We arrived at the hotel in the afternoon and spent a couple of hours in the room before venturing out into the heat of Phnom Penh. We noticed that the air conditioning was leaking and we informed the staff at the hotel. They had asked maintenance to take a look at it which they did and they ensured that it had been fixed. We left for supper and when we returned the same issue occurred with the A/C unit. We informed the receptionist and her response was "At least it's still working, this can wait until the morning right?" I was not satisfied with this answer so I pressed on this subject a bit further, she then went onto explain that "Maintenance was off for the rest of the night so there wasn't anything she could do" I did not let this subject go, so she finally (albeit reluctantly) decided to call the owner/manager. The owner arrived and acknowledged the issue and since the hotel was full, agreed to put us up in a hotel they worked closely with (Anise Hotel).

The Anise Hotel reception greeted us and put us in the highest room in the hotel (4th floor, weak A/C and no elevator = not an ideal situation) we decided not to make a stink as we were too tired to argue. The next morning when we went to check out and return to the 252 and there was no record of the 252 covering the expenses of the room at the Anise. After patiently trying to explain the situation for a good 10 minutes, the reception at the Anise called 252 to confirm this (definitely should have been better communication!)

We took a tuk-tuk back to the 252 (on our expense - which really shouldn't have been) as they had fixed the A/C - we were staying another couple nights in PP.

Not the greatest experience in the 252 as you can see.... no discount/complimentary meal/drink/etc for the 1 night inconvenience that we had to stay in the Anise hotel. I should mention, one night in the Anise hotel is cheaper than the 252.

Dear guest,
We must admit that we are surprised to read your review. It is true that the A/C in your room was leaking and we fixed it while you were out. Unfortunately, by the time you came back, it started again to leak, the reason for which we decided to find another room for you for the night. We told Anise hotel that all expenses will be taken over by us and paid the tuk tuk for you. Also, we upgraded you to a Deluxe room (you had booked a Standard room) for the rest of your stay.
What concerns us most is that while you were staying with us, you were fully appreciative for the problem and told us that issues like this can happen, we should not worry!
Now we can understand that it is annoying to have to change hotel room and we are very sorry for that. Unfortunately there are from time to time issues beyond our control but we always strive toward the best solution for your guests.

The decision to stay at the 252 was made last minute and it turned out to be a very, very good decision. Nicole and her staff exceed all expectations. My room was nice - very clean and large. Poolside was really good - very comfortable and an excellent atmosphere. The bar had pretty much anything you would want. The food was pretty good too.

Getting to all the sites in the city was a snap. I must mention that you should have the hotel call Mr. Sa Say at 012 702 035 if/when you need a tuk tuk driver. Sa Say is an honest guy who will take care of you.

Staying here is a great value. I would never stay anywhere different.

Great place with amazing staff and setting. Cheap and close to a lot in the city. The value makes it hard to pass this place up. If I ever make it back to Phnom Penh, I will be staying here. They have a great staff and can set you up with any tourist trip or recommend a local hotspot. I suggest the general market, a short walk away.

Business trip to Singapore turns into weekend in Phnom Pen. The hotel was an amazing oasis. Even while doing the touristy stuff I couldn't wait to to get back and relax at our base camp. Staff was more than friendly and Nicole was a star. Rooms were spotless and value for money was amazing. Nice relaxed environment of mixed tourists sharing drinks and stories by the great pool. Don't know if I will ever return to Cam odia but I know this if I do I know where to stay!

Really enjoyed my 2 nights here. I arrived late at night but they were helpful with providing food at 9.30 pm - one of the best burgers my partner and I have had. The next night, we had dinner in as well and wasn't disappointed.

The tuktuk charges were clear so we didn't have to worry about over-charging or having to negotiate.

We took the deluxe room and it was comfortable and clean! The room was a good size and the toilets were clean.

During room cleaning, however, they could have changed the towels for us or at least let us know that they have a green policy so that we would have allowed our towels to dry.

Some have commented that the bed was too hard and there wasn't a proper comforter. That is true, but we loved the hard bed and had a very good rest. The lack of a comforter wasn't an issue either because there was a fan in the room so it was a comfortable temperature.

This hotel has no lifts though, and our room happened to be on the top floor!

No fitness centre there.

Room Tip: Take the deluxe room and hang towels to airdry as they might not be changed.

Thank you for your comment regarding the bath towels. Even though there is a little notice in the bathroom, that towels are changed only if the guest wishes it, some guests might miss it. For this reason we now place this notice on the towels in order to avoid any misunderstanding. We are keen to have your guests feeling at ease while they are staying with us.
