We stayed in Ndalem Mbak Charly for 5 nights and had the "AC shared bathroom" room. It was clean and the bed was comfortable. The bathroom was nice and the reception was kind. We lend a bike from there for 300.000 Rp. (which is not the cheapest price, but still ok) for 1 week. After all i have to say the location is good, it´s cheap, has good WiFi and it suits backpackers.

Room Tip: get a room with AC

We stayed in this guesthouse for two nights in June and loved it!

- Nice clean room and bathrooms

- Lovely location - quiet, yet buzzy up and coming student part of town (close to the University)
- Great communal area

- Breakfast was delicious - we were provided with a delicious Indonesian peanut rice dish on the first day, and some instant noodles to take with us on our early morning bus on the second day.

- Service was great - the receptionist was very kind and friendly and accommodating (even when we turned up at 5:30am in the morning after arriving on the night train from Jakarta), and although her English was not great - we got by fine! The Dutch owner of the homestay (Charly) was absolutely lovely! She helped us organise our trip to Mount Bromo and Borobodur and took us out to a great pancake house one evening,

- You can also rent motorbikes from the guesthouse - which provide the ideal way to explore the city and surrounding areas, and through the guesthouse you are also able to use the neighboring hotels lovely pool for only 50,000 per day.

Great budget deal in Yogy.
PROS:
Decent sized room, comfortable beds, reasonably clean, hot water, free drinking water (hot/cold), hot showers, good customer service, good central location,

CONS:
Bathroom seemed to be perpetually wet, but that's to be expected with so many people sharing two bathrooms. Fan wasn't the greatest. No packaged breakfast offered for our early morning departure (this is offered by many other hostels). TV in room - but no channels in English (not that we were there to watch TV)

A great spot for all backpackers

TIPS:
As with all accommodation in Yogy - get specific instruction on how to arrive at homestay / ask for what exactly to say to Taxi driver/ Bus Driver. It can be difficult to find places otherwise

I stayed in this hotel twice, the first was back in June & December 2013. I spent 1 night in this homestay, i stayed in room with fan because it was the only room available that day but the room is so nice and cozy. the second time i went back to this homestay i stayed in room A/C with tv and very comfortable (all kind of room is nice tho). it have shared bathroom ,hot water was available. the receptionist is very kind and helpful. Tea & coffee were provided in the living room. wi-fi worked everytime you need. this homestay is very nice and reccomended for those traveller who are looking for nice and cozy place to stay with low budget.

This homestay is located in a quiet back alley. Our room was clean, so were the shared bathrooms. There are different rooms to choose from: fan, A/C, with or without TV, double bed or single. To our surprise the showers even had hot water and there was a small breakfast included as well. Hot and cold water was available at all times and we got some tea and instant coffee. The property was beautiful with different seating areas inside and outside to choose from. Wi-Fi was fast and reliable. The lady who runs the homestay was very friendly, helpful, and made some phone calls for us in Indonesian. We thought the homestay was very good value for the money and we are glad we ended up here! We liked the neighbourhood as well. There are many restaurants and coffee shops within walking distance. The taxi from the airport cost 50,000 Rp and to the center/ palace 30,000 Rp.
I would recommend this homestay as a great budget place to stay!
