at the restaurant as the food was delicious, always fresh and there was a great variety. We particularly enjoyed the local cuisine.

Our room was comfortable and suitable for our requirements, it was serviced daily. We stayed on the upper level of the guest - house and it was great to wind down at the end of each day on the outside balcony. Our room facilities included an ensuite, fridge, television and a king sized double bed, which was particularly comfortable. The guest – house also offers assistance with touring and in house massages – the management and staff will go out of their way to assist you wherever possible.

Villa Ban Lakkham is only a short stroll away from the main street, where each night there is a market that provides the most amazing woven fabrics, wooden artifacts and many other holiday trinkets. Also, in the main street, you can eat at one of the many restaurants, arrange a massage or just people watch whilst having a refreshing drink or two.

We would definitely recommend the Villa Ban Lakkham as the place to stay, when visiting Luang Prabang.

Room Tip: Try for a room on the first floor - the balconies in the evening are a great place to relax.

Nice little Hotel with plans for upgrading and charging more, they need to polish what they have now. Lovely quite location overlooking the river. Stayed for 3 nights, we and the other rooms had no hot water for the first 1 1/2 days then they found somebody had turned it off. We and the other rooms had WiFi for the first couple of hours then nothing for the remaining 3 days. Asked for some more bottled water at 9pm - they could not find any and I had to walk 400m to get some! If they can fix these things it will be great.

Room Tip: Upstairs for a view.

Wel things have changed at this guest house. Our small upstairs room although pleasant is very small and they are charging $95 dble. per night. Way over-priced for this sort of accommodation.
On arrival manageress (very nice ) had no record of our booking and her English was very limited so we had a few problems. We were show a room with no TV and single beds, we booked double, only one room has television in the whole hotel. We wanted to cancel but not approved so we had to stay as couldn't get any refund. We have found another place, not far from here, The Mekong Charm', this has bigger room and has great view for $60.This should be the correct price for Ban Lakham as well. We are the only guests now, no wonder.
Too expensive.
Good plain breakfast, though not served on balcony.Rooms are not spacious unless you choose more expensive room. Beds are on the hard side.

Room Tip: up-srairs good view, nice bathroom

Looked at about 8 different mid-range guesthouses in Luang Prabang before settling on this one. The rooms very incredibly comfortable and so well-finished. High ceilings, hardwood floors, spacious river-view hardwood balconies, on which we were served a generous breakfast every morning. Cash-only (no credit cards). $50 for a upper floor double may seem a little pricey for Luang Prabang, but it was great value compared to similarly priced hotels we looked at. Thoroughly recommended!
