We stayed at the J Villa for 10 days in June 2013.

After having looked at a couple of other hotels in the same area we decided to take the deluxe room at the J Villa. So first the positives: The location is really central but not too noisy. Also I really liked the overall design and the furniture. The concrete pool is also quite stylish.

Now the negatives, only one person on the staff can speak english. The breakfast is really disappointing, too: you are only served a small portion of scrambled eggs with tiny pieces of bacon, and they don't even have black pepper only some cheap white pepper from the supermarket. Don't get me wrong, I'm not that picky but if we pay that much per night I do expect more. I stayed at a much cheaper hotel the previous 3 nights and the breakfast there was much better.
At first I was happy to have negotiated a cheaper rate because we had planned to stay there for 2 weeks. But having a jacuzzi in the room was one of the main reasons for us to take the deluxe room. However, the jacuzzi never worked. When we complained to the staff, they came up with a load of cheap excuses and they promised us to fix it - which of course they never did. Their worst excuse was that they had given us the discount because the jacuzzi doesn't work. But we negotiated the discout on the basis of us staying for 2 weeks, not because of the jacuzzi. They never mentioned the problem of the jacuzzi to us! This really got us angry and they even admitted that the jacuzzi never worked at all.
So with the jacuzzi not working we were stuck with this big bathtub, where having a shower is just really impractical since you don't have any curtains and the whole bathroom gets wet.
It also looks like they were running out of money when it came to the bathrooms, the design is really boring and I had to buy my own glass to place my toothbrush.

So in general i think it could be a great place but they need:
-better trained staff
-better breakfast
-fix the jacuzzi (or at least be honest and tell the guest it doesn't work from the beginning.)

If you still want to give it a try, just dont take the deluxe room, it's not worth the price you're paying for.

Room Tip: Don't take deluxe room. Standard rooms are better value for your money

English is not our staff first language, they can’t speak perfect English, but our front desk staff are great enough to communicate all the everyday communication. Cooks, I’m thankful that you try to bring food to the guest to make sure their food still warm while others staff are busy, and thank you for not getting discouraged when they laughed that you couldn`t understand their English.
As we have told you, we were trying to find the technician to fix jaccuzzi as it was special order from abroad. Please understand that fixing a special order item in Phnom Penh is not that easy, and that’s why a 35 SQ meter deluxe room were sold around US$40.

I found J Villa on my last trip to Cambodia In May / June as we were there for business and holiday, we stayed for 12 nights and then returned again after business in another province for another 2 nights.
J Villa is newly renovated villa / hotel with 8 rooms a nice plunge pool and sitting area near the pool for drinks and breakfast. It is located in street 278 close to many restaurants & cafes a short walk to Wat Langka and the Independence Monument. Its in a quiet location but close to everything. I have stayed at many hotels in Phnom Penh over the past 2 years but have never felt so welcomed as here. The owner Lykong and her staff Bunny, Borei, Neal & the others make you feel so apart of the place and attend to any needs you might have. We stayed in 3 different rooms throughout our stay but liked room 201 and 102 the best. The rooms are renovated and tastefully decorated with excellent beds and linen. The bathrooms are large and the water pressure is very good. The rooms are serviced and cleaned to a very high standard so congrats to your cleaning staff Lykong. The pool & area is a great asset and great for cooling off in it is adequate for the number of rooms there. J Villa has an amazing wooden staircase up to the 2nd floor and fantastic balconies for relaxing. Congratulations Lykong you are doing a great job making J Villa into a beautiful relaxing atmosphere, sure there is still some requirements that are needed but you are getting there, it takes time. This hotel was just open for a month when we stayed at J Villa and it was really a fantastic place to stay. As the name says it is a villa with only about 8 big rooms, what makes it a quiet and relaxed place to stay. It feels like relaxing at home, but in the center of Phnom Phen. You could tell that because they just opend they where still figering things out, but the staff was really fantastic and where happy with all tips of improvement. We had a great time with the friendly staff of J Villa, especially Lykong, Bunny and Noreah where always friendly and where helping us with all kinds of things. The pool was really nice and great for relaxing after your trips in Phnom Phen, with a nice cocktail they serve you at/in the pool. The rooms are clean and beautifull furnished. I can really recommend staying at J Villa. Thank you Lykong, Bunny and Noreah for a great time at your beautifull villa!

We stayed at the J Villa for four nights and loved it. The hotel is new with large spacious rooms excellent beds and beautiful bed linen. It has a nice garden area with a plunge pool, just the thing for hot Phnom Penh days and evenings. Breakfast , limited but fine, is served in the garden area near the pool. J Villa is in Golden Street which if you choose to stay in this area is a perfect location. However, most people tend to stay in the riverfront area which leaves Golden Street a little quieter. J Villa is close to some excellent cafes and restaurants. The Anise Terrace is just up the road and a few doors up from J Villa is the Tom Yum Kung Restaurant which along with the Spanish Restaurant is well worth a visit.

J Villa is just newly opened, but it has all the earmarks of becoming a great place to stay right in the heart of the Street 278 area, where all the action and good restaurants are. The staff took fresh mangos from their tree and prepared a fruit tray for me. I was one of the first people to check into this magnificently redone property. It is spare and elegantly furnished, the rooms are large and have a great bathroom. You could not ask for a nicer staff. They are all very seasoned and have worked in other well respected guest houses. I have a feeling this place will get very popular, very quickly. I don't know about the food, as I did not eat there. It still has a bit of tweaking to do, but I would stay there again in a heartbeat.
