I stayed 2 times by 1 night in this hotel. Hotel is a average, nothing special. Value for money is very good for Nairobi. Room is small, but clean. Room has all minimum required for short stay. I suppose it won't look nice if you will stay there for long.
Hotel doesn't have elevator and our room was on top floor. It was challenge:) As far as I were there twice, once room was very quite, but the second time it was quite noise because window were looking to the street.
Staff is very helpful and friendly. They did a lot of small things by our request which normally they should not.
Hotel has restaurant which is not nice. Breakfast is poor, meals are also not excellent.
Location is not far from center, but doesn't looks safety.
In general I was satisfied by my stay there.

They claimed to have internet - did not work. They claimed to have large rooms - add half a meter around a bed and you get the size of the room. They claimed in was cosy - the A/C engine for the kitchen that happened to be right behind my window ceased to work for five minutes every half hour. They claimed to be safe - a small room safe was big enough to fit in a backpack (with all the values in it). They claimed to be at a good address - outside the KIbera slum I could not find a dirtiest and noisiest part of Nairobi. Did I mention there is no elevator?

Simple advice - don´t go there.

The hotel has two guards at the front door which describes the location this hotel sits in.
The hotel has running water, western style toilets and an okay shower.
There is one major issue with this hotel. The hotel has a lounge area in the centre of the ground floor with an atrium that goes up to the roof which is 3 or 4 storeys high. At night this creates huge echoes of any noise, such as people talking, or walking on the tiled floor.
The room was an okay size and the double bed, and pillows were comfortable.
Breakfast was below the usual european standard but was acceptable.

We stayed in the Kipepeo only one night, arranged by our Safari company, between one week of safari in the north of Kenya and the next week in the south. The place is simple but very decent. It is newly renovated, rooms are clean and have hot water, furniture is modern. For 60 USD a night, it is a rarity in Nairobi. At our arrival in Kenya we stayed one night in the hotel Ambassedeur and it was a real dump, so we were positively surprised by this place. Only negative is the location: Riverroad maybe unsafe and you need to watch out, but during the day it is fine and for one night this is a great deal in Nairobi.

Over the past year I have made several enjoyable stays at the Hotel Kipepeo. Rooms are very clean and rates are more than reasonable . I have always been well taken care of by the staff at all levels and found everyone to be very accommodating . The food is good and very nicely priced . The location is near the City Centre and transportation to any destination is readily available at multiple locations in the vicinity . Among other niceties wireless internet is provided in all rooms at no extra cost . I highly recommend this hotel to all travelers .

Wow I didn't believe it could get sooo bad. The first tip was when the taxi driver said to me "are you sure you want to stay there?" I should have listened but I had pre-paid for 4 nights. The hotel is located in the part of town where you can't walk outside without a police escort. There was no hot water or AC, the television did not work and neither did the internet (which was promised). I lasted 2 nights and then switched hotels even though I had pre-paid. Please don't go there unless you are looking for a real cheap hotel and nothing else!
