It was quite difficult to find, as the hotel (or rather small guesthouse) doesn't bear any sign - in fact we were spotted by the owner while debating over the city map in the middle of the night :)
The place is located at quiet street near the Blue Mosque (6 a.m. wake up call by muezzin included), over the railroad (spent six days there and saw - yet barely heard - three trains), some rooms have view over Marmara sea. The rooms are small but new, comfy and clean. Breakfast is served in a restaurant next door (that didn't bother us at all), rather basic but tasty (olives, cheese, bread, jams, cakes, cereal...) The nearest tramway stop is a couple of minutes away by foot. The place has no reception or lobby but the owner seemed to appear whenever we needed him for any reason ;)
The only annoying thing happened on the last day of our stay - we asked whether we can leave our luggage until early afternoon, and were allowed to keep the room keys until such time without any extra charge. When we came back after lunch, we found our room door wide open with our luggage exposed. Despite that, I would recommend the place and probably stay there if I ever go to Istambul again.
