We extensively researched accommodation before we booked it and from looking at the reviews of this place we thought it looked like budget accommodation but that it would be decent.
The accommodation was terrible. Firstly, it is a rundown area in which I felt unsafe. The area is unlit, the building door is open at all times of the night which allows people to wander in and out with no security. One evening someone had left their buggy in the hallway and when we came back the buggy was gone and the contents of it tipped onto the floor so we can only assume it was stolen!
The Blue room has no kitchen facilities. Only a tiny fridge which isn't even cold - chocolate still soft when it had been in there overnight! There is no balcony but there are good views. But with no balcony in which to view this from it doesnt add anything to the room.
Basically this is an apartment that has been split into 3 rooms (blue room, yellow room and green room) and has a main door which you must unlock first and then unlock your own room. the main door's lock was broken so it took 5 mins to get in each time and some people would come in late and not be able to work the lock so rattle it for 10 minutes waking up everyone else. This isn't the fault of those staying here but the fault of Goldi for not ensuring the lock is working properly.
The aircon is terrible and hardly worked. We left it on for 2 hours whilst we were out and returned to the room expecting it to be cold and it was still warm. The worst aircon system i have ever encountered. As a result we had real difficulty sleeping due to the heat.
The shutters are old and don't draw together fully, this lets a lot of light into the room which further affected our sleep. Also the large window doors were not fully secure, poor lock which could easily be broken. This meant bugs and mosquitos can easily get into the room and in the night we were bitten many times.
The bed is old and uncomfortable. The bathroom suite is very small and old and needs cleaning properly.
A key issue was the lack of customer service from Goldi. She promised to bring us more towels as we were staying 4 nights. Not once did she return with towels for us and neither did she restock toliet roll - basics is any accommodation. She had misled us on the quality of the room and we felt cheated and upset.

Room Tip: Don't stay here. You will be tempted because it is cheap for Dubrovnik and the location is good...

We stayed here for two nights. On the first night, we stayed in the blue room which had a fantastic view over the Old town, and an ensuite. On the final night, we stayed in the yellow room, where the locked bathroom was outside the room. Goldi was a fantastic host and very helpful. Rooms were basic but clean. Loved how close the apartment was to the beach. Hated the climb back from the beach to the apartment (but lots stairs seem to be the norm in this city). Overall, good value accommodation in expensive Dubrovnik.

Room Tip: Go for the Blue room

We stayed here, in the Blue Room, for 3 nights. It is nigh on impossible to find affordable accomodation in Dubrovnik but we only paid €55/night for the sea view room; think it was an extra €5 a night for the view, but we spent that long looking at it to make that worthwhile!

The room was big enough for us, a nice comfortable bed, with AC, a fridge and satellite TV (which we never turned on) complete with ensuite. Goldi is a wonderful host, arranging transfers, recommending restaurants and being so friendly. We didn't see much of her, but loved her.

As a lot of others have mentioned, there are steps. And seemingly millions of them. Boy, it makes that AC feel damn good after returning from a day of exploring. Definitely not suitable for anyone with any walking/mobility problems.

I'd happily come here again if we return to Dubrovnik.

This accommodation is an apartment, not a hotel, so it should probably be listed accordingly. This said, it is a spacious, well-equipped, very clean place, and the hostess adds to the overall charm.

The mattress is firm and good, we were provided with baby cot, but there is a lack of drawers and cupboards, so things can easily be lost or stepped on. Although there is not much need for that, there is a large TV on the wall, and free Wi-Fi.

I would not recommend the place for people who mind the stairs - wherever you go, you need to climb stairs.

However, all this is easily forgotten, when you sip your coffee/drink on the beautiful terrace, overlooking Lokrum Island, old town and the sea... A complete privilege.

Highly recommended.

Room Tip: Take the apartment with the terrace. Worth every penny.

This apartment suited us very well. We stayed in the smallest of the three rooms but still think it was overpriced at 110 euros per night per room. Positives are - We had air conditioning and a fan, our own shower/toilet room, a sort-of functioning tv, a minifridge and keys to the room and the apartment for complete independence. The cleanliness was excellent. The landlady is also super nice and efficient. Negatives - our shower/toilet room was not ensuite so we had to keep it locked so we could keep our personal items inside. For us personally, this was the only main inconvenience. There were some other negatives which I am sure some people may need to be aware of - there are well over 100 stairs to climb from the beach or main old city. There are also several stairs to get to the main/nearest road. So, this accommodation is not suitable at all for people with mobility issues. The wifi is free but didn't work in our room - only worked in the corridor or the bathroom - so in a way, it was good that it was not ensuite.

I think 3 stars would be a little harsh while 4 seems a little generous - 3 1/2 from me if I could.

I was in the 'green' room - so no view. I think only one of the rooms has a view. Everything was fine - although note that in the green room (and one other which I cannot remember the colour), the bathroom is outside the room, but still private.

The main problem I have with these private rooms is arranging to meet the owner to get the keys and hand over the money. It's fine if the owner is at home all day, but otherwise having to find the place, phone up the owner, wait for the owner, all adds to time and expense.

My advice for somewhere like Dubrovnik - don't worry about where you are staying too much because most of the time will be spent outside exploring the old town. If you are using public transport,like I was, to enter and exit the city, think about staying near the bus station and using the local bus to get to the centre.

We stayed in the Blue Room which has beautiful views over the old town, sea and surrounding islands. THe room is small but clean and very modern. The air con is fantastic especially in 30+ degree weather. There is a fridge in the room as well.

Goldi is very helpful with everything and able to provide transfers.

There is a supermarket nearby which is handy and the beach and old town are a short walk away. Dubrovnik is set on a hillside and there are steps everywhere. The walk up to the apartment is very hard especially in 30+ degree weather as there a lot of steps to get up. There is another road you can take with little steps which is easier but does take longer.
