The rooms are index wonderful with a rare sight on Yangoon River, but the room and bathroom were dirty, although I asked them to clean it again. During the second night we discovered a rat in our room, which ate bits of the underwear. Service took 45 minutes to come. No excuse, no recompensation.

Breakfast buffet was dirty as well with dirty cups and ants walking between spoons, plates and butter. No place to recommend, what a pity since the rooms are really good.

We disgustedly left another Hotel who was ripping us $95/nite for a tiny crap room and a local guy took us to the New Aye Yar. After our earlier experience we were overjoyed to get a room 3 x bigger, half the price ($45/nite) and with WiFi in the room.

The place is old and tired so don't expect gleaming surfaces. There is some peeling paint and imperfection but it is a good travellers Hotel and OK for a rustic few days for far less than many of the other places that are now trying to ouge unwary travellers due to the business boom. I am well travelled and found it OK.

Hot water, same day laundry service and helpful staff.

It is downtown 2 block back from the river on the same road as the Old Post office, with a few markets and lively streets nearby and 1/2 a block from the Old parliament (the crumbling huge red building where Mr Aung was assisinated and is not all fenced off and sadly rotting).

As said it is not a delux place but acceptable and I would use it again.

Room Tip: Large rooms at the front #01 and #02 were great. A little noisy as windows in Burma are not very sou...

Hotel quit old and shabby absolute not worth the money you have to pay for.
Even the are now busy with small renovations like painting the wall and change the old
airco for new one. The breakfast in the down stairs restaurant is not much at all and the restaurant is old and not so clean.
There must be better hotels in Yangoon for US$ 50 a day

I enjoyed my stay at this hotel. The staff were very sweet, friendly, and helpful. Maybe the staff is a little shy but they do not see get many tourists in Burma. Maybe there were a couple of other tourists in this hotel. It is a grand old place, very nice decor in the lobby. They have their own generator so if the power goes out in the city (which it does almost every day for an hour or so) you hear the hotel's generator kick in. Breakfast is basic buffet but it's coffee & tea are poor. Just ask them to make you some proper coffee and they will no problem. (I didn't realize this until my last day.)

I want to go back to Burma. When I do, I will stay there again. The neighborhood is less touristy. All the residents in those streets are super friendly and hospitable. All you need to do is smile :)

Room Tip: Ask them to make you coffee at the bar in the breakfast-restaurant.

big clean rooms, large comfy beds ,parquet floors, very interestign location - wander around the nearby streets. breakfast ratehr poor, but service otherwise e xcellent, and the email connection is fast ( for Burma!)

I stayed in different rooms on the 8th floor over the years. The rooms are big, with nice furniture and wooden floor. The bed is comfortable enough and the bed sheets clean. Unfortunately, it is quite dusty elsewhere if you look carefully. The walls need to be cleaned and painted. And so the bathroom. It is sad because this hotel has a great potential and is well located. They should just invest a little and they could become one of the great hotel in Yangon.

Last July, we came back from Bagan and our local guide proposed us to take a look to the New Aye Yar hotel, because we didn't want to return to the first hotel we had when we arrived 12 days earlier in Yangon.
They proposed me 2 rooms : one on the 8th floor for 47 USD per night, and one on the 10th floor for 42 USD per night. I took the "best" one at 47 USD. The man at the reception told me right away that they will put an additionnel bed in our room, for we needed a triple room. So we went up to the 8th floor.
Surprise, surprise : insteat of putting a bed in our room, the room maids dropped a mattress on the ground and started to put a bed sheet on it. I went down to the reception and complained : I though I was in a hotel and not on a camp site !
The guy said that in Myanmar, it's like that things used to be. But I did'nt give up and they finaly brought a real bed to our room. The room maids where not very happy and made some bad faces...

Now, we had some time to have a look around : our local guide was shocked : dirt everywhere in our room. Seems it has not been cleaned for a long time.
Moisture on the wall, run down furniture, pealing colour dropping on the group (never taken away by the room maids), a dirty thermo bottle we found on a table and that was neither cleaned by the maids, nor taken away by them the 2 days we spend there,...
And the bathroom, completely run down and dirty.

When you see the lobby, you might think you are in a upper class hotel. But just leave the ground level and the corridors and then begins another world.

It's a shame and a pitty, because there are some nice people working here : the bell captain is always polite, smiling and very helpfull, and some of his collegues too.
Even at the lobby, employees smile and are helpfull. But there is a giant gap between their behavior and what you get as a so called room.
It's not surprising that there where no westerners the time we spent there. Mostly chinese and local guests.

So, despite they have a restaurant with not to bad food, don't stay there. This is just a place to spoil your holiday.
Your cellar at home is probably cleaner than this so called hotel.
