Firstly b& b misled us, as breakfast is not included, although it was not an expensive extra.
The place in the picture is where we stopped, but the taxi drops you at a place where you have breakfast (outside) and see the lady who ran the place.
You then have 80 steep steps up to the place in the picture via one of the towns many alleys.
The second day we went down at 9.40 as breakfast is til 10, but there was scraps of food left.
On arrival we was left alone for 15 min to wait for our room to be vacated, we arrived midday. The cleaner then came out saying she had not cleaned the floor and went.
Wifi worked well, the tv did not, the maintenance man tried but could not fix it, was not bothered as we went to see Croatia not tv.
Food got better as week progressed , more home grown fresh fruits.
The £100 a night for two without meals is expensive,
The place was clean and the sea was visible in the far distance.
Dubrovnik is the dearest city in Croatia but is a must place to visit , for it's beauty , architecture, panaromic views and medieval feel.
We learned that it would be cheaper to have a boat taxi to one of the many islands and eat there.
We thoroughly enjoyed the holiday.

after reading the various reviews about this accomodation i was a little weary. However was pleasantly suprised. My room was on the ground floor which was good as i found out... there a lot of stairs to climb in croatia..... I was greeted by a younger girl and then by her mother....who were both pleasant. My room was very airy bed was comfy and shower worked a treat although a bit on the small side...overall my experience was fine. Also an excellent location even with the stairs....

I was part of a tour group that stayed at this location. This place consists of accomodations in a variety of homes located in close proximity. So there are no two rooms alike. We were really disappointed with our room at first because it was more like a dorm room. We were in a home whose address is shown in one of the attached photos. However, after walking about the beautiful city in the blazing heat, we came to appreciate returning to our little abode that had a bit of air conditioning.

Once we realized that we were actually staying in someone's home, we valued the experience of living in a Croatian home. Although our room was very small and utilitarian, and we shared that portion of the home with two other travelers staying in their own rooms, there were two modern bathrooms to share and a larger common area that served as the living room and kitchen. There was a refrigerator and TV.

There was also a private terrace. Strangely, none of us could get the door to open even though on our first day one of the agents took us out the door to stand on the terrace. Fortunately, our room did have a door to the terrace. The other two rooms did not. One of the other two rooms only had a window that looked out onto the common room. It was very dark and cavelike. Beware of mosquitos - even in the house.

As you can see from one of the photos, we had one tiny lamp to share in the room. There was another tiny lamp, but it had a burnt out bulb. There was another tiny lamp in the hallway, also with a burnt out bulb.

When I saw the beds, I immediately expected to have a horrible night's sleep. No pillow top, etc. Surprisingly, I found the tiny bed very comfortable and slept very soundly. In fact, when I came back to the U.S., I started not liking my pillow top mattress.

There are no employees to talk to if you encountered any problems, such as no light bulbs. We did learn that the travel agency below the home was affiliated with the place, but as another reviewer pointed out, he is pretty unpleasant and gruff even though all we wanted was more toilet paper and soap. The older woman who brought us the soap was very sweet. We learned that their bath soap bars are very, very tiny just like the ones we already had.

We also ate at a little breakfast place that another reviewed described. This was also part of the tour package. The "restaurant" was in the cook's home. Because of the size of our group, some of us ate inside the home and some sat out on a terrace. The cook was an irritable, harried woman, but with moments of pleasantness. However, she would disappear once she had cooked what she felt was an adequate amount of food. If you needed anything else, there was no one to help you. The food was fresh and adequate.

Some people would find this location abysmal as it is not a typical hotel at all. Some people said the bathroom in the home in which they stayed was so small that they could hardly turn around in it. Even though we became accustomed to the place, I rated our room "average" because it was clean, but extremely basic and there were no staff to assist us when we had questions. It really depends on which house you get to stay in as to how happy you will be.

I do not know how much was paid for these accommodations. It could have either been a bargain or a total ripoff.

Room Tip: Ask for a description of the room you'll be assigned to.

