We stayed in Villa Petrosa, Gruda for 2 weeks in early September. There were 6 of us (3 couples) and the villa was ideal. It is compact but not small and really an apartment on top of a grocer/butcher’s shop. Its big advantage is that it has 3 separate bedrooms all identical with twin beds pushed together. It also has two separate bathrooms. Because neither of the bathrooms is ensuite, it meant that all 3 couples had direct access to either of the two bathrooms which allowed flexibility. Both bathrooms have toilets in them and both have showers with no bath. One of the bathrooms has a washing machine in it. The living room area is central with two of the bedrooms opening directly onto it and consists of a dining area with small kitchen area and a sitting room area with 2 sofas and TV, i.e. the kitchen, dining/ sitting room is all one biggish space. The small kitchen area has a dishwasher and cooker (hob is gas and oven is electric). Outside there is a patio area with small swimming pool. The pool is not that big but ideal for splashing about in. If you are a swimmer, then two swim strokes and you have reached the end of the pool! The patio area also has a great sheltered bbq and a fabulous view across a flat valley of vines and other crops to the mountains separating Croatia from Bosnia. You may get some slight noise from the butchers shop below first thing in the morning but nothing which kept us awake and my wife is a very light sleeper. We had the air conditioning on with windows/shutters closed at night.
The owner Niksa, met us on the first day and was very helpful . He recommended various places and also has a private beach area about 15 minutes’ drive away specifically for the residents of Villa Petrosa. This is in the village of Molunat near the southern tip of Croatia and it is in an amazing and really beautiful, secluded bay. When we were there the water was beautifully calm and ideal for swimming though one day it was slightly rougher. The area is not a sandy beach but a stone/concrete platform with sun shelter and a ladder leading into the water. It also has a diving board. It was really lovely and ideal for just relaxing and the big advantage is that you have sole use of it. The first time you go there, Niksa will meet you and show you the way down steps through trees to the beach.
The village of Gruda is a lovely place with a bank (with ATM), post office, grocery store and winery opposite the villa. As said above, there’s a grocer/butcher’s shop below the villa and George/Juro the butcher is very friendly – he also sells ice creams near the fortress Castle Sokol (which is really worth a visit while you’re there) in the mountains opposite. There are 3 bars nearby in the village all walkable from the Villa. We soon got used to relaxing with a beer or coffee in them! The nice thing about the village is that it’s not commercialised and most things are within walking distance, including the two stores already mentioned and a bigger Pemo supermarket a little further along. There’s also a good restaurant a 5 to 10 minute walk away in the other direction and a pizza place in the direction of the Pemo supermarket. Other restaurants are across the valley and easier to get to with a car (5 or 10 minute drive). If you go to the beach at Molunat, you can drive back into Molunat village and down to a secluded bay on the other side of Molunat peninsula. There’s a good restaurant (Maritimo) there which we ate in a couple of times and had good grilled fish. There’s another bigger restaurant there also which we didn’t try but is supposed to be good.
Gruda is also only 15 minutes’ drive from Dubrovnik airport so it’s very handy but it’s far enough away not to be affected by low flying planes. Further on past the airport you can drive down to Cavtat which is really lovely (about 25 min drive from Gruda). We took a boat from Cavtat into Dubrovnik and explored the city walls, etc. You can also do a nice boat trip from Cavtat (with lunch included) round the nearby islands – well worth doing. All in all a great place to stay for 6 people.

“Fantastic villa/beach for family holiday”

A brilliant family holiday. The villa was spotlessly clean and in a great village location, with shops and restaurants on the doorstep. The private beach, a ten-minute drive away, was stunning. Thank you Niksa!

“Beautiful Villa”

Perfect villa in a small village 30 mins outside debrovnic.The villa is fully air conditioned with 2 bathrooms, 3 bedrooms and a small kitchen. The pool is a great addition to a large balcony and there is also a massive BBQ for anyone who fancies cooking the fresh meat from the butchers below. The villa comes with a private beach situated roughly 10 mins away (there is also a lovely public beach opposite). The village has a couple of local pubs and excellent restaurants.

The owner couldn't do enough for us during our stay and recommend loads of things for us to do and even arranged for one of his friends to cook us a three course meal for our pool party on the last night.

I would highly recommend this villa to anyone

“Gruda greatness”

Our flight and hire car delayed us 2 hours upon arrival at Villa Petrosa. We didn't arrive until 11:30pm, and the host Niksa was there to greet us. He was very welcoming, taking time to give us an overview of the area, and setting us up with WiFi and showing us the property.

Throughout our visit, Niksa was very helpful, replying to emails promptly and phonecalls. We couldn't have hoped for a better host; attentive, yet not overbearing.

Villa Petrosa is a beautiful villa. The heated pool is big enough to lounge in and very clean. The property has been furnished to a high standard, with air con in each room and quality fittings.

The view is great from the balcony, with a sweeping view of the mountains. Being on an upper level, you are not overlooked giving you privacy. We bought some lovely pork chops from George the butcher in the shop below, and had a great evening cooking them on the outside grill.

The property​ is above the local butchers on the main street of Gruda. The town is small, with a small convenience shop, a post office and a bank across the road from the butchers below you. There are 3 bars a minute walk down the street, and a well stocked supermarket next to the bars.

The town is very lively in the mornings, with the locals going about their business. You can sometimes hear the butcher chopping away in the mornings, but we are early risers, so was not a disturbance for us.

Gruda is well situated if you have a car. (The property has it's own private parking bay.) The town is 30 minutes from Dubrovnik Old Town, and 20 minutes from Cavtat. It is a 15 minute drive to Molunat, where the private lagoon that accompanies the villa is located.

The lagoon is secluded and private. However, there are a lot of steps down to it, so more suited for adults or older children. Once down there, the view is spectacular and very peaceful. Access to the sea is via ladder and is immediately deep. There is a shower, sun loungers and shade and is a good spot for sunbathing.

Overall, Villa Petrosa is a great hub for exploring Croatia, and relaxing in between excursions.

“Great holiday location”

My wife, children and I all really enjoyed our stay here, but you absolutely need a car to make the most of this location. The guy who owns the property, Niksa, is really friendly and helpful. It's an ideal location to go into Dubrovnik from for a few hours every now and again. Dubrovnik is far too busy to stay there all the time. Would recommend getting the boat taxt in from Cavtat. This is also a great location to go exploring Montenegro, particularly around the bay of Kotor, into Hercig Novi, Perast and Kotor. It's definitley worth a trip, just bring your passport. We also got great use out of the pool, which is heated. The highlight of this location though is access to the spectacular private beach and swimming area that comes with this property. It's about 15 minutes away in Molunat, but we ended up going there every day it was that good.
