“perfect place”

Perfect place to stay in Zadar, walking distance form old town (one should use taxi boat to shorten its way - great experience for 5 kuna), clean, well equiped, modern, little playground for kids, air-condition, kitchenette, etc. Supportive landlady who serves nice portion of local plum alcohol, if you wish.Hard to find, better to print a good map. In vicinity thai massage???-),local drink bar, good grocery and bakery (turn right), but overall save.Recommended

This is a great place to stay. It's relatively inexpensive, clean, spacious and right next to a fab place to get wonderful thai massages and/or thai food! The personnel is friendly and helpful and willingly give you tourist information if needed. I highly recommend this place, especially for families or families as it is an appart/hotel equipped with a kitchen.

The location is not very close to the centre, if you travel by intercity bus and wear your luggage by hands, but it is just near by the bus stop of buses #5 and #8, from the public transport of the city. Both are starting from the Central Bus Station and are convenient for use. The price is 10 kuna for one person. There are also combined tickets for two courses, with time limitation and price of 16 kuna. The room was pretty wide and spacious, with a lot of amenities and lockers. The air conditioner was Mitsubishi and it worked completely quite, but still powerful enough. There were two big terraces with some chairs and tables for relaxation on a fresh air. The bed was big and quite comfortable. There was a TV, and Wi-Fi, which we have not used, so there were no impressions of these. As usual, microwave, refrigerator, etc were presented. There were liquid soap and towels in the bathroom. The towels were enough as quantity, but all of these were small size, as for hands or face washing. Not for body. Everything looked clean, except the floor. There were also some broken or not tightened parts of the furniture, which otherwise were looking very stable and well done. It was very difficult to put the shower on the wall in the desired angle and the water pressure seemed to be a bit less than enough. There was no mosquito nets on the windows and terrace doors, but there was electrical mosquito killer inside the room.
On the other hand, the woman on the reception was completely polite. She had explained all the interesting places in the city, including eating, drinking, sights, etc. She gave us a map of the city and she wrote down the most important things, including taxi company number, which were very helpful later on. After the reservation there was also very nice email, explaining a lot of the things for the hotel in details, like transport to Villa Lipa, etc.
So, it was not just the perfect place, but still it was a nice place to stay in Zadar.

Host Leri is very friendly, offers great tips and service. The apartments are very comfortable and well priced.

Great Apartment 15 mins walk from Zadar old town and beaches. A fab place to stay in Zadar. Clean and modern apartments. Very friendly and accommodating staff. 10 out of 10!

Stayed at Villa Lipa in late May 2011. Apartment was very modern & clean. Excellent value for money. I stayed in Apartment #1 on my own and this was never an issue.

Leri, the owner, is very friendly & helpful indeed. She was able to provide a load of local tourist info, as well as recommending a local travel agency, Terra, for an all-in day trip to Plitvice Lakes, as well as booking another excursion to Kornati for me directly.

Location of Villa Lipa is slightly further from the old city than I expected. You can walk to the footbridge over to the old city in about 20 minutes if you go direct, or about half hour if you opt for the more scenic coastal route. That's at a leisurely pace.

Alternatively, walk as far as the 'Boatmen of Zadar' brown sign, follow the pier to the end & take the row boat across the harbour. The boatmen seem to work on tips only, so give as much as you feel. With this latter option you can get over to the old city in about 15 minutes total.

Tips:

Would recommend the Market shop Aleja about 5 minutes down the road towards Borik, rather than the one a few doors down. It's bigger, so has more choice and seemed a whole lot friendlier. It's three buildings on from Mamma Mia.
Pearl of Siam Thai restaurant, literally two buildings away, is excellent. As well as Thai cuisine you can get a Thai massage (before a meal I would expect!). They also have a small pool, right in the middle of the outside dining area, which was a *little* strange! Food, atmosphere, decor, service and value are all exceptional. One of the nicest restaurants that I've been to in some time.
Mamma Mia Italian restaurant is very close and does a nice pizza. There were also a fair choice of other Italian dishes.
I used Terra travel agency for a day trip to Plitvice, which I booked a few days earlier. Follow Put Dikla west for 10 - 15 minutes until the major crossroads, turn right & it's in the same building a the pharmacy (yellow & white building). Be warned: I was driven down to on of the larger hotels in Borik that caters for German tourists. There was an Australian couple, a few French people and some other nationalities, but the tour was definitely catered mor towards the German majority (which is what you would expect).
I would recommend investing in some mosquito repellent, as I woke up with about 5 new bites every morning.

The title says it all. I was overall very pleased with Villa Lipa. It doesn't stay exactly in the city center, but it is not that far and the price is unbeatable. You can either walk (around 20 min), or take a bus (around 10 min). Safe area, very nice studio apartment with AC -- good value for the money. In general, in Croatia go for the private renting -- definitely worth it.
