The room was average at best, with a hard bed and pillows that felt as if you were sleeping on rocks and we believed slightly overpriced. The drain in the shower kept blocking up and left a huge puddle of water on the floor.
No breakfast was included in the price and the guesthouse was located in a section of town well away from the river and main attractions of the city.
A place to stay if you have no other alternative.
However it was quiet during the night and free internet access is available in the foyer.

Excellent value for money in Phnom Penh where hostels are more expensive than elsewhere in Cambodia. We were very impressed with the service - staff were very helpful and friendly.

Room was very basic but fine. A little bit dirty - it didn't seem like they'd cleaned the bathroom and I found some drops of blood on the sink!! (easily wiped away, so I wonder why they couldn't have done this!). Air con worked well and TV had loads of English channels. Rooms seemed secure and we generally felt safe in this guesthouse.

We expected the free wifi to be available in our room, but it was only available in the lobby. Not a big deal, but a bit annoying.

Location was okay - not fantastic but fine for us - about a 15 minute walk to the central market/riverside.

Great place to eat called 'Mamas' just down the street (2 mins walk if you turn right out of the guesthouse). Does really cheap and tasty western food and good Khmer dishes too.

The room was good with 2 beds, a tv and air con. Having stayed at the lakeside in cheaper accommodation previously, this was slightly more expensive but staff secured cheap and reliable motorbike rides for me which contrasted with other travelers getting completely ripped off. Location is not bad with a few nice restaurants within walking distance.

I also went to this place on the lonely planet recommendation but did not enjoy my stay here. Staff were not friendly, rooms were dark and moldy, sheets had interesting stains, and the noise from a nearby air con unit kept me up all night. Give this a miss.

Spring hotel is a good option for those not wanting to stay in the by the now overwhelmingly drug-ridden lake part of Phnom Penh. It is no Hilton, but has double/twin rooms from 6 dollars with TV; internet in the rooms, even though you have to pay to get access to the wifi, and free internet downstairs. Staff is helpful, and the hotel is reasonably located near the Psar O Russey, and the offices of Capitol Tours.

The Lonely Planet says:"Spring Guesthouse is one of the best budget options in Phnom Penh"(http://hotels.lonelyplanet.com/cambodia/phnom-penh-r2102665/spring-guesthouse-p1050352/)

We don't agree on that on!
After one night we fled to Sihanoukville and when we got back to Phom Phen we went to another hostel.
The Spring guesthouse has no atmosphere whatsoever! After reading the review in the Lonely planet we actualy thought we were in the wrong place, and went back to the tuctuc driver to ask if he dropped us at the right place. After he ensured us this was the right place we got a room. The room was humid! Given the fact the room was covered in mold, the humiditylevel must have been at least 95%. The was no air conditioning in our room so we didn't sleep at all. And in the middle of the night a chinese guest opened our room with his key, he thought it was his room. Very strange.

The neighboorhood wasn't great either.
One pro: the tv :)
