Just spent six nights in Teheran and in the Esteghlal and am still not sure if you have to like it (because there is not much of an alternative?) or rather hate it, because the Hotel definitely lacks maintenance and beafing-up of interior, service, etc.
Staff at the reception is very friendly and helpful. The lady servicing my room seemed far to interested in getting in touch and I felt kind of supervised, monitored what shouldn't come as much of a surprise since the hotel has a certain state-close reputation. The staff - especially the male ones - in the breakfast hall are indifferent, call them unfriendly.
There is a Lebanese restaurant in the hotel which was very popular among (wealthy, Porsche driving) local better-offs, and most probably not only for the European Championship football matches screened aside. Nevr ate there myself though.
My room in the West Tower was basic, but okay. Bathroom must have been redone a couple of years ago, but everything worked and was clean (and cleaned regularly and thoroughly). Since TurkishAirlines yet again didn't manage to get my suitcase on board while changing planes in Istanbul, I was plaesantly surprised that they provide toothbrush and paste as standard items.
The matress was close to nightmare, much too hard, probably old, too, and the pillow of very poor quality. Didn't sleep really well all 6 nights.
They - theoretically - have a spa area on level -1, but I never even managed to try the pool, since it was "under unfortunately constant repair for the time being...".

Don't blame the hotel: this city is LOUD, all day and nicht long !

Well what can you expect. Dont think you are in Beverly Hills or New York. Whatever you get just thank God. Nothing better then a bed.
Lobby seems to be recently renovated. Hotel is in good shape, although I got stuck in the elevator which probably might need another time to talk about it.
Rooms were clean, except for the bathroom.
You get your free mini fridge with water choclates and soft drinks.
Location wise you will need a taxi to anywhere in Tehran its a big city.
The West wing is newer then the East.
But the beds are not comfortable, and the rooms seem to have the air trapped in them for ages.
But nothing else is better, probably the best place to stay at.

The price is very expensive

This is a great hotel to stay in. The staff were amazingly helpful and cordial. I stayed on the 14th floor. The view of Tehran from my room was breath taking. The restaurants and the room service were great as well. I was there in May 2012.

Esteghlal Hotel (Ex-Hilton) was the greatest 5 star international hotel in Iran, but now it is only 3 star level hotel by my estimate. I stayed this hotel from April 16 to 21 to attend the Oil Show, Tehran, it was not clean in the room, poor equipped.

Well, I stayed in this Hotel for two nights. comparing to other top class hotels in Iran I would only say: "it is the second of all," for tourists and travelers who really want to enjoy every minute of their stay. However, if you want to have a business gathering or a conference , well it is good place.
The breakfast bar is certainly disappointing. My husband and I were just shocked to see the poor breakfast service. What i mean is that, you can have an enjoy your coffee and cake in the cafeteria of the hotel. Contrarily, the restaurant food is great. The rooms of the new tower are reasonable in price and amenities but the rooms of the old tower are just over-priced for decades- old furnishings and interior designing.
try other hotels.

yes, the hotel feels and looks a bit tired.
However given the sort of hardship the sanctions are currently imposing on the Iranians it did manage to beat expectations by a considerable margin. Staff is helpful and speaks decent english. Rooms are big and clean.
Only real issue is the fact that you can't pay with plastic.

Room Tip: one side has a stunning view of the mountains but can be a bit noisy. the other side is more quiet b...
