“Super location - nice view”

Good:
1) Super location, near attractions and restaurants and the cosy riverside.
2) Nice bar on the top of the hotel with an amazing view and happy hour from 17:00-19:00
3) Friendly and welcoming staff

What could be better:
1) The hotel was built for only about two years ago but not of the best raw materials, several places appears already worn, paint is flaking off, tiles are missing, cheap curtain rod in the bathroom which fall off, worn carpets in the corridors and so on. Not what one expect in a 4 star hotel.
2) Cleanliness can be improved several places, for example, dirty chairs and baseboards in the dining room, the ladder in the bathroom could also need a wash, the lift and so on. Many items are painted white and dirt is easy to see.
3) The design of the hotel doesn't gives you a feeling of being in Cambodia. It's have modern decor which you can found anywhere in the World.

Was happy to check in and loved the location. Very satisfied with the non too subtle "you are checking into the hotel by yourself, no extra guest accepted later". This hotel does not condone sex tourism and for that it should be lauded.

The rooms are utilitarian, clean and serviceable and loved the smell of the room with an oil burner giving the room a verbena smell. Location is brilliant, over the road from the royal palace. Staff friendly (taught one how to tie a tie or ribbon as they called it). Bars on the roof and 5th floor are good and cater to guests without being hassled. Looks very modern withy he polished concrete floors but can be a little noisy. Bathroom needs a little work with rust on the window frames and hone held to wall with Velcro which was falling off,

We were actually staying at the sister hotel elsewhere in the city, but due to a booking error (thankyou booking.com!) we were upgraded to here! We were brought across town by a rejectionist from the other hotel, who also paid the tuk-tuk fee, the hotel was really smart on entry and bags carried to our rooms. The reception did a good job of shopping around for our forward travel looking at buses and taxis and also arranging a Vietnamese visa. The rooms were clear and spacious, and looked newly fitted, only negative was that only being on floor 2 the windows looks onto walls... The shower was decent and really hot, but did take a while to get going. The sky bar was the real selling point; set on 3 levels. the lower level is covered (as it was mostly raining during our stay) but you still had a great view of the city and river. Swimming pool again looked newly fitted out and was lovely in the evenings. Cocktail hour ran for 2 and a half hours which was great and the food at the roof top BBQ was excellent and cheap. Breakfast was a steady mix of continental European and Asian which was good. All in all it was a great upgrade and would certainly stay here again.

We actually booked the sister hotel up the street, which for the brief time we were there looked very nice. We were then informed we were being 'upgraded' to this hotel, and moved down the street. We did book a cut price via Agoda, but even for what we paid I was disappointed - if it was at full price I'd refuse to pay. Unpainted, poured concrete floors in the lobby of a $80 hotel in PP is bad. Fraying carpets in the hallways is bad. The upstairs 'lounge' looks like someone is storing furniture in a warehouse (more concrete floors - if you like Corbusier you'll love it), and has about the same welcoming feel. 

If you are thinking of booking this place for the start of your Cambodia or Phnom Penh visit, I'd look elsewhere. It won't get you off to a good start.

Update – after writing the above review (we're stuck here for another night), my girlfriend went to our room, to find one of the staff there (with the door locked from the inside), holding my gf's handbag, with her cash inside. By way of explanation, the staff member said we needed to pay for a candle she'd brought to the room. The management seemed uninterested in any of this, and asked us to confront the staff member ourselves. Sums the place up, really.

We've only spent two nights here. Great location, very friendly and helpfull staff. We loved the rooftop pool and bar. Happy hour between 5 and 7:30pm with great views of the Mekong river and city. Awesome breakfast. We'll be back.

It's amazing what a soft filter and a sneaky angle can do when photographing a hotel...
The first thing that springs to mind when you pull up out the front is the movie The Royal Exotic Marigold.
This place looks like it's glory days are WAAAAAY back in the past.
The check in was fast enough. We had reserved a palace view room and that is what we got. A small room, that had a dark poorly lit bathroom, a grubby balcony with loose railing and a strong smell of grey water tainted with sewerage. The bed was comfortable enough, but when we asked for extra pillows, we were told there were no spares left, in the entire hotel. The shower rail in the bathroom fell if it was pulled on slighty, which made closing the curtain an adventure. But as previously mentioned, we did have a fantastic view of the palace.
After checking in, we went upstairs to have a drink at the "Skybar". A sad looking roof top area with mismatched seats and tables, but too it's credit, a lovely view. The drinks were ok, an interesting take on what they should have been.
Our location was great, so close to the riverfront and what it has to offer. We went out for an awesome meal and a look around. After a night out, we came back to our room smelling worse then when we had left. We decided to deal with it in the morning.
After a swim in the ordinary pool ( again, those filtered photos make it look much better), we went back to shower in the stench that had now taken over the room and go down for breakfast. Breakfast was ordinary. No airconditioning, tables that were wonky, nothing really on offer. After asking if we could get some bacon, we were told there was none left. The bread sticks had sparrows perching on them. When they ran out of juice, it was bad luck. After breakfast we asked to have our room changed due to smell. The solution that was offered was to burn lemon grass oil. After a few terse words, we went out for the day.
When we arrived back, our room still smelt of sewerage, but now highlighted with lemon grass. We marched downstairs and asked to be moved into a new room. After a chat with the hotels manager, we were finally movedto a room higher up with a deck. And a spa. And floor boards that pinched your feet and had nails sticking up from them, I have a lovely gash in the bottom of a sandal from one of these nails. The bathroom was the same dark poorly appointed room as our other room, but at least it didnt smell.
We checked out the next morning after having another substandard breakfast. The wi-fi offered as part of our room cost was weak at best. Uploading things to social media sites took forever.
The one good thing this hotel can offer is location. If you need a roof over your head and aren't fussy, you'll find this place to do the job. We found it to be a funny, odd, poorly run place, that we now just have a good laugh about. Would I stay there again? Not on your life. But if your looking for a great view of the palace, this is the place for you.

Overall the hotel was clean, comfortable and service was great. The spa on the balcony had a leak . Asked many times to repair the leak but no one understood. Sewer smell around lunch time throughout the whole hotel not even the aircon could get rid of it. Breakfast was the same each morning and needed abut of variety.

Room Tip: Balcony rooms are great but need to pay.
