“Good apartment, great location”

We stayed for two nights in the apartment on the third floor of Villa Flores. I haven't given it 5 out of 5 because it didn't have a 'wow' factor - but perhaps that is unfair - for what it is it was difficult to fault. Overall, a good apartment in an excellent central location in the Old Town - comfy bed and wooden shutters to keep the light out, good shower, well equipped small kitchenette, no problems with check-in and the added bonus of a supply of beach towels free of charge. All in all we would recommend it without hesitation.

We always prefer to stay within historical surroundings, although this time we were apprehensive about the noise of the Old City, as it gets more tourists than the lovely walled city of Kotor in Montenegro.
After a 15minute trek from the Public Parking outside the city walls (we had already packed light and left the large suitcase in the car), we had an interesting time negotiating the narrow streets of the Old City to find this place. The owner was not around but the shop owner next door helped us call her and someone turned up after 10minutes to show us in. You have to be pretty self-sufficient thereafter cos there is no concierge or reception otherwise and cash is paid upfront too (they don't tell u this when u book). The service however was prompt and the room was lovely, spacious and comfortable.
Most importantly, it was quiet and just far away enough from the main pedestrian thoroughfare for a good night's rest but only 2 minutes walk away to be convenient. It helps that there isn't much human traffic too cos there aren't many shops along this lane. Forget about views (not that we were there for views anyway) as u look into the opposite building's room ... and the drapes for our room were transparent!
Overall, we were happy to be here for our stay in Dubrovnik and although the parking cost 25 Euro per day, this was actually much cheaper than having a room at a hotel outside of town with free parking ... so all in all, it was a good deal.
The old city is lovely and staying within the walls just added to the wonderful experience.

This was the perfect location to explore Dubrovnik. We stayed for 2 nights in September and thoroughly enjoyed our stay. It was perfectly situated to allow us to roam the streets of Dubrovnik by day, and enjoy a very quiet sleep at night. The room was well appointed - lots of space for luggage and lounging. Convenient kitchen to prepare light breakfast and lunch if needed. The owner was very friendly and helpful for directions. Her son provided an effortless transfer from the airport- very appreciated after a long international flight. I highly recommend Villa Flores.

My boyfriend & I stayed at this wonderful place for 3 nights in July this year. We were super impressed with everything - from the friendliness of the owner, the room and the absolutely amazing location! It's definitely worth it to experience staying inside the old town, on a gorgeous marble street in a perfect spot! For our budget the cost was a little high, hence why we moved outside the old town after 3 nights, but it was worth every penny. We stayed on the first floor, but if you stayed on the higher levels the stairs would be a massive pain! However apart from that, an amazing place to experience Dubrovnik's old town!

Since we were travelling with small kids, wanted to find a place near to all the main attractions and room enough for 2 kids and 2 adults.

Villa Flores was a perfect place for us. Located on the small quiet alley in the heart of the old town. With the price of 125 euros a night we got 2 rooms, small kitchen, bathroom, wifi and air conditioning. What we didn't get was a view (small alley = all you see from window is another rocky building). But since we were not planning to stay in the room but walk around the town, that didn't bother us. Breakfast wasn't included, but it was easy to get things to eat from a small shop and market place just few steps away.

This is one of the apartments offered by Villa Flores. It is NOT in Dubrovnik, but is just a 10 minute bus ride away. It also is not in an area with hoards of tourists descending from busses and ships.... The apartment was very nice, the pictures are accurate. The restaurants and cafes in the area are quite a bit less expensive than in Dubrovnik proper, and I suspect much better. There is a grocery store in the area also. The only thing I would warn against are the steps - a huge problem if you have difficulty walking or heavy luggage. Otherwise, just be aware that getting to the bus/town of Lapad requires a long walk down stairs and a long walk uphill to return.

I see that one of the previous reviews also mentioned the lack of hot water. This was the same during our stay.

Location is perfect for seeing the old town. If you want views of the Adriatic, you will not get them here though. We chis this place because we had a flight the next morning and we had been to Dubrovnik a few times so we just wanted to be central to visit friends.

If you want views I recommend Babin Kuk or Lapad areas for this but you will need to get a bus from there to see the old town. Babin Kuk is about 25 mins and Lapad about 15mins bus journey from the old town.

The service was very good. The host rang us the day of our arrival to arrange times to meet at the apartment and she was waiting for us when we arrived. Our room was on the top 4th floor and unfortunately carrying our suitcases up 4 flights of narrow stairs was very difficult, but doable.

The apartment was nice and modern. There are no real views of anything. Windows are very small with shutters.
Air conditioned and clean also.

Bedroom was basic and living area was ok. Both bedroom and living area were equiped with double beds. No couch! Living room had a tv aswell.

Kitchen was very small and attached to the living area.

The bathroom was very modern looking however the entrance to the shower was very low and you need to duck your head before entering. Very weird considering I'm not even that tall. I think the shower doors were just not high enough due to the arch in the ceiling so a normal one would not fit.

There was a massive lack of hot water so I dont think the tank is big enough for 2 people to have a 10 minute shower one after the other.
Not great for the expensive price you pay...

They also do not take credit card so arrive with cash.

Overall a great location if all you want easy access to the old city without any view.
