I have been staying here once or twice a year for the last eight years. It is modest but very clean and everything works. If you need something they will assist. The breakfast is ample, juice, coffee/tea, fruit, rice pancake, toast and jam. It attracts a range of travelers and they easily bond and exchange travel info over breakfast. Also offers lunch and dinner...nothing to write home about but reliable. Dedicated hard working staff and honest. What seals the deal is the location. It is two blocks from the main market, just around the block from the Sule Pagota, movie theaters, restaurants, e mail, the delux refuge of the Traders Hotel, a wonderful coffee shop across from Traders, a short walk to The Strand Hotel via lovely old buildings...etc.
It is a warm hearted place that has no pretence.

If you are looking for a decent place to stay that is centrally located this is the place for you. It is within 5 min walk of the tourist market and has lots of restaurants in the area. The hotel itself is nothing special. The rooms are quite small but they have A/C that works very well and the bathrooms have hot water. The staff was friendly and helpful with any questions we had. As I said, no real complains I knew what I was getting when I booked here, but no real praises either.

Room Tip: Lower floor rooms seem to be of better quality.

We had been in Myanmar on 12 May 2012, before travelling we booked at Beautyland Hotel II and I was quite surprised that they also have a family room of 4 persons for 50 dollars, already including breakfast (which I think it's quite a big breakfast), which is not shown in their websites. When we arrived at the airport they also have 50% discount for pick-up taxi service. The hotel is in the center of Yangon, very near to Bogyoke Market and Sule pagoda. The hotel has no internet WiFi. The staff is nice and try to help out when asked.

I stayed here in 2010, knowing exactly what to expect after reading a bunch of reviews. The staff was always courteous, the room was clean. The amenities were as expected considering the sad state of electric power in Yangon. Three sets of electric lights, generator for most of the time, central power for when that worked (usually from 11 PM on) and battery.
I did a lot of walking around central Yangon to take pictures ( at http://lewlortonphoto.com/f154833782 ) and it is supremely convenient to anything downtown..
It is within an easy walk to the train station; I had a very early train and someone was up to make em breakfast without my even asking.

I took a room on the top (4th) floor with the understanding that I could get a lower floor the next day. There were no towels and the staff said that they would fix that immediately. I never saw a towel for the 2 days that I stayed there. I used sheets from the other bed as towels. The aircon did not work, no hot water and electricity went off at night - but only on the upper floors. I never saw the generator running and the staff said that the whole city had lost power. That was a lie. The staff on the first floor was able to watch TV for some reason.

The manager and his wife were very nice but the staff was surly and did nothing for the guests. Another guest said that an elderly lady wanted help with her luggage and the staff said that they all had bad backs. We moved after the second day and later talked to 2 other guests that were looking for a better place. They all had problems with the hotel.

I would not stay here again. This place had a lot of higher ratings and I can only say that something changed between the time that I stayed there and they did. Yangon was heavily booked when I was there and the Beautyland II must have decided that they didn't need to do anything because people were going to show up anyway.

I spend 7 nights in March 2012 in Beautyland II hotel. My superior room was very basic, but clean, without window... the private bathroom with only cold water (hot water never came out), bedsheets very thin. The room was never cleaned or floor-swept during the 7 days.

There was often electricity outage, but the hotel has its own powerful generator. Have a torch light with you.

The reception and staff are extremely friendly and helpful, with true good advice. The breakfast was my best (and most of the time unique) meal of the day, with fruits, pancake, toast and tea served in a friendly room.

The best of this hotel is the location: a quiet dusty road with almost no traffic parallel to Sule Paya road, near indian-chinese district, Internet shops at 3 mn walk, coffee shops and places to rest at short walking distance, (cheap) taxis always available for longer distance.

Room Tip: The rooms with windows give in a corridor, no special view or ventilation. I did not mind the no win...

Beautyland II hotel is well located in the interesting part of town for most tourists

The hotels simple is very simple. Dont expect any luxury. This being said, it is clean, the staff is helpful and the location is a plus.

The included breakfast is better than the average for Myanmar

The only negative side is the communication. Altough they provide email adress, reaching them by email is not very efficient. Most of the time they do not anser.

Room Tip: Call to make a reservation, don't rely on email
