I have stayed in over half a dozen places in Phnom Penh. While friendly and well-located, this is the worst stay. The floor tiles are dirty and cracked, walls are very thin, showers small, and the neighborhood very noisy, and generally not as clean as you could find for the same price elsewhere. My room came with an extra roommate, mr. Giant Cockroach. The photos do not reveal the general lack of upkeep of the place. It is definitely a 2 or 3 star hotel, not 4.

Excellent staffs hospitality led by Frank with tasty and healthy breakfast. I fell in love with their courtesy and relaxing ambient ony first stay and I just returned for my second time for five nights stay. Well done Frank and your team.

Huge thank you Hotel Nine staff. Franco and team were always ready to help and our stay was relaxing and just what we needed. Nothing was too much trouble and we wished we could have stayed longer. Personable and 100% care taken at all times to ensure guests are comfortable. We will be back :)

Thank you Hotel 9. Staying here for a couple of weeks and I am so glad I chose Hotel 9 after viewing other accommodation in Phnom Penh.
The staff are excellent with Franco being a fabulous GM. It's a home away from home. I am a solo female traveller and have felt safe and secure at all times.
Franco is so friendly and accommodating and all his staff are ever so helpful and polite.
Hotel 9 has suited me and my budget to a T.
I would recommend Hotel 9 without hesitation.

Nestled in a central Phnom Penh side street, Hotel Nine's modern boutique tropical poolside tranquility rests behind a secure walled entrance. General Manager, Franco's fastidious attention to customer satisfaction is delightful and his years of culinary experience let you savor those breakfast, lunch and dinner moments.

Being a regular traveler to Cambodia, I was very impressed with Hotel Nine's colorful wall proudly displaying their commitment to support SISHA (www.SISHA.org) in the fight against human trafficking and exploitation. The array of locally made handicrafts on display, the books for reading quietly on an upper large tropical balcony are all great reasons to choose Hotel Nine. Make sure you book in advance as the rooms are limited.

Room Tip: Top floor will give the most privacy

The Australian manager was exceptional - friendly and helpful without being overbearing or pushy. Good breakfast and comfortable rooms. Over the 3 floors there is heaps of room to sit and read/use computer etc in peace. The pool is small but ok, wifi slow and sometimes cutting out. Location is pretty good but there are a heap of other guesthouses around the area and a bit closer to restaurants/shops etc. As usual for phnom penh, life has fully started by 6am so don't expect to sleep in much. It's quite close to the main road, but quiet at night.
The staff outside will arrange a tuk tuk for you, but there will be usually about a $1 surcharge. Just walk 20m around the corner and get your own and save a few bucks!

Room Tip: Top floor is best but ask to be away from common area and stairwell as it's all pretty open. Top...

The biggest complaint I have is that we were given no warning that our room had no privacy. We stayed on the third floor, in the southeast corner of the building. There are two main windows facing east, and nobody told us that the space between those windows and the ledge of the hotel building is used as a walkway by hotel workers. Twice a hotel maid walked along those windows--and we had no warning this might happen. The first time the hotel maid saw my wife naked.

It's unacceptable that the hotel didn't warn us about this very strange quirk in the layout of the place. It all happened very quickly so we didn't bother to complain, as we were staying just one night.

The rooms at Hotel Nine don't feel like hotel rooms, at least not compared to other places where we stayed during our trip. The door to the bathroom couldn't stay open, the room's walls were stark white, making the place feel like a hospital room. There were spots on the walls. The sheets were stained so we immediately requested--and received--new sheets.

There was a can of raid in our closet, though thankfully we didn't have to use it.

Overall, it was an OK stay. We weren't mistreated, and we got to store our belongings in the office for as long as we wanted. But I wouldn't stay here again.
