Very let down by this place. We booked a week ahead (December 2012- double room $30) but on arrival were told our room had gone. It was 8pm but we were told we turned up late. They
then offered us a room for $35 even though THEY messed up.

We looked at the room which was up some serious stairs and found a dingy room and saw two cockroaches scurry across the bed. The room was certainly not worth $35 and we were annoyed they hadn't even offered it for $30 seeing as we had booked for that. It wasn't even worth $30. We were tired after a long day but we weren't staying there. Even though it was getting late we left and walked a few streets to find another room which was much better.

Avoid this place! Burma is an amazing place but some of the accommodation is a joke for what they are trying to charge. The prices are often double what the last Lonely Planet quotes from only 18 months ago, but they rarely have made any improvements.

This is a good place go stay for your first few days in Myanmar

The rooms are adequate and the staff are very friendly and efficient. Making it easy to find your away around, book buses etc.

The breakfast is exceptional.

Generally we are finding it difficult to book hotels. It is a mixture of too few hotels and an inability to take deposits. This results in lots of booked hotels who then suff

This was our first port in Burma and we return to stay a couple more times (mainly for the convenience). Personally, I really appreciate the cleanliness of the bathroom and the breakfast was absolutely fantastic! The letdown, unfortunately, are the rooms which at $24 for a twin, which is really a single since the 2 beds took up 90% of the space, are way overpriced. This kind of room would cost way below $10 elsewhere in the region (thailand, cambodia, vietnam). There is no AC (would have been useful in mosquito ridden, hot and humid city), only a fan which does not really manage to cool the room. Bathroom is shared. Free wifi is great and the breakfast buffet is absolutely amazing.

Brief Review

- $25 per night for very small double bedroom (2 singles pushed together) with shared bathroom.

- Hot Water, Western toilets with toilet paper! WiFi in the lobby only and free map on arrival.

- Good location, a few blocks away from the market and central to most things. Down a quite street.

- Rooftop common area (covered so no real views), chairs and tables. Its eight floors up with no lift, be warned.

- Buffet breakfast included (toast, spreads, fruits, tea/coffee, juice, noodles, rice plus a few more.)

- Very helpful owner but he does charge a premium for any bookings when compared to other agents and hotels and gives a poor exchange rate (YOU CAN CHANGE AT THE BANKS NOW!)

- Room was small, smelt like cat pee, and of a low standard bordering on acceptably clean. The more expensive rooms did look a bit better.

Verdict: One of the better choices in Yangon (at the moment) but you pay for it. As more hotels are opening, this one may get left behind unless it drops its prices!

Detailed Review

Like all hotels in Burma, its unjustifiably expensive at $20-$25 per night. My g/f and I opted for the cheaper one at $20 without attached bathroom. The shared bathrooms are decent, clean enough and 4 separate toilets and 2 showers meant we only struggled during the morning rush to grab a shower.

Our room was small, mattresses too small for the beds and it got hot during the night. We had a fan which helped but the dampness did get into our clothes. The worst was the smell of cat pee as the owner has a few cats that roam freely around.

We found the owner very helpful and genuine, giving good advice always with a smile. We noted his tours/tickets to be overpriced when compared to local agents and his exchange rate was insulting and variable depending on the guest?!? (800-830/$1 vs bank rate of 845)

That said, we booked a bus and taxi to the bus to Mandalay (12000 kyat vs 10500 kyat at other agents) through him as we felt assured he would chose a reliable company. We weren’t wrong, great driver.....took us right to bus at the station for 8000 kyat (should be 4000kyat though so they charged DOUBLE!) and the bus itself was a much better one than most we’d seen...so maybe the extra $2 was worth paying.

We may stay here again, but only if we can’t find better elsewhere and don’t mind paying over the odds for everything.

Appalled by the email exchange I have had with this hotel, I feel the obligation to warn my fellow travelers. Trying to make a booking, I received an email stating "Now we have many Reservation. Sometimes, the room that you have booked is not free." ...???...So I wrote back, asking if I confirm that I would be coming a day before, they could guaranteed I have a room so I don't find myself without a bed in the middle of the night after an international flight. The reply: "We try. If you like we take your booking. If you don't like you try some where." Out of sheer curiosity I emailed back saying thank you and I would please like to make a booking then. Upon which I received the following:" Sorry, now we are very busy.Your flight arrival time is too late. you try some where is better for you.". I rest my case.

Room Tip: Go somewhere else!

We paid $25/night for 2 people to get the room “View” on the 9th floor. The room has 4 beds and yes, has a good view of Shwedagon Paya Pagoda. However, I would highly recommend against getting this room because the climb up is strenuous, with no elevator and a big backpack! From the toilet of this room, you can see the Shwedagon Paya Pagoda, which can be inspiring. The second time we stayed here, we got room 203 on the 2nd floor for $22/night. There are 3 beds, but no windows. It is great value if you just want a place to sleep and do not need extra amenities. There is wifi which works fine for us. As well, the breakfast buffet there is wondrous! I would go back to this hotel just for the breakfast! Outside guests must pay $10 for the breakfast.
Arrange transport to the airport from this hotel because one of the brothers will drive you for 8,000 Kyats. If you get an outside taxi, the cost would be slightly more.

Room Tip: Choose a room on the lower floors. You pay less and don't have to climb 9 flights of stairs!

We stayed in (what seems to be) the new floor just above reception. Our tiny windowless room had a fan and a stool. And a bed. No window. Reasonable wifi in the room (but you don't really wanna hang out in it).
We actually felt it's quite cozy - a bit like sleeping in a ship.. it was cheap, so compared to other places we stayed in Yangon we found it to be good value.
Mornings were noisy due to street noise. Breakfast on the roof was very good, though climbing all those stairs first thing in the morning was not the easiest task.
We also got relevant travel advice at the front desk, which is not obvious in other hotels.