We stayed here on our last night having been touring Montenegro.
When we arrived the owner was not there and had left his sulky daughter in charge. She had no instructions from Dad and asked us what we had booked - two seaview rooms.
We assumed we were staying in the main house, but she led us down the road and then up 70 steps to a separate building. Our friends were upstairs so had a seaview. We were on the ground floor with a glimpse of the sea between the vegetation and a neighbour's satellite dish. The room was spartan to say the least. A good size with bed, wardrobe, one bedside table, small table and two wooden chairs. It reminded me of student digs; there wasn't a picture on the wall or rug on the floor to give it some character. The bare minimum had been spent. The bathroom was minute and we had to use the hand towel for a shower mat as there was none. My husband and I are not particularly big. People of a more corpulent stature would struggle in there. Couldn't find the aircon remote. Back down the 70 steps to sulky daughter who insisted it was there, maybe on the wall. Back up the 70 steps and lurking behind the curtains we found the fixture holding the remote. Then we had to carry our bags up the 70 steps in temperatures of 30 degrees plus. No joke. We had thought we would at least be able to drive to outside our accommodation.
We had an early flight so asked for breakfast at 7am prompt. No problem we were told. We arrived at 6.50am and the wife (I assume) threw a complete strop because we had turned up a bit early. At 7.10am when breakfast was served, it was fine. And the owner reimbursed €10 because our room didn't have a sea view. I do wonder if he would have done that if we hadn't complained to the daughter.
Bear in mind there are around 240 steps from the Old Town to the rooms.
This was the last night of our holiday and a big letdown. Wish we had driven from the Bay of Kotor to the airport.
When we had a long week-end in Dubrovnik previously, we stayed on the Lapad Peninsula and bussed into Dubrovnik. Much better, more fun and better value for money.

The good part about this place is there is free parking, which is very hard to find for a reasonably-priced room near Dubrovnik, but I would not stay there again. The owner was helpful at first, but then became irritable and unpleasant. He seemed as if our questions were bothersome and he was short with us about everything after we had paid our bill. The room was also a basement room, very bare, and constantly smelled of mildew. Our clothes and linens never dried- we couldn't wait to get out of there.

Room Tip: Definitely make sure you're not on the lower level

Location is ok - about 15 mins walk up many stairs from the old town.

After one week private travel in the region, we joined a tour group in Dubrovnik that had chosen this accommodation for us. Therefore, cannot accurately judge value for money but think there are better options closer to old town for the same or less. The 7euro breakfast is poor, with instant coffee and tang (or something similar) for orange juice. There is free wifi only on the breakfast balcony or travel agent downstairs.

As soon as we arrived, we wanted to change rooms/accommodation, but being in a group we couldn't. Simply put, our room was a cave with a window at eye level. The benefit was it was cool and we didn't need aircon (there wasn't any). Our travel companions in other rooms complained of insufferable heat at night, so we were lucky in this regard. We asked for another room but were told by the travel agent who runs the B&B that there were none available that orthe next day (we found out later that wasn't try as another person ending their tour that day checked out of a double room the next morning).

We were desperate for laundry so paid the 10 euro fee per bag, and were shocked to return home late in the afternoon to a bag of wet laundry on the floor. Not cool, especially given there was a huge washing line a few metres from our door.

There are really too many complaints to write about specifically (ex: actually being yelled at by the owner when we meantioned nicely that our room hadn't been cleaned in the three days we had been there-- 4 spiders in their webs on our beds).

The rooms are dirty, smelly, basic and do not have real windows (unless you get a suite). You have to search hard to find anyone at this place to help you with anything, let alone get you a real blanket (all we had were sheets).

if you don't like dragging your luggage up about 70 stairs, don't stay here. The rooms are not where the reception are, but up a hill that you have to walk to everytime you leave (as well as the hotel is up high on the hill and far from the city--meaning if you are not in good shape, you might have to take a cab up, which is a real pain here).

Basically, it really ruined our stay here and there are plenty of other hotels closer in town, so I would suggest not risking it here.
