There is construction from 07:30-18:30 (supposed to stop at 17:00, did not stop until we called to complain), by construction I mean they are building a new building right next door/connecting to this building and it is constant hammering and noise! And the plumbing is VERY noisy (shower, toilet, sink) ...never heard plumbing this loud ever, it even makes a screeching noise that was obnoxious...thank God for earplugs! if you stay here you better bring some!

We asked for another room upon seeing/hearing ours right on top of the construction and were told they had no more open rooms, yet we saw them check others into rooms after we were checked in.

They give two old, thin bath towels, no hand towels/no face wash cloth.

The breakfast that was included was nice. They even make your eggs fresh to order.
The bed was comfortable, hotel is clean. Location is short ride away from attractions, airport is 30 minutes ride away.

Room Tip: Use ear plugs in any of the rooms you pick as it is VERY noisy here!

Price of this hotel ultimately reflects the quality. A lot has been spent on technology (TV's, door locking system) but at the expense of furnishings. My wife and I stayed in the classic room, which was a small box room. Functional, it worked for a quick 2 night stay, but having had a sneak view at the rooms with balcony's, must more spacious and likely worth the extra cost.
The bathroom door opened and smashed into the towel rail and is permanently damaged.
Location is ok, few other guesthouses along the same road, but most the "Western" restaurants a 3-5 min Tuk Tuk ride away. The presidential palace is 10-15min walk (not the 5min i think they claim on their website).
Appliances quite noisy (shower, toilet, sink) which carries through the hallway

Room Tip: Spend the extra on rooms with a balcony

I stayed here for 3 nights when visiting Phnom Penh and was really impressed with everything the Hotel had to offer. This is truly a very high standard Boutique Hotel. The staff were very welcoming and courteous. The rooms were great, very good standard, comfy beds with all the amenities you would expect. The Breakfast was really nice too as well as the food in general. I really liked the rooftop pool/bar, the sights were very good, especially at sunset. Location is great as well. I'd been travelling in SE Asia for 3 months and would say this one of the top 3 Hotels I stayed in.

Nice little place in a side street, a little walk from the central area. Very helpful and friendly staff at the front desk and a knowledge travel desk to assist you with any further travel plans. Room had all you needed (I was in a corner of the hotel where wifi was a little hard to reach, but it was a minor point). Breakfast was simple and good in the morning. A nice and calm way to wake up while sitting pool side. If they weren't fully booked I would have stayed again a week later. For travellers who are used to western hotels, it is has the same service package and facilities but at a local price. Great value for money.

The King Grand Boutique Hotel is fabulous. The location is wonderful - I'm in a front balcony room and the view is of the Royal Palace and Wat Botum. Absolutely magical. The staff is great, friendly, very helpful. Breakfast is a solid way to start the day. Oh, and the rooftop, the bar and pool on the rooftop, offer the best view in town. I will stay here every time I come to Phnom Penh.

Room Tip: I always look for rooms with balconies, and this hotel has several.

just like to give it up to the hotels I think are special, otherwise I stick to being a food critic. super friendly staff, decent breakfast no frills free wi-fi and comfy rooms. lets add elevators, a few properties in Phnom Penh dont have them. water pressure also a plus factor here. disliked, just 13 months ago I was here and got the room for 35 dollars. still a good stay at 60$. liked, tuk tuk outside will run you anywhere but from here to Romdeng or Friends wil cost you 2 to 3 dollars and you can get to the river joints for a buck.

Room Tip: I prefer the old building, they are side by side.

The hotel is in a quiet (if you stay at the back of the hotel) location on a safe side street. There is o going construction next door (between 8am and 6pm) which can make the rooms at the front noisy. We had booked a front balcony room, but it appears someone else was given this room, so we were "upgraded" to a triple room at the back. This room only had one small window that opened onto the wall of the adjoining building, so it was very dark. It was however clean and spacious. There's a small pool in the internal courtyard which is nice for a refreshing dip after a day's sightseeing. The city is very dusty and fumey, so on longer journeys (killing fields and shooting range) we did as the locals do and wore masks. This was perfectly adequate and made the journey much more comfortable.

The hotel arranged a taxi for us to Siem Reap, they tried to overcharge us (the average "commission" that guest houses charge is $5, but they tried to get away with $10. After a bit of a laugh and joke they admitted defeat and settled on the usual €75 inclusive price. The taxi driver confirmed that for the "good" cars, I.e new with air con, this is the standard price in high season. The journey takes 5 hrs and is a great way to watch the changing scenery whilst getting an informal travel guide!

It is only a short walk to the silver pagoda, but further to the main restaurant area of the riverside. If its too hot to walk, a tuk tuk journey is only $2 each way. You could def get it for a fraction less, but the average people pay seems to be $2.

Room Tip: It's quiet, but dark at the back and light, but noisy at the front.
