It is few minsthe Emam square and Bazzar. The staff here are really nice and helpful , and the most important is that they can speak very good English and nice to offer help.
Wifi is with high speed in the lobby, and 24hr hotwater is available.
The price is really worth.

It really a good choice ~~~

It's just 5 mins walk away the main attractions in old Tehran, however the hotel itself is a bit old, yet it worth the price. The stuffs are quite helpful, and the internet was free and reasonable speed.

Very basic rooms and quite old furnishings, but not bad for the price.

Hot water or heat was not a problem.

Staff were OK not overly friendly.

Breakfast was cold bread, cold hard-boiled egg and lentil soup.

Location is in the "tire" section of Tehran not the nicest but close to the bazaar.

We used Khayyam in December 2012 during holidays in Iran. Overall this hotel is ok for the low price, but don't expect much.

We stayed in a double room, which was ok for the reasonable price. The interior was bland, pretty much worn down and the bed mattress wasn't great, but at least the room including bathroom was clean. Heating was good, but perhaps too good and we couldn't find the control dial that we had to open the window to cool down the room a bit. There is no wifi in the room, so you have to go to the lobby for Internet.

Breakfast is very simple: bread with butter, packed cheese, and tea. The people at the reception were helpful; we exchanged currencies (though the rate was more than 10% lower than in the city) and also purchased domestic air tickets, too.

The hotel is located in the car-parts district in the city center, about 10-15 minute walk from Imam Khomeini Square. It might be a bit difficult to find on the first attempt, but you won't get lost afterwards. It seems like there aren't many places to eat nearby, so you would probably need to take a taxi for dining out.

The price here is very reasonable and you got everything. Free wifi, free tea, free breakfast. Also, you could exchange money and book air ticket at the reception. Some hotels here don't accept other currency. Receptionists are pretty helpful and always willing to help you. Aslo, rooms are clean here.

If you are looking for a hotel at cheap price, this is your good chocie!

I visited Tehran in Summer 2012 and stayed here for 3 nights. It's a small and neat hotel for the price. Hotel staff and manager were very nice and helpful. I will definitely go there if I visit Tehran again.
