Yangon hotels are extremely expensive.

We stayed at this hotel on a package tour and were very impressed with most aspects, compared to other hotels in which we stayed in Inle Lake, Mandalay and Bagan.

The location necessitates a taxi ride to the city, but is peaceful, set in acres of gardens with a swimming pool which we did not have time to access, located on the shores of Lake Inya.

There is a money change facility in the foyer offering very competitive rates.

Our room on stays at the beginning and end of our tour (room 227), although facing the carpark, was spacious, with quality bed mattresses, crisp linen and fluffy thick towels. The bathroom had a spacious rain shower. The air conditioning was effective, and the wifi speed in the room was excellent (for Myanmar).

Breakfast was OK, with both eastern and western offerings, although wait staff at 5.30-6.30 am were almost impossible to locate.

Our tour group dined in the downstairs Chinese restaurant, which was extremely disappointing, with bland, overcooked food.

Don’t pre-book an expensive transfer to and from the airport. Air-conditioned taxis are readily available for $10 USD in both directions. Just make sure you negotiate the price before hopping into to the taxi. The time will usually be 20-30 minutes, or 60 minutes if you become ensnarled in the frequent traffic jams in Yangon.

Stayed 3 nights in a lovely large room but returned later for only 1 night to be in a more basic room
Reception & checkin staff efficient & friendly
Extremely enjoyable but not intrusive lounge quartet music & later a singer
After reading a magazine review of the Chef in Agnes French restaurant we were disappointed with the service & the food - giving it the benefit of a disappointing first evening trying to obtain drinks while watching the sunset returned the next evening for dinner. Once again had to wave madly for drinks or get up to search for a waiter. Both meals were mediocre & noone inquired if our meal was ok.

Room Tip: Third floor rooms a good size Fourth floor much smaller

I stayed at the Kandawgyi Palace hotel for four nights in October 2013 and was given a sumptuous room on the 4th floor of the old building. The room was inviting and large and luxuriously comfortable and was a delight to be in. My room, like others. had great wi-fi too.
I had dinner in the restaurant off the lobby area and it was delicious and so was the Myanmar Red Mountain Estate Sauvignon Blanc wine!! On another day I had lunch at Agnes the hotel's excellent French restaurant and Saw, my very handsome waiter, helped to make the meal more than memorable. If you are looking for a great place to stay that won't break the bank then this hotel is it.

We stayed two nights at the Kandawgyi Palace Hotel, one on the first day we arrived in Myanmar before our round trip and then again on the last day before we headed back home.
Whilst the first night was nearly flawless and we were very impressed by the nice ambiente and the well appointed rooms on the 3rd floor facing the lake, unfortunately the second night then kind of spoilt that impression as we first got the wrong room allocated for our kids, then the door key card to our room didn’t work and overall the room was not as clean as we were expecting it (we basically got stuck on the floor when leaving the bed on one side...). Also, the location on the groundfloor facing the parking lot was quite a downgrade from the first stay.

However, the people were very friendly and tried to help as good as they could, the buffet breakfast was not too bad with a decent spread and a good selection of both western and asian items. We also had dinner one night at the Coffee shop, the food was ok, but not outstanding, especially for the rather high price you pay at the hotel.
We didn’t have the chance to check out the surroundings as on the first day our programme was packed and during the second time it was raining heavily before we set off to the Scotts market.

Although we didn't have much time at this hotel, what we had was lovely. Our room was on the 5th floor of a separate part which we had to walk up stairs from the fourth floor. It was a lovely surprise when we arrived, our window overlooked Inya Lake and the room itself was very nice. The room an de suite were very well appointed. We had dinner in the hotel restaurant which was quite a long walk but enjoyable ad all under cover. Breakfast was buffet style right in the hotel and had a large choice including freshly cooked eggs.

This is the second time I have stayed in this hotel. It is excellent, with a wonderful setting on the lake. The rooms are top class and I had no reason to complain about anything, except the price (although i think hotel prices in Yangon in general are excessive).

I would really rate the hotel a 3 star but given Yangon's standards, its about a 4.5. Its a nicely designed hotel in traditional Burmese style but rather old. They have a garden area with giant animal figures and where wild monkeys roam which are great for meetings or intimate talks. The food is the weakest link with the service being its strongest. The lobby also had an oder of incense. Rooms are spacious and well appointed. Again, rather old.
