Just spend 10 days there (last two weeks of August of 2012) and can say this - you would feel yourself very welcome at Dubrovnik if you'd stay at Guesthouse Enny.
All the questions you have, help with directions - just ask and you'll be helped.
Beach, Old city, various restourants - all is in 5 min walking distance, LITERALLY (don't pass by Tabasco pizzeria - one of the cheapest and incredibly good restaurant nearby Old city that doesn't take billion of euro for a dish; domestic wine there are incredible also). Nearby located bacery, food shop (mmmmm, Croatian milk products are good), bus stop you could use to get to Cavtat and to get to Dubrovnik airport. Also, neighborhood is quiet.
Location is perfect.
Beds are soft, bathroom is nice, shower is great, air conditioning is there. Wifi could be stronger - yet that's a router fault, probably.
So if you'd like to stay in Dubrovnik in nice, quiet, cozy place with nice to talk and welcoming warm hosts and good pricing - Guesthouse Enny is your choice.
