I paid the most for this room out of a number of places that I stayed in Phnom Penh, and it was easily the worst. My room was hot (air con didn't work), dirty, and windowless, the room had dirty linen with holes in it. I was woken in the night to coach roaches running across the bed.

This was the worst experience in all of Cambodia(and Vietnam). We stayed in the Flat (a few buildings away from the main building). It looked like they hadn't cleaned the place in months. Dust everywhere, black feet after walking through the room on bare feet. Dirty toilet, huge cockroaches(alive and dead, sticking to the ground). Moreover, a lot of noise. Luckily we only had to stay here for 2 days.

DON'T GO HERE!!!

We stayed here for 5 nights and would do so again. The location is perfect, close to sights and the riverfront, but also in the middle of many local markets and scenes. Rooms are clean, nice and have good A/C, water pressure and WiFi also private balcony. Price (we paid $15/night, booking ahead by email) .Staff are excellent, they were so friendly and helped us with all the city.

Not worth the money. We looked online and saw it was cheap, only to find prices more expensive on arrival (when we could have booked online for cheaper). The older lady who works there is very rude. Rooms were small and very hot. The tuk tuk driver who they use tried to scam us out of money when going to the free cambodian boxing, he asked us for $1 each to pay to a random man, when questioned what for, (assuming we would think for the entry) when we told him we know its free he then lowered the price to 75cents and said for the guy to look after our bag.
Also booked a bus from there to the next town, we were told had included pickup from the hotel. The next morning a different lady working told us it didnt and that we have to pay for a tuk tuk to the bus station. After questioning this, the lady paid half our tuk tuk fee.
Overall you can do much better for $5 per person a night (for three people in a shared room)

we just found out that the cleaning personell played around with our personal items while cleaning the room, and took the weirdest photos with our mobile phones which we just coincidently discovered. we are shocked to find out (after having stayed at that place for several nights) that the staff searched our backpacks, and even took pictures of themselves doing so with our own phones. this is crazy! besides that, staff at reception is not the friendliest, and the linen was obviously not fresh as we found hair and strange stains in the sheets.

I booked my room without reading reviews, so when I got here -after I had read them- I made sure I checked my bed. No bugs. Bed was big and comfy, but the room was FILTHY. I stayed four nights and the floor wasn't sweeped once. An under the bed, man... probably months. Service was virtually non existent. An older lady very rude at reception.
Location was great and wifi worked well. A bit noisy at night, but you can't help it in the area.

We were staying in Phnom Penh for about a week, and thought we were going to stay in Royal Guesthouse the whole stay. We ended up moving after two days (Payed for two nights on the internet). Everything looked like an ordinary old guesthouse, but we payed about 15 dollars a night, so we thought we were going to get more for that price.
The smell of mold in the room was very bad, it was not really clean and when we found out we wanted to change room, it was not possible. You can also hear everything that happens on your floor.
I would not recommend this place, and think there is a lot of guesthouses and hostels in the same area with better value for your money.
Some things were positive tho, the location of the guesthouse is good, and the food in the restaurant is pretty good.
