This was my second visit back to Lane Xang Princess since November and noticed that there was positive changes and premises are well maintained. The reception staff was still as friendly. There was an elderly lady that converses in english quite well and that really helped. New GM, Mark, was extremely pleasant. New large screen computers are located at the lobby for guest. Rooms are still kept clean and aircond was working well. Only set-back was the wifi was not working properly but was not big issue as one can use the pc provided at the lobby.

Hotel is in an okay location near the morning market (across the street) and near the central bus station. 1/2 Block oof of Lane Xang the main road running sort of north/south in Vientiane.
Short distance to the "tourist" zone such as Joma Cafe, Scandinavian bakery, etc.. It is less than a 10 minute walk and I am out of shape so if I can do it..anyone can!

2 Minutes to the left of the hotel you come to M Mart (same 7/11 stores) and guiteow stalls at night, 2 minutes to the right is a mini market and food stalls down a small alley. So some good local food stalls at cheap prices nearby! And the morning market is 30 seconds from the front door.

Only issue I had with this hotel is we had a vehicle and the only parking (they say car park) is street parking with about 4 stalls in front of the hotel. A night watchperson is there but several times we came back between 10pm - 1am and they were fast asleep! But felt no real issues with safety but the road is quite dark at night and is frequented by a lot of local hang out kids due to it's location so an awake guard would have been reassuring.

Room quality is good. Usual assortment of tv channels available (cnn, bbc, 1 or 2 english movie channels, some thai, sports etc..). Ac worked well, fridge in room (charge for bottled water 2,000kip), bathroom in working order (except very little hot water in the shower). But all in all standard rooms in decent shape.

Breakfast in the morning was fine. 1st day choice from menu - general western items such as bacon and eggs to nice thai/laos options rice soup, rice/egg/fried chicken or prok etc...portion sizes were fine...not North American sizes (which is good thing, normal portion size). Second day buffet style which again was okay but preferred the menu items. But will not go hungry and is an okay start to the day.

I would not however pay full rack rate for this property!
Deluxe room - no window in the rooms, double or twin configuration $69 US
Suite room - similar to deluxe room but with windows, double or twin $89-100 US

I paid $29 US per room / per night through a booking website.

Room tip: If quiet is your thing then the deluxe rooms with no windows away from the elevator worked well.

We recently stayed at the Lane Xang Princess due to lack of options - it seemed that every hotel in Vientiene City Center was booked due to the New Year celebrations. We are a young couple that has been traveling through SE Asia for about a month now and primarily staying at 3-star hotels - we would rate this to be more of a 2 or 1.5 star hotel. Our experience was not favorable and we not recommend this hotel unless you are really in a pinch - more details below:

Pros:
-Location was OK (next to Morning Mall)
-Breakfast was free with decent options

Cons:
-Smelly - Our room overwhelmingly smelled like mothballs
-Unclean - Room felt generally unclean but not outright filthy (sheets had various stains, clumps of dirt on the floor, bathroom floor dirty, and a couple of very dirty complimentary slippers)
-Noisy - The elevator is incredibly noisy and kept us up. Probably the most bizarre thing was starting at about 6a, a group of women sat down on the floor outside our door and started cooking preparation and loudly talking (this went on all morning).
-Small - Our room had no windows

If you are looking for a reasonably priced hotel in the heart of town, this is it. For the price paid, please dont expect the sun and the moon. You get a clean room, air cond that works, flat screen tv and wireless internet. Staff was friendly and accommodative. Only problem was the hot water didnt work well and the the sound from the air cond compressor (3rd floor) was quite deafening. Otherwise, it was a pleasant stay.

Room tip: Try to ask for a room that is away from the air cond compressors.

Dont confuse this hotel with the lane xang which is on the river, a much better location. The Lane Xang Princess is about 15 - 20 minutes walk from the central area of bars and restaurants though its almost next door to the main market. The rooms are huge and very clean, similar standard to European 3 star places. Our room had no windows but was bright enough with clever lighting. Breakfast depends on how many people are staying, when there were a lot there was an ok buffet but one night there were no other people staying and so breakfast was eggs and bread. They did lay on an early breakfast for us when we were leaving on crack of dawn bus. Service is good and if you dont mind the location and clean rooms and hot water, then consider it.
