“Extremely faded charm”

Location isn't everything; Hotel Charm is in a part of Old Tbilisi that is undergoing extensive, and extremely-long term, renovations. The hotel is, as has been noted, in the middle of a construction site (which isn't as interesting as it might seem; in fact the steep trench you have to maneuver to reach the unmarked doors of the hotel effectively rules out the hotel for large numbers of people). The hotel, however, is well-located: you are walking distance from many of the more interesting sights in town. There are also good, many good, cafes and restaurants nearby. There are also many other hotels within walking distance of Old Tbilisi that aren't on dilipated streets and in a construction zone.
There are interesting pieces of furniture and curious art scattered in the hotel's public areas. The rooms thermselves are badly in need of updating: beaten up furniture, old sheets and blankets, and very worn towels do not add up to charming, rather, overall, the hotel has a depressing feel about it. I might also add it isn't cheap: the prices are not clearly determined, but a standard double seems, seems, to start at around 80 US (including taxes). For Tbilisi, this is a bit on the high side.
The breakfast is served downstairs. It isn't bad, simple but filling. Usually they'll offer eggs (scrambled if you'd like), various cheeses, meats, breads, jams, etc. Turkish coffee is well-done.
The staff is helpful, when asked, but they won't go out of their way to offer advice, etc.
I'd skip this hotel; Tbilisi has lots to offer at more reasonable prices and in equally good locations.

We like the Charm and the ladies who run it (one speaks English but is not always around) but they really need to replace the mattresses in the rooms on the upper floor (and maybe the bedspread with what looks like a burn hole in it). It is a family run place, more a B&B than a hotel, well located in the old city--which is a huge draw. Please note that a taxi can only reach to within one block of the hotel, and that staff have to unlock the door for you to enter or exit. No water is offered in the room.

This hotel is in the rabbit-warren maze of "neighborhood" streets in the Old Town area. The area is undergoing a lot of renovation, but still retains a centuries-old atmosphere. Despite the back-alley appearance, the area is very safe. The hotel is full of charm, as its name suggests. The largest room, once the living room, holds a white Steinway grand piano and a fireplace. It also has a space-age shower that would please any honeymooning couple! Our room on the second floor had a romantic decor, with "Romantic and Sensual" soap in the bathroom! Aside from the construction noise outside the window, the hotel was quiet. Our hostess Nino speaks English well, and provided excellent service. We enjoyed our stay very much.

Room Tip: Ask for the room with the piano!

We chose Hotel Charm for its location and for its potential "charm," looking forward to a guest-house or bnb experience rather than a hotel. The interior is an interesting mix of Rococo furniture, art, and nicnacs set in large, airy rooms with beautiful crown molding and big, old windows. The bathrooms were a little underwhelming as they had been modernized without much aesthetic concern and certainly not in agreement with the theme of the rest of the house. This also made the bathrooms and towels seem dingy, even though they were likely clean. My main problem was with the bedding, which I am particularly sensitive to. The sheets where not big enough for the bed, threadbare in some places, stained in others, and made of a rough seersucker-like material I've seen often used as sheets in Georgia. However, this issue presented no problems to my companion, who slept without incident. The highlight of our stay was certainly the breakfast. Perhaps meager by American standards, we were immensely pleased with the breads, cheeses, boiled eggs, freshly-baked breakfast cake, tea, and coffee. The breakfast room is also a pleasure to be in, with a large, ornate fire place, carved wooden table, and period paintings. I would certainly recommend Hotel Charm to couples or groups as they have rooms with multiple beds, as long as you don't mind sub-par bedding.

So be it, it was in the middle of a construction site, the electrics and the water were not operating all the time and I had to go carry our own extra bed from the basement, after some confusion with the room-arrangements; THIS PLACE IS A CHARM INDEED!!! Most of the rooms are decorated with antiques and the owner is friendliness herself, who doesnt get annoyed if the guest (read: me) had a few chachas too many and stumbles in in the middle of the night. Its nice to meet for a simple breakfast in the small dining room or to just relax and play backgammon on the terrace, we met several other good travelers here and truly had a great stay.

(For the suits out there, maybe another place would suit your business-trip.)

The hotel is a nice little house with multiple spacious rooms, a friendly staff and right in the middle of the action on the west bank of the river. It is so close to so many things it is hard to decide which to do first, but once that is done it is easy to walk all around the area and back. Nino is extremely helpful and will make recommendations on what and where to eat, how much a taxi should cost and so-on. I enjoyed my stay very much and will stay again when I return to Tbilisi. As others have noted, there was construction occurring opposite the hotel, but I didn't find it as bothersome as they did.

Room Tip: Just let Nino what you like and she will fix you up.

I am sure that at other times, this hotel is just fine. We stayed in two different rooms. One was an extremely large room with very uncomfortable bed and a musty bathroom. The other was a smaller room in the attic that had a shared bathroom. They both had working a/c and clean bedsheets and towels. Normally, I would rate this kind of hotel "average" for the price. However, as a previous reviewer notes, the hotel is literally surrounded by construction site. The workers start jackhammering around 8a.m. and finish at around 8p.m.

The hotel should not be operational right now and I would not recommend the hotel for any price for the duration of the construction. Once the construction is finished, it will be a fine budget hotel in what will likely be a beautifully refurbished area of the old town.
