This is a simple and cosy hotel. Rooms are clean, aircon works well, basic bathroom: don't expect hot water for your shower. Breakfast could be better, but the view from the roof top while you are enjoying it is unbeatable. We stayed for three nights: the first two we had the double with bathroom for 35$ and the third a room with shared bathroom which was for our room use only for 20$. Good value for money!

For sure, not a four star hotel. Rooms are simple, but large, comfortable, clean and have some charm.

The hotel is well located, the staff is helpful, breakfast is ok.
For the price we paid (35 USD), it's definitively a good deal.

Room Tip: For a better view, get a room at higher level

This place is quirky and pretty much standard for Myanmar. Staff are very helpful and it has a great location. Prices are going up however that is pretty standard at the moment in Myanmar. Book early if you want to negotiate. Booking on the day when rooms are limited will put the price up. Rooms are clean and AC works well.

The situation of this hotel is very good, close to the fort. The rooms are fine and have an attractive outlook (though there was a lot of noise in the neighbourhood). However it would be better if breakfast had not been such a trial! Having stayed in the hotel before I knew about the roof terrace, which is lovely, but the staff did not seem to be geared up to serve breakfast there. It took a long time for the (not very exciting) food and drink to arrive, and service was not all that willing. However the people on the front desk were charming and helpful.

I stayed at the Royal City Hotel for 3 nights and really enjoyed my stay there. The room, on the 5th floor, was huge, clean and comfortable. The free breakfast was standard fare for Myanmar hotels, egg, toast and some fruit. Front desk service was friendly and efficient. Only a 2 minute stroll to the moat surrounding the old city walls, though a bit of a hike to Mandalay Hill. Transport is cheap though so not a problem.

Stayed here for two nights late October 2012. It is a good hotel with very friendly and helpful staff. The room was spacious and complete, with good aircon. It cut out a few times but each time their generator comes online immediately and the aicon comes back online after a few minutes (the protector device always waits a few minutes). However as the room does not cool down right away anyway, that's not really an issue in my experience.

The bathroom I found basic, reminiscent of a cheap Bangkok hotel with a chipped bath tub and average shower, sink in a small corner, but overall acceptable and clean enough.

Breakfast was basic, breakfast room was hot when I went there which was not great as there were not enough fans to cover all the tables.

Staff were helpful with booking bus ticket to Bagan and organising taxi to the bus station. They did not offer money exchange, but directed me to a travel agency three blocks away (which however did give good rates).

There's various restaurants in the nearby area which is handy if you want some variety for dinner.

As others have mentioned, to book this hotel best way is to call them on +95 (0)2-66559, +95 (0)2-31805, they will ask you to call again the day before to reconfirm (to limit risk of no-shows). As alll hotels book out early in the toruist season (October - end of March) make sure to book some time in advance.

Overall recommended.
