Second time i've been in Dubrovnik. Second time i've stayed at Villa Ivan. Why?
Very easy, stay here is almost like be at your own home.First of all is a great deal- bearing in mind the overpriced flats and hostels in Dubrovnik city centre!!
Ivan and Kate are delightful down-to earth people helping further than what usually a random host does.They advise you where to eat in the city, what museums they love the most. If you need help to book excursions or rent a car(our case) they help you. You have independence and flexibility staying here, they gave us the welcome with sweets and lemonade, the house got fully equipped kitchen, great balcony with breathtaking views of Dubrovnik's harbour...their home is above the apartments they rent if you need their help. Superb, all good words for the days i spent here, first with a fellah in 2013 and this second time with my lady. If i got the chance to come back i will go straight to Villa Ivan.

Is probably the best place I've ever stayed being on holidays

My boyfriend and I just spent 5 amazing days in Dubrovnik and we believe a big part of it was staying at the Villa Ivan! We stayed in the front room and were blown away by our view! Ivan and Kate are both very nice, genuine hardworking people and made us feel at home from the start. They gave us complimentary fresh lemonade on arrival and one of the nights Kate knocked on our door to give us some chocolate crepes she made which tasted amazing!! They will answer any questions needed even recommended a pizza place nearby for my boyfriend to watch the Liverpool match (he even called them to make sure they had it on that channel for us). The villa is a maximum 10 min bus ride into the old city and staying outside of the old city meant we saw more of Dubrovnik than most people and there is no way you can beat Ivan's view if you stayed in the old city. We were pleasantly surprised one day when we found Ivan driving the bus and gave us a free ride! We even managed a run around Port Gruz and took advantage of all the steps! If you're looking for a place to have a nice dinner try Restaurant Amfora in Port Gruz (10 min walk from the villa) and Taj Mahal in old city (also recommended by Ivan for authentic Bosnian cuisine) best meals of our stay!

This place is the best hostel I've ever stayed in . Ivan and Kate really go out of there way to make your stay in this beautiful city really special. From the free juice on arrival to the freshly picked oranges cake homemade pancakes and the free lift from the bus station . Ivan's knowledge of the place is really helpful . He even booked are excursions for us . The views are to die for . The local pizza place is fantastic as are the bakery's . I couldn't recommend this place highly enough for your stay in dubrovnik . Yes it's a little away from the old town but this is good as you get to see much more of the place . The harbour is on your doorstep and the buses run straight past the villa . All in all a fantastic place with fantastic hosts . Will definitely be going back to villa Ivan .

Room Tip: Make sure and ask for one of the front rooms with the view of the harbour ..best value for money I...

Ivan was an excellent host, giving us free lifts when he was heading that direction and plenty of useful advice.
The villa is fairly basic, but perfectly comfortable with a shared kitchen if you want to make your own food and drinks. The balcony had fantastic views.
It is about 20min walk to Dubrovnik old town, there are some steep steps but it was perfectly manageable, maybe steer clear if you are infirm or lazy.
Thanks Ivan for a great stay!
My girlfriend and I stayed June 13 for 3 nights. Great value. Highly recommended.

Ivan and Kate looked after us throughout our stay at Villa Ivan for the week in mid October. Ivan picked us up after arriving by bus to the main bus station, which is convenient great value (around 70 KN each). The room was clean and we had the view of Dubrovnik harbor, which was brilliant. It meant we could have breakfast outside on the balcony everyday. Ivan also told us the amenities nearby. The local bakery was 5 mins walk and there is a pizza shop, supermarket next door too. It's very convenient and you can walk to the the city walls in 25 mins. There is a bus station which was explained to us. Be warned there are many steps so its okay to walk downhill but we mostly took the bus on the way back. There is also free Wifi, computer and printer to use free of charge. Air con is available at an additional cost. Ivan also helped us rent a hire for 2 days when we went to Split with no hesitation. Just brilliant and such great value. Don't be expecting luxury, you get what you pay for. Many thanks.

Villa Ivan is one of the nicest accommodations we have ever been. It’s a lovely place to be thanks to the kindness and hospitality of Ivan and Kate. We had great time there so if you looking for the comfortable, quiet and amazingly great view you should choose that place. It’s very welcome and cosy house.

After spending a wonderful week at Villa Ivan I can only say that everything that has been said in other reviews is true. Ivan and Kate made us feel very welcome; the accommodation is clean and well maintained and, yes, the steps up to it are numerous and steep!
Our room was small but this was well compensated by the wonderful view, which we enjoyed whilst having breakfast on the balcony each morning or enjoying a glass of wine whilst watching the sun go down in the evening.
The challenge of climbing the steps or getting the bus back from the old city was definitely worth it, allowing an escape from the noise and the crowds thus enabling us to really relax and get a good night's sleep.
A well stocked supermarket, a 24 hour bakery close by and a well equipped kitchen also helped to make our stay at Villa Ivan so pleasantly easy.
Ivan and Kate put so much effort into making everyone's stay such a wonderful experience no wonder they are often fully booked up.
I thoroughly recommend Villa Ivan to anyone who is looking for well priced, good value accommodation run by two beautiful people
