We've stayed here for 7 nights last August as most hotels were fully booked.

The guesthouse was clean and well maintained. The triple room was a bit small (with 3 luggages, there was hardly any room to move around) but the good thing was there is an attached bathroom which was spacious and with a bath tub. The hot and cold water was also working well. But I have to mention, though, that guests might need to bring their own towel as they only provide hand towels. When I've requested for a bigger towel, the owner wasn't very friendly and said they didn't have any even though I saw some big towels being dried along the stairway/corridor. Toothpaste, shampoo, bodywash and soap were provided.

The triple room has a double bed and a single bed. The sheets were clean and the beds were ok but for some reason I didn't get much sleep. The AC as well as the TV worked just fine. There is also a small fridge in the room and a water dispenser in every floor. There are 2 computers in the lobby with free internet but they close at 10:00pm. No wi-fi in the room. T

Although the owner wasn't very friendly, the other staff and Mr. John (owner's brother) were very helpful when asked for some advice and guidance.

The location was pretty good...accessible by bus and subway. Somewhat difficult to find at first but once you get used to it, it's actually near the main road and within walking distance to Changdeokgung Palace. A lot of restaurants near the subway and a convenience store just around the corner from the hotel. You can also walk to Insadong for souvenir shopping.

Overall, for the price I've paid for seven nights, it was really good value for money. I wouldn't mind staying here again...just need to bring a big towel next time, I guess ;0)

We went with Yim's House after reading the reviews they had in Tripadvisor. Didn't disappoint. I thought this place is a very good option for those on a budget. For the same amount of money you have to pay for dorm bed with shared bathroom in some (or most) of the guesthouses in Seoul, you get your own room, with a personal TV with almost 100 channels, a small fridge, hairdryer and a huge bathroom with working toilets and hot shower in Yim's House! And it's clean too! The interior design looks a bit old fashioned compared to some of the chic and funky guesthouses in Seoul, but if that is not what you are looking for, then it should be ok.

But staying here doesn't come with breakfast, that was ok with me because we prefer to go around the place looking for local treats to eat! But like the previous reviewer had mentioned, there are not many restaurants around or near the guesthouse. But there is a street next to exit 7 of Jongno-3-ga station which is lined up with food stalls at night!

This place is very near to Changdeokgung which we walked past everyday! Anguk Station is about 5 mins away. Jongno-5-ga Stn is about 7 mins away but this is a more complete station considering there are 3 lines in Jongno-3-ga. We found that walking back from Jongno-3-ga was a bit tiring espc after a whole day of sightseeing.

Overall a good option for budget travellers. Will stay there again if I have the chance too!

Accessibility - Hard to locate, most taxi driver don't know the place. Need to walk 7 mins to Subway which i think is quite far especially walking during the cold weather. Airport bus is near. Very near to Changdeukgung too.
Wifi - No wifi available in the room, you need to go to Ground Floor (business centre). There are 2 computer at the business centre but during night time, it's closed,
Room - Clean and tidy. But small. Water pressure is low.
Friendliness - During the first few days Yes... but on the last day when you are about to leave, the owner is not as friendly as before... we wanted to borrow a vacuum they don't have a vacuum. I wonder how can a guesthouse operate without a vacuum? Later realised that vaccum place next to business centre but owner doesn't want to borrow it.
We want to extend our room for 4 hours but owner request to pay half of the room rate which i think is not reasonable. End up we are force to check out and waited in the airport.
Food - Restaurant and food store open very late morning around 11.30am. Hard to find a place for breakfast. Convenient store is available - you can buy instant noodle or sandwich for breakfast. Food store close at 9.30pm - 10pm. Make sure you eat before go back to the guesthouse or else you can't find any food nearby.

Accessibility: Near to Ankuk station (orange line), I found it very convenient to get around. Insadong is nearby and the biggest palace in Korea is just a stop away from Ankuk station too. However, I got a bit lost the first time I tried locating the place. Other than that, it's great because the Airport Limousine Bus also stops pretty nearby. Great if you don't want to take the cab or jostle in the very crowded trains with all your bags.

Rooms: Cosy and clean. It had all I required of a room. A good bed, clean toilet and a television. I was there in Winter and the rooms were sufficiently heated.

$Dollars and Sense: Very good value for money! For the amount you pay, you are getting a very good deal. Water dispensers and a microwave oven are available for use too.

Food: I particularly like Farmer's Barn, which is across the street. They serve up fabulous burgers. If you're only staying in Korea for a few days, it's probably better to eat more of the local food which is really good! Around Yim's House, there are a few eateries in the vicinity.

Staff: Mr Yim is very friendly and so are his employees. You can hand your keys to them whenever you leave the hostel/motel and ask them for directions.

I stayed at Yim's last October for a week and I have to say that as a seasoned solo traveler it is perhaps set a new benchmark budget accommodation. The room was very clean and included a modest bathroom, tv, a heater/ac unit that worked very well (Oct nights in Seoul were cooler than expected), a mini-fridge that actually kept my food and drinks cold, and wifi that ran at around 100 Mbps. The location was fantastic as Anguk Station was only a 5 minute walk from the hotel, and Anguk itself was only three stops from Seoul Station. The hotel's location is ideal as you are near many areas of interest as I soon found out as I was able on my first full day to visit the numerous temples in the area on foot. Food amenities are good as well the street beside the hotel is lined with restaurants and small grocery stores. What stands out above all else in this hotel (and the reason for the 5 out of 5) is the customer service and the incredible friendliness of the staff. I decided to journey 4 hours south one day by train to Daegu so that I could experience Game 3 of the Korea Series baseball finals. I informed Mr Yim that my train would arrive back in Seoul quite late, and when I arrived at 1:30am, one of the staff was waiting up for me so that he could let me in the early hours. Everyone at the hotel was very helpful and friendly. The room cost $35 USD and in all my travels I would say this room proved to be the best value for money. When I return to Seoul, I will return to Yim's house
