“best place all round”

i stayed here in march with a friend and didnt really know what to expect, but upon arrival we where greeted by Harry one of the owners with a beer and a warm welcome. Dont know why the girl on here gave it a bad review about the friendlyness? because everyone went out of there way to make us feel comfortable and told us where to go to eat, drink, and take the tuk tuk to see attractions in phnom penh. right the rooms are extra special big beds tv with wireless internet and pleny of space for all your possesions really for the money i felt spoilt and ive stayed in some big chain hotels that dont even come close! so much so we stayed longer than we inteded too. the bar area is good with a nice breeze coming through the front to the pool area in the back which is great while drinking a nice cold beer at only $1 yes $1 now thats cheap!!!!!! i got drunk one night and couldnt open the door to the hotel but was greeted by a laughing Harry who escorted me to my room lol now thats good security felt safe all the time here. The owners Harry and Buster are the life and soul of this hotel. i will be back soon thankyou for the laughs and great holiday.

What can I say, great location, very new and modern, cool room, good bar below and some nice chats with the owners, two down to earth north american guys and some local other personnel. For me there were no obvious deficiencies, even the pool for me was ok even though very small. But it is great to cool down.

Me and my partner stayed here a few nights and we wanted to book a few more however they were fully booked (we were disappointed but not surprised as place is great!).

This place is new (they've opened it a few months ago), fresh, clean and modern and they don't charge fortune! We booked a room with "SMALL EXTRA KING BED" which turned out to be the BIGGEST and the MOST COMFORTABLE bed we were lucky to use while traveling in Asia!
There was a big flat screen tv with many channels (HBO) and free internet connection (no need to bring your laptop) in our room. Safe, air conditioning and a fan and a little remote to switch main light off!
Bathroom was bright and clean, great shower, modern style sink, light by the mirror.
Swimming pool, pool table, bar and draught local beer served downstairs.
Friendly American owner and English speaking Cambodian bar staff, even quiz in English on Wednesday night and bar was full!
Fantastic location - National Museum behind the corner, a short walk to Royal Palace and Silver Pagoda, close to riverside esplanade. Many little restaurants on the same street as the hotel, lovely and cheap book shop next door, cheap phone calls to Europe available form internet cafe on the same street (just $1 for 20minutes while other places charge the same money for just a few minutes) .

Minuses - if any problems with sleep you might need earplugs - noise from the bar downstairs and music coming from other places at night and housekeeping early in the morning however bed is so great that it should compensate it :)
No breakfast as kitchen is not ready yet however there is a big choice of restaurants just next door to the hotel.
Swimming pool is small and just next to the bar but it worked well on hot days when we needed to cool down.
No kettle in the room.

We really enjoyed our stay in Sundance Inn, it made our trip to Phnom Penh even more pleasant and we highly recommend it.

What a great place to stay in Phnom Penh as the location is excellent . Sundance Inn is a 10 min stroll from the riverside hustle & bustle , close to the Palace and Pagoda and nearby to so many small bars and restaurants . The rooms were the best i stayed in on my 12 week trip , monster bed , lovely shower room and the large flat screen tv connected to the internet was so cool , wireless keyboard and mouse , pure quality !! . All this right on top of a really nice bar with a slate pool table , 2 big screens , nice music and cold beer plus a cute pool for a dip . I was lucky enough to stay twice and will be staying here again on my return . Harry & Buster your hosts are great guys and very helpful as are the staff .

Room Tip: The 2 rooms i had were both very good #7 & #4

Contrary to what another reviewer said, the staff here are perfectly friendly and helpful. You may or may not meet the owners--I met one--but how often have you met Bill Marriott when you stayed at a Marriott? Everything in the room is high quality and works great, including the internet. You can choose 3 options there: your own laptop with wifi, using it via the television in your room, or down in the lobby. Comme vous voulez. The room I had was perfectly adequate in size with a bed that would literally fit three. Mine had a shower instead of a tub, but was a rainbow type shower head that I love with fine water pressure and heat. It gets a bit noisy outside at times, but I sleep right through that, so bring earplugs if that bothers you. For the price, quality and location--2 blocks away from the National Museum, 3 or so from the Royal Palace and 3 from the riverfront--it would be very hard to beat for the price. The room had both a fan and an airconditioner. Breakfast is not included, but there are numerous restaurants practically right next door. I ate several times at the Blue Dolphin across the street where the food was good and inexpensive. Also, about a block and a half away is the Friends Restaurant which has reviews on with very good food and a very interesting menu. Don't miss it if you stay here.

Room Tip: If the noise bothers you, you might want to ask for a room facing the back.

The rooms are situated above a small expat pub/bar, I think, run by the same men who run the hotel. 

The reason I don't know who runs the hotel is because no one bothered to greet us upon arrival - how previous reviewers even know the owner's names I don't know...

Our group of 4 arrived, with luggage, mid afternoon. The place was not busy & the 2 western men behind the bar clearly viewed our arrival

There is no reception desk or reception area. I walked through the  bar and still no one offered check-in  directions, not even a hello.

The western men behind the bar saw we were there but neither even said hello... In the end, a lovely young Cambodian man came out of the kitchen and assisted us. 

In short, the place is very clicky. It could be a great little hotel in my eyes but it does seem that if you're not a local or expat, you don't even get a hello, or even welcomed upon arrival. Thank goodness for their warm & friendly Cambodian staff

The rooms are fabulous. Huge comfy bed, brand new bathroom, lovely finishes. The pool is small & would be nice to cool off in if I hadn't seen the Saturday night pub crown drinking with their feet dipped in it

If you have a room overlooking the pool as my Dad did, you will have pub guests talking loudly around the pool into the evening. It was a Saturday night, perhaps this was why? The chatter is noisy so forget about an early night if you need one. 

Pub guests can also sit around the pool, basically taking up seats hotel guests may have wanted to use. In short, perhaps don't book if you want a place to lounge/swim. You'll be competing with the pub guests.

If you are happy with a room above a pub run by expat men who seem more comfortable pouring drinks with mates rather than even acknowledging their hotel clienteles' existence, then you will like it here.

Opened in November 2011, this brand new guesthouse/hotel is a real find.

Location wise you couldn't get much better in our opinion.

Lovely small pool, friendly and helpful staff and interesting owners.

Rooms are excellent value with views over phnom penh city life. The rooms on the corner enable you to just sit back in bed and watch the locals going about there every day life.

Free WiFi and cable TV, remote lighting, large flat screen tv's just top off this great place.

I can only hope they keep the rates as they are as it is really great value for money.

Thanks to Harry and Buster the owners for creating a great place like this!! Cheers guys!!

HINT: bring earplugs to Phnom Penh if you are a light sleeper. I wore them on last night and slept like a baby!!

Room Tip: Pay more to avoid the windowless room but if on a budget and just want a place to sleep still consid...
