I get the bad experience that should be the case study for the others. I firstly booked with the hotel about 5 months before travvel and get the information on the total charge at a rate (23 USD) but when it is near the travel time, I get the new room rate from this hotel at around 20 % increased (29 USD) (for sure, i get no information before I write the email to confirm for the trip and get the new price !!! Please see that there is no previous notification on this to me before too.
Is this a tricky in your idea?

Reasonably clean and tidy, but like a lot of things in Myanmar, very basic.
Location is a little far out of town, so walk, take taxi or brave a bus.
Offers airport pick up if you stay.
A place where lots of travelers stay, so good place to get latest on destinations.

Stayed there for 2 nights

Location
It is not a bad area, it is a slum. Around the hostels there are thousands of people living in huts, tents and on the street. If you don't mind it, you don't have to worry. No one touches you, it is just a different kind of environment.
It takes about 10-15 minutes by walk to the city center

Room
Whow, worst room on the whole continent. No air con, a broken fan, no window and >40°C. It smelled, it was terrible hot and you could barely sleep. Bathroom was shared with others.

Included/Missing
However the nice part is, that there are several other travelers. The hostel has an own restaurants, which offers food and drinks for an average price. I assume the only place to hang out after dark and the possibility to speak english.
No WiFi, but some stationary PCs (it is Burma after all). Breakfast was good.
And the help at the desks, each of them are wonderful. Nice, polite, speaking english and helpful.

Price
20$ per night for the worst room in the country. Not the best deal. But you do not have a lot of choices currently.

Clean and basic but the airport pick-up is very useful and whilst the food and location are average the staff are super helpful especially in relation to arranging travel logistics such as internal flights/buses/trains. This place has a steady stream of travellers coming through so it's good for a place to meet, chat and share ideas. It's the staff that make the place with their great Yangon and Myanmar knowledge - a great first stop for a trip.

Adjacent to a landfill and to the Yangon railway. Meaning: not so funny and wake up at 4.30 am because of the train moving at 10 mt distance from your window!
The staff was not so kind (I know there are different comments; probably they were under pressure for many tourists arriving).
Rooms are small and not very clean.
I have tried their restaurant and cannot recommend.
