From our first email to Rastko and Slavica, the service we received was 5 star. I would recommend this accommodation for that reason alone. They are lovely people who will do everything they can to ensure your visit is as good as it can be.
However, there are many other reasons to choose this villa.

The position close to the old town is great. It's very, very peaceful even although it's in a busy residential area. Yes, as the other reviewers have said, there are lots of steps. But the town is surrounded by steps so there is no getting away from them! One tip though - walking down/up the steps to the Pile entrance to the town is pretty tough. However, if you walk from the accommodation to the top road (where the parking is) you can enter the old town via one of the other entrances. It's a slightly longer walk but fewer steps. You also miss the crowds this way!

The room was very clean, simply furnished and had a lovely view. The air con was brilliant! The beds are huge and very comfortable. Satellite TV is also available. I think there was Wi-Fi although we didn't use it.

The garden is a lovely spot to have breakfast and relax whist enjoying the views. There are sun loungers as well. Ensure you take mosquito spray though.

Breakfast was adequate. It was a typical 'holiday' breakfast of ham and cheese, with cereal, juice, fruit etc. Nothing to get excited about but absolutely fine. Rastko very kindly gave us some fresh pomegranate one morning from the garden which was delicious.

I'm not sure what their position is on self catering, but there was a kitchen (where breakfast is served) with cooker, fridge, dishwasher etc.

Down sides?? It was very hot this week and it would have been lovely to have a pool to dip into to cool down. However there are many beaches so it's not an issue.

So, all in all, a highly recommended B&B.

We originally planned to only stay a couple of days in Dubrovnik and then move to one of the other islands but my mum and I enjoyed our stay at Villa Busovina so much we ended up spending the whole holiday there and used Dubrovnik as a base for day trips.
The highlights in no particular order:
Slavica & Rastko are the perfect hosts and go out of their way to make you feel at home. Rastko is a mine of information and is more than happy to give you advice on the best places to visit in and around Dubrovnik.
The rooms were pristine clean, modern and the superior rooms had the most awesome view of the Adriatic and of the old town. There was really nothing you could fault.
Loved the location despite the large number of steps you had to climb to reach the guest house. Being very central meant that you could access the Old town in less than 5 mins and yet as it was situated on a hill you were away from all the hustle and bustle. Plust it was fantastic daily exercise!
Not so good:
Not really a fault with the villa but I was practically eaten alive by mosquitos while I was staying there so remember your insect repellent!
The breakfast each day could have been varied a little more.

All in all my mum and I had the most wonderful stay here and will make every effort to go back to Dubrovnik and stay at Villa Busovina again!

We loved Villa Busovina. It's located in a residential area high up in the hills behind the old town. It's so quiet and peaceful, it's hard to believe that you're less than 10 minutes' walk to the city gates. OK, so it's a slightly knackering 20 mins' walk back up, but you (almost) get used to that.

Rastko, the owner, is a fantastic host and a great conversationalist with a dry sense of humour. He picked us up from the station and helped us plan our onward journey to Montenegro. His family has lived in Dubrovnik for years and he's full of fascinating stories and local knowledge - not to mention some endearingly daft jokes. He really made our stay there something special.

Our room was huge, with the biggest bed we stayed in during our whole month-long trip across Southern Europe. The bathroom was also massive. The whole place felt fresh, clean and comfortable - lovely to come back to after long days in the sun.

Dubrovnik itself is stunningly beautiful and a gorgeous place to holiday, but the old town did feel quite touristy (compared to, say, Split, which feels more like a real city). Villa Busovina felt like an antidote to that - you felt like you were staying with a family in their house, rather than in an impersonal hotel. We'd definitely recommend it. Say hi to Rastko for us when you get there.

The best thing about the Busovina is the people - Rastko is a mine of information and unstintingly helpful. The location is superb, provided you can manage the 221 steps up from the old town, and the views from the breakfast terrace are great. Our room was excellent, really large with the biggest double bed we've ever slept in. The only disappointment was the breakfast, which was at best basic and exactly the same every morning for the whole week.

As mentioned on the other traveler's reviews, Slavica & Rastko are exceptional hosts. They made us feel at home while we spent part of our honeymoon at the Villa Busovina, and bent over backwards to ensure that our trip to Dubrovnik was pleasant and relaxed. The second half of our trip we spent at the Dubrovnik Palace, and while it was a nice hotel, the Villa was our favorite place to stay during our time in Dubrovnik. To put it in perspective, before we made the trip to Croatia we had not reserved a room for our final night. After one night at the Villa, the decision was easy and we reserved the same room (#4) for that final Friday.

The rooms are very clean, modern, and well configured. The outdoor patio is a wonderful place to relax and has a beautiful view of the city and sea while you enjoy the complimentary and very tasteful breakfast of assorted cheeses, meats, and bread.

A great location steps from the city, and wonderful hosts that have invested their lives into creating the charm we experienced. I highly recommend a stay at the Villa Busovina, and when we return we will be catching up with Rastko and Slavica for sure!

Slavica & Rastko are friendly and charming hosts. Nothing is too much trouble for them.
We were picked up from the airport, our cases were carried to our rooms for us, and there was a welcome cold drink inside the beautifully appointed rooms. Rooms are spacious, beautifully decorated, light and airy, with lots of storage and comfortable beds, air conditioning (the quietest I have ever heard) &TV . Huge bathrooms, with hairdrier, clean towels every day.
Breakfast (generous buffet included in the price) was taken on a terrace in the garden, which overlooks the sea, and enjoys a refreshing breeze. It was a pleasure to return from a hot day on the beach or in town, to sit in this lovely garden, with loungers and quiet shady spots.
I would recommend this accommodation most highly.

My husband & I stayed here while we were on our honeymoon.
Our room was spacious & tasefully decorated, we had a beautiful view of the city & the
Sea. We had use of the garden and the terrace which was lovingly taken care of. We were within a short walking distance to all local facilities.
The owners of the villa were friendly and did everything to make our stay enjoyable, they pick us up from the airport and took us back on our return. They provided a personal touch, they treated us to a bottle of champagne in celebration of our marriage They also gave us local advice on where to go.
We would definitly stay here again. There are a lot steps to get to the villa but on balance that was a small inconviniance compared with the quality of overall package which was excellent quality.
