I am just going to re-iterate most of the reviews below. Wai Wai’s Place is a friendly and helpful place to stay in a really nice and quiet part of Yangon. She is a truly lovely person and will help with your trip e.g. book bus tickets, arrange taxis, do your laundry for free etc. Rooms are clean and have comfy beds.
Wai Wai’s Place is about 2USD ride away from the Shwedagon Paya and 2.5-3USD away from down town. Taxis seem easy and helpful all over Yangon, and you’ll most likely be using them to reach the main sites; just know roughly your price.
My tip 1: nearby to Wai Wai’s is The Green Elephant restaurant (which is nice but slightly over-priced food – prices went up 50% whilst we were there); walk past the Green Elephant for 2-3 minutes and you’ll see lots of tea shops serving some very decent, cheap food (samosas, of course).
My tip 2: JJ Express VIP buses are wonderful ways to travel overnight to Bagan etc
