I have to agree with some of the more negative reviews. Cons - quite noisy due to bad layout (all floors open to main stairway), never really had hot water, wifi very slow, pricey for what you get. Pros - good location, helpful staff, good bfast buffet with omelet station and soup station. Decent place though you can do better for less.

The staff were helpful. But for $81 a night i found this place overr piced and punching well above its weight. The hotel has a half finished feel about it: the fixtures and fittings in the rooms are cheap and already showing signs of wear. My key didn't quite fit and to open and close was a wrestle. I tried to have a bath but the water drained away almost as long as quickly as i could fill it. The water in the hand basin however wouldn't drain away and was stained and old looking already. It took nearly half an hour for the bath water to eventually run hot. In the morning the shower water was cold despite being at full heat setting. The rooms aircon turned itself off repeatedly during the night. The price for taxis, and tuk tuks are almost double much the average price. Maybe such prices to be expected from a luxury hotel. But this shoddy and cheaply finished and badly designed hotel is not such a place.

The hotel was not what we booked for. Our initial booking through booking.com was for Frangipani Villa 90, but for the second time during this trip to Cambodia the booking agent FAILED to secure us the rooms. Luckily the hotel has a few hotels in Phnom Penh and we were transferred to Frangipani Royal Palace within the same evening. Thank you.

The hotel was great, new, posh, clean with good ambience. Staff was extremely helpful and we were grateful for their courtesy. We were also lucky to be part of an international event when Cambodia held the cremation ceremony of their late king. HOWEVER, I must say that the hotel, despite their effort to do their best, should have been more prepared.

There was no notice of roads closure made public to the guests, no information on time for when guests can leave or enter the area and etc. Everyday, we had to pass a few security check points before getting into the hotel. But the hotel places staff to help guests carry our bags, which was very handy but walking for 10 mins after a tiring day can be very challenging, especially with younger children. Plus the pool was closed for our entire stay but there was a notice for this, so we think that's fair.

On the 4th of February, my 12 year old daughter was denied entry into the nearest street leading towards the hotel and she and my brother had to wait for 7 hours from before granted entry to the hotel street. As for the rest of us, we were stuck in the room with my 2 year old son, who, to make it worse, had diarrhea and ran out of diapers. The pharmacy next to the hotel block was close without any notice and as we only eat halal food, we had to starve for the night too as we were told that once you leave, you can never come in..... at least until the security officials come to their senses and are able to treat hotel guests fairly, considering that we are guests who have paid a considerable sum for our rooms.

Stayed here for a few nights and would agree with others that the location of hotel is great. Staff are very friendly and helpful, although it did take three separate conversations to sort out our transfer to the airport.
It's a shame that this hotel is let down by the quality of workmanship. The decor and furnishing are of a poor quality and electrics haphazard. There has been little thought to where you might hang towels in the bathroom or indeed where you might collect or deposit a pool towel.
The roof top pool was lovely but not enough sun loungers and the bar was a bit soulless.
Overall a nice enough place to stay, but needs to smarten itself up if it wants to justify its price tag.

This new hotel has for sure many things which are not yet operating perfectly.
Even the construction is partly unfinished or has been done hasty.
Our room was spacious and there was a lot of depository, though only four hangers for two people. On the terrace there is a jacuzzi, so I do not understand why to have a bath tub in the bathroom instead of shower. The only mirror is in the bathroom.
During our eight night stay under sheets were changed only once, last night.
Lobby and restaurant area did not please my eye, everything seems so unfinished, breakfast room was packed with tables but without decorations. Reason why there was nobody for dinner. Breakfast itself was decent.
Hotel has only one elevator for both customers and staff and that makes it slowish.
Service is most pleasant and good-natured that is why I feel sad to write negatively, but maybe this for making things better.
Location is absolutely The Best in Phnom Penh.

Room Tip: Royal Suite has a great terrace.eith privacy.

not just excellent location, but quiet as well. Stunning view from the rooftop bar and swimming pool. Every little detail done with style and the smile by all the very smart looking young staff was a good start for every day exploring this town - recovering from its past.
And not to forget: the best bed I ever had in Asia where I travel since 1981!
Enjoyed 2 massages: envigorating after walking the streets -
certainly a place to come back!

On the surface, this hotel appears so lovely and classy, and certainly by most accounts, there is absolutely nothing wrong with this hotel.

The service was faultless. We were originally booked into the Frangipani Fine Arts hotel, which is a little bit further up the road and is the smaller cousin of this hotel. However, when we got there, we were informed that they were 'upgrading' us to their bigger cousin hotel. Me thinks that the Fine Arts one was overbooked... but we didn't mind. This one was closer to most of the attractions anyway so that was good for us.

Upon arrival we were served a wonderful cool drink, given fresh towels, and had our bags taken to our rooms for us. The hotel is lovely, big and spacious and the staff were pleasant, helpful and very professional.

Our room was enormous! We were only on the first floor, but it was pretty spacious. With beautiful decor. The bathroom was a bit dark, should have a few more lights in there, particularly over the shower. And my usual grip about lack of hooks or hanging space in the bathrooms remain for this hotel also. And it was weird to have windows and shade cloth to shield the bathroom.... it's ok if you are travelling with a partner, but when you're travelling with a friend, even a very close one, it still feels kind of creepy seeing a shadow of them sitting on the toilet or having a shower.... and you can't not see, because the tv sits right in front of the bathroom! Just a weird arrangement, what's wrong with normal walls, eh?????

Wifi worked well, didn't have a problem with it.
The rooftop bar area and swimming pool was just lovely! What a fantastic space to have and such a gorgeous view of the city. Spend some time up there if you can.

Now, onto the negatives....
The quality of workmanship on this hotel is really really poor. And I mean BAD! Everything 'looks' good... but upton closer inspection, the paint work looks like it's been done by a 3 year old child, it was very splotchy, the walls are plastered by an arthritic 60 year old, not very smooth and was patchy, the fittings in the hotel (not just in our room, but the entire hotel) looks like it was sourced from a 2nd hand thrift store because there were chips and scratches in the bath tub, in the basin, on the cupboards, on the shelves, on the toilet... and I'm talking really large chips and scratches, as if these fittings had been used somewhere for the last 20 years.
The cupboards didn't close properly because they weren't fitted properly.
These were not new fittings. Which is strange for a supposedly "new" hotel.

Anyway, I would probably return to stay at this hotel because overall, we had a good experience, none of the negatives I mentioned were dealbreakers cos I've certainly stayed in hotels that cost a lot more and were considerably worse off. We were happy with the staff, it was perfectly located, the rooms were cosy and clean and the breakfast was great. It just seems to be trying a little bit too hard to be more than it is.

If you want to be a 5 star hotel, there's A LOT of detail you have to fix in making it so. Please, more attention to detail.... But it's getting there....
