Don't expect five star living but it's fine for the price. The staff are helpful. They do a good heap breakfast too. Our room
Was basic but the AC was good, though our bathroom was a bit smelly and the wifi isn't the best. But you have to remember what you're paying for. The location is good. If you're looking to get a Vietnam visa We paid US$65 to get it back the following day.

I've stayed at several guesthouses that are on the same street as this one and Okay Gueshouse is the best! It's my new go-to whenever I'm in Phnom Penh. The staff is friendly and super helpful. The rooms are big and clean with nice linens. Definitely will be back here. They are also helpful with booking buses and visas. Stay here!

Okay guesthouse has really nice, clean and big rooms and twin or double rooms are between 9 and 12 $, depends on the season. Bathrooms are big, clean and have hot shower.
The staff is friendly and good English speaking and often helps organizing a Tuktuk or moto.
The food is really good and always 1 or 2 $ cheaper than at other restaurants in Phnom Penh.
It's a 5 to 10 minute Tuktuk ride to the center but if you're looking for a little bit nicer place to stay, stay at okay guesthouse.

We got an AC room for $12 and the room was nice and clean. We had compared with other places on the same street and they are all around the same price but the rooms aren't as good. Kathmandu Kitchen just down the road is a great place to eat.

We asked for a double room with fan as we're on a budget, we were offered a room for $10 a night. One of the workers walked us up to the room on the 3rd floor, put the fan on, drew back the curtains, then hung around for a few minutes looking out the window... very strange. We later found out the air conditioner in our room was working fine, so we had actually been sold the aircon room. We decided to just treat ourselves and keep it - not really a bad deal for 10$

The room was nice and clean but small, with a small but comfortable double bed, a coffee table, tv, en suite and 2 windows.

The en suite had a great hot power shower and western toilet, but no ventilation, so it got very damp, hot and smelly. We had to air out the room every day when we went out by opening the window and keeping the fan on.

There are no common areas and the restaurant is small but quiet during low season. All food except breakfast is expensive, so we didn't eat lunch or dinner there. The staff sit across all the tables so it's a bit intimidating when you walk in and they all stare. Other than this they were polite and friendly, just bored I suppose.

We stayed here for 9 days - the aircon during hot season was too good to give up and they changed the towels and bed sheets half way through. This outweighed the bad stuff.

We chose this based on tripadvisor reviews, wanting something walkable to the riverfront but on a budget and not really knowing Phnom Penh at all. We stayed three nights, and once we sussed the best and most efficient way to walk to the riverfront, it was fine! a ten minute walk gets you to Costa Coffee and the start of the cafes and bars along the river.
The staff at reception seem to be dealing with many things at once, and none of them brilliantly! check in wasn't the smoothest but our room when we got it was big and clean. it seems they only service the room if you specifically ask them too and leave your room key. the drainage hole in the bathroom gets easily blocked, and we were unable to clear it so had to wade in and out on our last two days!
we had breakfast here (not included in rate) and it was okay, nothing spectacular and not any better in price or quality than anywhere else we ate. I would recommend it for a quiet location but on our second stay in PP, we chose a guesthouse on street 172 instead so we were in the heart of the cafes and bars.

Room Tip: The stairs are steep and there is no lift so ask for one on a lower floor.

Food was great and staff was more or less friendly but the room we stayed in was awful. The ceiling was very low and dirty. We couldn't close the window so there was a lot of noise. There was no mirror above the sink and we risked our lives each time we went off the stairs. I think we were just very unlucky with our room, apart from that it is probably not such a bad place to stay.
