I really don't have many positive things to say about this place. It's not awful, but the staff are a bit unsettling. From filling in the form at check-in to being shown the room, the interaction felt kinda like the start of a crap horror film, but it may have just been us.

The place is a lot more dated than it looks in the photos. We booked a double deluxe room, but like the other reviews were "upgraded" to the suite which consisted of very little natural light, and would be fine if it was just the bedroom/bathroom. The extra "suite" part with kitchen and tv/sitting area actually somehow makes the experience worst. It feels soulless and badly thought out. The suite features a redundant outside area with a sliding door and no seating.

We didn't hang around for long as the bar area isn't very inviting and we had stuff to do. The Internet is reasonably fast, but nothing special. The breakfast is terrible. We were handed a badly structured form to tick what we wanted. Having done this the waiter scribbled out the stuff we couldn't have and eventually brought half-toasted bread with fake, sugary butter, carton orange juice, two weirdly poached eggs and a terrible omelette. Even the fruit salad was crap.

I'm definitely not staying here again. Perhaps it's because we stayed in a decent hotel for a few nights before this place, but I think this place is just very mediocre.

Room Tip: Don't take the suite "upgrade"

My short stay in Phnom Penh was the the Frangipani villa - 60s hotel. Though the rooms were quite decent and toilets clean, I was shocked to learn that they could not offer me anything to eat even though it was only about 9.30pm...I practically slept on an empty stomach. The breakfast next day was quite good and partially alleviated my woes.
All in all, the location too isn't great, though there is a nice old world charm about the place.

Stayed at the 60's for five nights on the last leg of our Laos and Cambodia holiday. Very friendly and helpful staff who met the few requests we had promptly. Chose the Super Studio and it was exactly as depicted in the website photos. Spacious and with a private terrace. Were also able to get a 15% discount as we had stayed in a sister hotel in Siem Reap.
Whilst not having any affiliation with the Hotel itself we were able to secure the services of Mr.Lim the tuk-tuk driver who has set up in the street. A delightful and absolutely honest driver who looked after us on virtually all our trips around town and to the Killing fields and S21. Keep an eye out for him and ask for him by name.

Room Tip: Go for the Studio Suite which has its own private terrace

If you are looking for honeymoon feel kind of place to stay in, this isn't it. However, it is good enough for those who plans to stay in Phnom Penh for only a few days. There's free wifi, room is really clean and the staff are friendly. I particularly that they are helping charity org to sell the friendship bands for the needy kids!

Room Tip: It is quite common for the entire street to experience blackout. Not to fear, the staff are super ex...

We had a double booked, which looked great in the few photos we found. When we arrived we were 'upgraded' to the suite room. It was tucked out the back, separate to the actual house structure. A very big space, very clean, with two rooms and a decent bathroom, but very few windows meant it was totally lacking natural light. Not a nice space to relax in, and not what is described on their website. Breakfast was nice in the front garden area. Whilst the staff were all very nice and friendly, they were too keen to sell bus tickets & tours etc, asking us every day. When we asked if there were any good places to eat nearby, they suggested the bar at the other Frangipanni hotel... The 'hard sell' shouldn't happen at a place with this price-tag. Hotel isn't in a great location, basically have to get a tuk-tuk everywhere.

We left booking a hotel in Phnom Penh rather late and, in view of the high season, our top choices were not available. The Frangapani Villa 60 sounded OK at about $45 per night through Agoda. The location in the Golden Street area is very good. Tuk Tuks are readily available and cost around $2 to desirable destinations - Riverfront, the Royal Palace, the Central Market, etc.

Phnom Penh is a construction zone and street 252 is no exception. There is a high rise going up next door to the hotel. Lots of day time noise. Fortunately, our room was on the quiet side overlooking Hotel 252 (its pool looked tantalizingly inviting).

The room can best be described as adequate and clean, but drab and dingy. A coat of paint and a general updating of the decor would help. The bed was very comfortable and the aircon fine.

There was no hot water on our first morning. I was told that the system was solar. Subsequent days were fine, I suspect that the alternative/supplementary hot water heating system had subsequently been switched on. When water was run, in our room or others, a pump was initiated that thumped at 3 second intervals and reverberated. The plug opener in the bath was broken and the plug had to be raised with your finger nails. The plug in the sink could not be closed. The bathroom had an intermittent, but pervasive drain smell.

Breakfast was made to order and served in the courtyard. The food was good. Again, attention to the decor is required. The patio furniture is tired. The greenery needed a good pruning.

The staff were readily available, friendly and did there best.

Room Tip: Rooms on the west side are away from the construction.

I thought this place was just okay - we stayed for two nights in a twin share (I was travelling with my boyfriend but that was the only room available). Our room was super clean and spacious, loads of wardrobe space, a television, safe, minibar and free WiFi ... HOWEVER ... on the downside, there were a bunch of mosquitoes already in the room when we walked in, ANNOYING, and a pain in the butt to get rid of. The furniture was a little old and careworn, but everything was still comfortable. Bathroom was massive.

Staff were super nice and really helpful. Breakfast is included in the price, you just tick off what you'd like on the menu. The chef there was awesome and I would recommend eating at the hotel restaurant if you get a chance (the menu is limited but the food is delicious).

Location is so-so but there are a lot of tuk-tuk drivers around and it is fairly cheap for a ride to the main attractions.

The main reason I only gave three stars was because of the issues they had with hot water >.< After an entire day with no hot water, I finally went downstairs the next morning to see if there was something they could do. It seems the hot water is solar powered and sometimes doesn't work, so when I asked, one of the staff flicked a switch and the water got hot ... eventually ... :/ Very annoying, and something they really need to fix.

Overall, I thought Frangipani was pleasant and pretty decent value for what you pay. Would still recommend, in spite of short comings.
