The hotel has nice and clean rooms.The staff are very friendly,like most of the people we met in Georgia they were kind and try to be helpful.it is very close to bus stop and near metro station and you can reach Rustavelli st.in a minute.for people who like quiet places the rooms facing the garden are good choices.It's not a luxury place.The breakfast was very brief and you didn't have many choices for it.If you search for a comfortable and nostalgic place in the heart of the city,you can choose it.But if you want a luxury place and intend just to stay at the hotel throughout your trip ,it's not what you look for!

Room Tip: rooms facing the garden are better than rooms facing the street

I did not like anything about this hotel, it is my biggest disappointment in recent years.
Actually this is not a boutique nor a hotel. It is more of a Hostel with a cheap quality. The staff was however nice to reduce the price when I asked to change room ( from the "suite" 105, which did not have a double bed!) to be away from the noisy reception. In that room you hear all the noise from the reception, the corridor, the stairs and the so called "garden". The walls are made of paper, and the windows are not sound proof.
Almost everything, too many things to count it was bad or missing, the biggest problem was the the noise, it is impossible to sleep, you hear every word spoken or every step from the corridor. I had to change my room to second floor (no elevator !!! ) but this did not help much. The maintenance of the rooms are very bad (like uncomfortable design, stinky towels, smells come from the sewage systems), breakfast is very poor. No hangers or iron in the cabinet. No coffee at the "suite". The garden I expected in front of the window is just a publicly noisy area. Definitely does not worth $180 per night ! and hey, I did not like the black ceramic in the bath (why black?), but this is purely a matter of taste. The outside of the "hotel" is ugly (at first I didn't believe the taxi driver that he actually brought me to the "hotel", I expected a hotel !). Do not expect a fitness center or something like that. Basically do not expect anything.

The hotel is located in a good location, 3.5 km from the old city. The rooms are spacious and very comfortable. The staff were very friendly and helpful. The rooms facing the street are a bit noisy. The breakfast selection was limited

Great rooms, clean and located 10 minutes from Freedom Square.
No elevator, approx. 20 steps.
Although it does not look impressive from the outside, it is a good hotel, large rooms and very nice and welcoming staff.
Nice place for families as it is adjacent to the park.enjoy Tbilisi

Stayed here for three nights with my wife, I agree with other reviews more of a guest house than hotel, but good size rooms, very clean and helpful and friendly staff. Decent location (10 - 15 min walk to Freedom Sq and 20 - 25 min walk to old town) and felt very safe. Breakfast was ok, nothing to shout home about but the 'garden' in the name is more of a park with a great little beer stall selling local prodcue. Could do alot worst than this hotel.

Room Tip: a room at back of the hotel will be less noisey.

On the up side:
Freshly refurbished, tastefully decorated - obviously with some interior designer input, not only by an entrepreneurial owner and his creative wife. The bathrooms are particularly attractive - although baseline. All perfectly clean. Internet worked well (most of the time, first day was down). Staff was rather helpful (particularly Ms. Maya - who is in a completely different league than the rest of them. She should be a manager in Sheraton - I hope the owner realises that). Breakfast was basic but tasty (pretty sure the veg and fruit were most definitely home grown - they tasted real, not ripe under the neon light).
When i moved hotels the reception called a taxi company that didn't over-charge me, for a change (Taxi's and restaurants constantly try to cheat you because you are a foreigner and have to be penalized, is a fact of life in Tbilisi)

On the down side:
The room was noisy due to the busy street at the base of the building. [Once in Tbilisi, you will soon understand the unusual enthusiasm of the dozens of the police cars in using their sirens, lights and loud speakers on average once every 90 seconds - probably because it makes it sound more like a Hollywood blockbuster which the Georgians are desperate for]. The hotel reception is a bit small an claustrophobic. There are No real seating areas. No Gym. No pool. All TV channels were in Russian and Georgian - except for two depressing channels CNN, BBC. After 5 days of VH1 I am finally up-to-speed with all the camp anthems of the 70's. Digging the 70's dude.

All in all, the Georgians still need to learn the meaning of 4 star hotel versus a welcoming guest house. Too much haggling too much unnecessary time wasting hassle.

Room Tip: Avoid the rooms facing the street if you want to be able to get any sleep at all

Nice small rooms, clean, and friendly / helpful staff. But the house is more a guest house than a high level boutique hotel (as announced 4 stars). Attention to local breakfast buffet which stays there a couple of hours without any "cooling" system.
