Do not judge a hotel by its street front should be a good saying in Phnom Penh, and which works for this hotel. In fact if you were driving along street 258 at night, the first impression is that it’s downright dodgy. The hotel is in fact a great find. My first impression was via email with the very efficient front office manager. Our room was lovely, but sadly the only window we could open was a small one in the bathroom. Bathroom was nice – but had to watch the trippable entrance step into the bathroom. To access our room required crossing a walkway between two buildings – so it’s a great idea to ask the helpful reception staff for assistance moving luggage. Do take the time to visit the roof-top pool & bar – amazing view of the city!! Breakfast is buffet style. The hot food was not hot unless came straight from the kitchen. The fruit selection was wonderful, as was the omelette making station. The male serving staff were very considerate offering to carry hot drinks... back to our table. If you’re spry footed, yes the hotel has excellent 10-20min walking access to the Riverfront, Royal Palace & National Museum. However, if the Phnom Penh traffic is bewildering (there are no street crossings/intersections in Cambodia where traffic will stop & wait for pedestrians), save the stress & hop in a Tuk Tuk. Please note some of the drivers around the Hotel were extremely pushy & keen to charge expensive rates. Best to agree on a price before you drive off (& DO NOT pay more than $3US for a one-way trip to Royal Palace or National Museum). If you’d like the driver to stay around and drive you back…then yes you can pay a little more.

This is the first time that we visited Cambodia...
Made reservation a day before arriving, fortunately got good price for a good hotel...
Location was OK, nearby the Palace and some Wats..
However, still need to take taxi or tuktuk if you wanna go to the Central Market, Independence Monument, Wat Phnom, and other tourist attractions..
Nice and clean room and bathroom. Nice duck made from wrapped towels...
Some restaurants and drinking places are nearby...
Nice breakfast included, ate breakfast near the small but nice swimming pool..
Met the GM when checked in..., he's a Malaysian...
Unfortunately, the nearby chicken restaurant had very loud music in the night, until around 9pm..

We stayed here for only one night but wish we had stayed longer. The location near the river is handy for restaurants. To get to attractions there is a dedicated member of staff who can arrange tours for you, or you can go outside and there are always plenty of tuk-tuks waiting in the street. If you prefer to walk, the royal palace is 5 minutes walk north. The rooms are a nice size with flatscreen TV and good bathroom. Don't worry about safety as the rooms have the most sophisticated locking system on the doors I have ever seen in my life! Even though the hotel is high rise it's not a problem as it has a lift. The breakfast is excellent, one of the best we had in southeast Asia and in a nice setting on the ground floor around one of the two small pools of the hotel. The biggest highlight of this hotel for me was the other pool on the rooftop, a great place to relax at night after a long day sightseeing in the heat and humidity of Phnom Penh, with great views over the city in all directions. The staff are also really friendly and helpful, when the Mekong Express minibus picking us up for the bus station was late, they called the company office to check that they were coming for us. It feels a lot more expensive than it actually is. All in all, a great place to stay in Phnom Penh, I would stay again if I choose to come back.

Very good location, closed to riverfront which has all you need to know about Phnom Penh.
The room is quite small but we are just here to rest so it's not a big problem to us.
The breakfast here is good enough and can somehow satisfy budget tourists in this city.

Only one thing to note: When you want a twin room like in other hotel, book "Triple room" with King Grand Boutique Hotel, as they name it differently.

the free breakfast was really good, and the rooftop pool has great views! Comfortable place to stay, with good restaurants and massage places nearby. Location is good. Good driver from the airport, and was the same price as the taxi (no markup)

Room Tip: beware... "balcony" does not necessarily mean you get a private balcony! We got an outside...

We chose King Grand Boutique Hotel on the recommendation of Trip Advisor and so glad we did. This place does EVERYTHING perfectly well. The rooms are fantastic, really very clean, nice big room and each room has a different theme. It is situated in an absolutely perfect location with easy access to all the places you wish to visit. The owners were wonderful and so delightful especially the gm are very kindly man.

on different days during our stay in April 2014 rats were running through the breakfast and dining room. we told the personal, and they answered frienfd´dly smiling "some pwople like rats, other don`t, but in my opinion it´s a hygienic catastrophe and an absolut "no go", if you know there were rats and nobodys interested in doing anything against it. I will surely never enter this Hotel!
