We arrived at the Kha Vi with a little bit of trepidation as we'd read some unfavourable reviews on Tripadvisor. When we arrived however, we were checked in politely and efficiently by the English speaking reception staff and shown to our room. This was across the street in another building and they staff helped lug our heavy bags into the room.

The room was large with 2 3/4 sized beds, a small TV, aircon and a fan. The aircon was the best we've had so far on our travels through SE Asia and it could be left on when we went out which is unusual.

We were worried being on the ground floor would be quite loud but, apart from an obnoxious guest shouting at the night porter at around 7am, we slept very well and were undisturbed by any comings or goings. There were building works going on on both sides of the hotel but they weren't all that loud.

Kha Vi is located about 3 minutes walk to the Royal Palace and there is a park at one end of 258 street and the river at the other end. There are plenty of tuk-tuks waiting outside and all of the drivers are friendly and quick to joke with you when you start seeing them regularly.

We also ate breakfast at the hotel on one morning and the food was tasty and similarly priced to other restaurants on the road (a little bit more expensive than other areas).

We have booked a morning bus to Kratie through the hotel and we got a fair price.

Overall, our stay at Kha Vi hotel has been excellent and we would recommend the hotel to other travellers in a heartbeat.

It's a nice guesthouse,in a little street full of guesthouse and massage spa.
The room wasn't so big and the air conditioner didn't work proply but very cheap.
It's near the nightlife's center (10 minuts by walk) but near the guesthouse everything is closed late at night.
Good if you don't want to spend so much,have a good trip ;-)

It's one thing to be a dingy backpacker hotel. It's another thing to be a dingy backpacker hotel charging flashpacker prices. But when the a/c doesn't work on the hottest day of the year, and management doesn't seem to care once you've paid (which is before they give you the keys) it doesn't seem like smiling friendly Cambodia anymore. Staring at the torn faded curtains, sweating, thinking you're Indiana Jones, doesn't help.

Staying here was the only unpleasant experience I had in this wonderful country. If you pay attention to TA reviews, you should pay attention to this one.

as others have stated in other reviews i,ll back up the fact that the reception staff have PROBLEMS. this guesthouse is in a narrow tuk tuk choked side street which is out of the way of the tourist area.if you like noise and cramped conditions this place is for you...but i found a new guesthouse with no problems what soever in a nice location after i refused to checkin to this waste of time dirty place.

Whether you choose an air-con room or not you will not be disappointed with this hotel. There's free wifi, helpful and friendly staff (English & French speaking), a cheap laundry service, excellent food, comfortable beds... and a plentiful supply of (not too intense) tuktuk drivers outside. Having stayed in many hotels in PP this is definitely the one I would recommend... Less than 5 minutes walk to the Royal Palace and plenty of bars and cafe's nearby...

The shower room's a bit basic but most are when you're not stopping at a top-dollar establishment, that's my only negative point...

If you have a choice, building 2, opposite side of street 258 is the nicer place with a true French colonial feel and a great chilling out balcony overlooking the street...

Room Tip: Go for building 2. (I think it was rooms with a 'B' suffix)

We spent a month and a half in this guesthouse (Nov-Dec 2012). The location is very convenient. The street has many other GHs and it is close to the Royal Place and the riverside. The place is ok, the room was spacious and had a balcony (15 $), the majority of the staff are friendly. I was learning Khmer language, and they seemed to have fun with it. One of the staff members (Ala) looked very serious though. The air conditioned did not work one day, but they were quick repairing it. They clean the room, but only if you request it. They sell bus tickets, but more expensive that through other travel agencies.

The location is quite strategic and nice (because it is nearby royal area) with Royal Palace, National Museum and Independent Monument within walking distance.

We book 1 double and 1 twin with toilet attached but were given 1 double with toilet and 1 triple with sharing toilet but that is okay since we are staying for 1 night only. The rooms are pretty much average and standard to other guesthouse. Nothing amusing though but are quite surprise they provide toothbrush here in Cambodia! WIFI available both in the lobby and room.

Have to agree with previous reviewer saying that the host is quite cheeky, but since we have only limited time, we booked our bus ticket to with them but no free transfer to bus station.

You got what you pay anyway and this is one of the cheapest and okay guesthouse we can find in Phnom Penh.
